Valley Brook Mobile Home Community is a sizable manufactured home community located in Indianapolis, Indiana. Managed by YES! Public feedback for Valley Brook offers a mixed but insightful picture. On one hand, a positive review highlights the excellent work of maintenance staff, Mike and Carl, in renovating a home and providing new appliances, underscoring the efforts made to improve living conditions for residents. This indicates a commitment to the physical upkeep of properties. On the other hand, a critical review raises significant concerns regarding the sales process, specifically the insistence on a deposit for a home that could not be viewed beforehand. This suggests a potential area where communication and transparency could be improved for prospective residents. Overall, Valley Brook positions itself as an affordable home solution in Indianapolis, offering a blend of community features and accessible housing.

- Professional Onsite Management: The community benefits from onsite management and maintenance staff, who are available to address resident needs, oversee property upkeep, and manage community operations. The positive feedback about Mike and Carl, the maintenance team, underscores this aspect.
- Utility Connections: While residents pay for their individual utility usage (e.g., electricity), the community facilitates the connections for essential services like water, sewer, and waste management.
- New Home Sales & Rentals: Valley Brook offers "brand-new" manufactured homes for both sale and rent, providing diverse options for prospective residents looking for modern, turnkey-ready housing. Homes include features like kitchen appliance packages with Energy-Star Certified appliances.
- Community Maintenance: Efforts are made to keep the community meticulously maintained, including common areas, landscaping, and infrastructure, contributing to a pleasant living environment.

Valley Brook Mobile Home Community offers a robust set of features and highlights that contribute to its appeal as a residential choice in Indianapolis:

- Pet-Friendly Environment: Valley Brook is explicitly pet-friendly, allowing both cats and dogs (with certain breed and weight restrictions, typically up to 75 lbs and a limit of 2 pets per home). This is a significant highlight for pet owners in Indiana seeking suitable housing.
- Modern & Affordable Homes: The availability of new and newly renovated manufactured homes, often featuring open floor plans, brand-new appliances, and contemporary designs, offers an attractive and affordable housing solution. Homes range in size and price, from 2-bedroom/2-bath at 960 sq ft to 4-bedroom/2-bath at 1680 sq ft, with prices generally ranging from the mid-$40,000s to just under $100,000 for purchase, or rentals from approximately $1,059 to $1,679 per month.

- Managed by YES! Communities: Being part of the YES! Communities portfolio, a large manufactured home community operator, suggests a standard level of professional management and community focus.
However, it is crucial for prospective residents to be aware of the "red flag" raised by a reviewer concerning the sales process, where a deposit was requested for a home that could not be viewed. This suggests that while there are many attractive features, the initial engagement process may require careful navigation and insistence on transparency before committing funds.

Valley Brook Mobile Home Community, as part of YES! Communities, often offers various promotions and incentives to attract new residents, particularly for homes available for sale or rent. While specific, real-time offers are dynamic and best confirmed directly, publicly available information mentions a significant purchasing incentive:
- Purchasing Incentive: 6 MONTHS FREE SITE RENT!! This is a substantial offer for those looking to purchase a manufactured home within the community, providing significant savings on lot rent for the initial period.
- FREE FINANCE APPLICATION: Another incentive highlighted is a free finance application, which can ease the initial financial burden for potential homeowners.
- Rent-to-Own/Lease-to-Own Options: While not a direct "promotion," the availability of homes for rent (starting from $1,059+) alongside homes for sale suggests flexibility in pathways to residency, potentially including lease-to-own arrangements, which are common in manufactured housing.
Prospective residents should always contact the sales office directly to confirm the availability and terms of any promotions. It is essential to get all details, including any associated fees, restrictions, and the full terms of the agreement, in writing before making any financial commitments. This is particularly relevant given the review that expressed concern about being asked for a deposit on an unseen home.

Customer Reviews
I was approved for one of their mobile homes, which wouldn't be ready for 3 weeks. I was called constantly & asked to put a deposit on the mobile home. When I asked would it be possible for me to pay the deposit once I have viewed the home, I was told no because it most likely would not be available. Who expects you to pay for something that you haven't even seen??!! I was emailed and called repeatedly ("to check"), if I was going to put the deposit down although I could not see it. Are these people crazy??!!
Mike and Carl spent a lot of time fixing up our place and they both did a awesome job. We got a new stove and refrigerator. Our place was a reck until they came and cleaned everything. If something happens down the road I'm going to ask for them personally. Thank you so very much Mike and Carl we appreciate all the hard work you have done and we hope to continue to see you around the neighborhood.
It's an ok environment. My sister lives in this community. You have to watch out where you have your trailer position on their property due to their is an empty space next to sister for a mobile home to be placed. The Septic base that is exposed in the ground has human feces that it overflows onto the ground. My sister has been living there for years and we had always wondered why she was sick alot. Well we found out the land was contaminated and she was breathing in the toxins from it. They also will take it up on themselves to cut your grass and then charge you 50.00 for it without notifying or asking any questions. Also if you are 1 penny off your money order they will not accept it all until it's the proper amount 😡
It’s a pretty quiet place but they need to do something about the speed bumps because they are too high and even going super slow my low front end hits the ground and it’s tearing it up. This part is an add-on because now that I’ve been to Valleybrook I have seen a lot !! There are troubled kids that vandalize, steal off porches and cause problems constantly, they have police there for one reason or another constantly & I don’t feel like it’s a safe place for young kids to be playing outside alone
Its ok as far as Mobile Home Communities go It's not perfect, Nothing ever is and the bad reviews online are as usual a mix of people that live their lives never being satisfied with anything, Always having something to complain about, And of course the family, friends, And co workers of the staff and owners. Now many of the bad reviews on any business are from years ago so take that into consideration when judging a place based on the star ratings and reviews, However if you come across a company or item your interested in and you go to the ratings and reviews and if the star ratings are a 2 or 3 and about 98% of the reviews are negative and the majority of them have the same complaints then common sense would tell you that there is at least some truth in what you are seeing. And most likely that truth is that its a bad place or product so move on, unless you like wasting money that is, Now having said all this my opinion of this community and most of the people is a mixed one because i know two sets of neighbors that have crossed the line with me of being good neighbors and have become Two faced, Backstabbing, Lying typical trailer trash,But its ok because karma gets us all at some point and this garbage will get whats coming to them believe that. So as far as maintenance and management goes, Well i dont know anything about the maintenance except for what I've heard or read and it's all pretty positive so far, But management is a whole new issue in itself because this place has went through 5 different management's companies over the past 6 yrs and the only difference between this one and the last 4 is this one is slightly more professional in the way they present themselves to you for that first impression but its all an act, A mirage to fool you and keep you interested in renting or buying from them as with any company you do business with they have many employees and each one of those employees has their own thoughts, ideas, opinions, and personalities, especially the ones in higher positions, So you give someone who has never had any real power over another human being and just sit back and watch them transform people's lives from desperate to disappointed or down right mad, So they are changing people's lives and not for the better, Having said all of this you can take my review for what its worth, If you believe what i am telling you then maybe look elsewhere, But if you dont then check it out for yourself, Either it will end well for you and you will be happy with your decision, Or it will go the other way and you will be stuck in a miserable situation, But you just have to roll the dice and just pray you dont roll snake eyes....Good Luck.
