Fort Valley, Georgia, is known for its small-town charm, agricultural roots, and proximity to larger cities like Warner Robins and Macon. Within this context, Ventura Park stands out for its particular atmosphere, as highlighted by a long-term resident. The park is described as a "very nice little area" and a "mixed neighborhood with no issues I saw," suggesting a harmonious and inclusive environment. This inclusivity and lack of reported conflict contribute significantly to a comfortable living experience, which is paramount for any resident.
What truly makes Ventura Park appealing, according to those who have lived there, is its sense of security. The observation that "People don't drive through all crazy either so it's safe for kids to ride their bikes" speaks volumes about the community's respectful nature and the peaceful environment it provides. For families in Georgia, finding a neighborhood where children can safely play outdoors is a cherished quality, and Ventura Park appears to offer this peace of mind.
While the review humorously notes the owner can be "a little nosy," this often points to an engaged management presence that cares about the community's well-being. For Georgians exploring stable, affordable, and community-oriented living in a quiet setting, Ventura Park in Fort Valley is certainly a place worth considering for your next home.
The location and accessibility of Ventura Park are integral to its appeal for residents in Fort Valley, Georgia. Situated at 575 Taylors Mill Rd, Fort Valley, GA 31030, USA, the mobile home park benefits from being in a well-established area within Central Georgia.
Fort Valley is the county seat of Peach County and is known for its agricultural industry, particularly peaches and pecans. The city offers a smaller, more relaxed pace of life compared to the larger urban centers of Georgia, while still providing essential amenities. Ventura Park's address on "Taylors Mill Rd" suggests it's located on a local thoroughfare, likely offering a residential feel while maintaining good access to key points within Fort Valley.
For daily needs, residents can access local grocery stores, pharmacies, and dining options within Fort Valley. While one review notes that a "dollar general didn't close next to it," implying a loss of immediate walking-distance convenience, these types of stores are generally a short drive away within the city. Fort Valley also has its own public schools, which is a key consideration for families.
In terms of regional accessibility, Fort Valley is conveniently located near major state highways that connect it to larger cities. State Routes 96 and 49 pass through Fort Valley, providing straightforward routes to Warner Robins (a major city with Robins Air Force Base) to the east and Perry to the south. These connections, in turn, lead to Interstate 75, making travel to Macon (approximately 30-40 minutes north) or even Atlanta (about 1.5-2 hours north) manageable for work, shopping, or entertainment.
The strategic location of Ventura Park allows residents to enjoy the tranquility of a smaller town while still having relatively easy access to the broader amenities and employment opportunities of the Central Georgia region. This balance makes it an attractive choice for Georgians seeking a practical and peaceful living environment.
While extensive public details on the specific amenities and services offered at Ventura Park are not widely available, we can infer the typical services that are fundamental to the operation of a mobile home park in Georgia. These services are designed to provide essential utilities and maintain a comfortable living environment for residents.
- Lot Rental: The primary service is the rental of individual lots or spaces where residents place their manufactured homes. This includes access to necessary hookups at each site.
- Utility Hookups: Residents can expect to have connections for crucial utilities at their individual lots. While billing arrangements for these utilities are typically separate (meaning residents pay their own usage bills), the park provides the necessary infrastructure for:
- Water: A reliable connection to the community's water supply.
- Sewer: Access to a wastewater disposal system.
- Electricity: Electrical hookups at each lot.
- Property Management: As indicated by the review, there is an owner and a maintenance person (likely the son) who oversee the park's operations. This management is responsible for:
- Rule Enforcement: Ensuring community guidelines are followed to maintain order and safety.
- Resident Relations: Addressing concerns and fostering a community atmosphere, even if sometimes perceived as "nosy," indicating an engaged presence.
- Maintenance of Common Areas and Roads: The park management typically maintains the internal roads within the community, as well as any shared common areas, ensuring they are safe and tidy. This is implied by the general positive sentiment about the "nice little area."
- Safety and Traffic Control: The observation that "People don't drive through all crazy either so it's safe for kids to ride their bikes" suggests that either informal community norms or management efforts contribute to a safe internal traffic environment.
- Waste Management: Like most residential communities, mobile home parks usually facilitate waste collection, often including regular garbage pickup services for residents.
- Pet Policy: While not specified, most mobile home parks have a defined pet policy, outlining rules for pet ownership within the community to ensure harmony.

Specific details regarding promotions or special offers for Ventura Park are not available in the provided customer reviews or general public information. As is common with many smaller, established mobile home parks, their primary focus is on providing stable, long-term lot rentals rather than frequent short-term incentives or widespread marketing campaigns with promotional deals.
However, the inherent "promotion" of Ventura Park, like many mobile home communities, is its affordability relative to other housing options in the Fort Valley area. This cost-effectiveness is often the most significant financial benefit for residents seeking to manage their housing expenses.
While no specific deals are mentioned, prospective residents might consider inquiring directly about general practices that could offer financial advantages:
- Longer Lease Terms: If the park offers different lease durations (e.g., month-to-month versus annual leases), committing to a longer lease period might sometimes come with a slightly lower monthly lot rental rate.
- Inclusion of Utilities: While residents typically pay for their own metered utilities, it's worth asking if any basic services (like trash collection or certain water usage) are included in the monthly lot rent, as this adds to the overall value.
- Move-in Assistance: Although not common for smaller parks, some might offer minor incentives for new residents to help with the transition, such as a reduced initial month's rent.
The strong positive sentiment from residents, particularly the "great community" and safe environment, could be considered a non-monetary "special offer" – the value of living in a well-regarded and peaceful neighborhood. However, for precise financial information and any potential incentives, it is always recommended to contact Ventura Park directly using the provided contact details. Customer Reviews
Lived here a few years. The lady who owns it can be a little nosy cause she's old I guess. I think she runs her son up the wall a little too. He's like the maintenance guy. It's a very nice little area. It's a mixed neighborhood with no issues I saw. Wished that dollar general didn't close next to it. People don't drive through all crazy either so it's safe for kids to ride their bikes. Took me years to realize that I should have never moved. I had to live some though.
Great community
good place, somewhat quiet, but there are people very gossipy 👎
The civilian neighbors are nice, but the landlord really had horrible bedside manners, this is the last resort to move to if no other options are available
I wouldn't live there, seen worse, seen better. Kind of messy looking.
