This is the worst company I've ever had the experience of dealing with. I owned a trailer in the trailer court when B3 bought it out. I had to reapply to have the trailer there as well as my tenants that were there. I owned the trailer for 6 years prior to what I'd like to refer to as "hostile takeover". Lot rent more than doubled in less than a year. When my tenants moved out, I received constant messages asking me to fill out papers to vacate as we had not decided what we would do with our own property, I couldn't give them 60 days notice until I knew it would be 60 days. When I decided to sell, I completed the paperwork and the new owners were able to move in. Honestly I'm sorry for them because they are now stuck with this horrible management company. I have a family member currently who owns a trailer and is paying lot rent as well. She has decided to sell. She posted the trailer for sale. Was contacted by managers Tara and Stacey in regards to selling. She was given an offer for the purchase by the company and has been now waiting for 60 days for payment etc. She was told by Stacey and Tara to take her listing down from social media. She has secured a new home, she and her husband have new jobs in their new area to start August 1st. 2 days before the final date this company backed out of this deal, leaving them to pick up the pieces. I hope everyone sees the true colors of B3 Communities and realizes they do not care about people. Their mission is to suck every last penny out of you they can. They expect prompt responses from you but won't answer phone calls or messages for days or weeks on end. But make sure you don't leave anything on your porch or they will fine you. This is a horrible business and they need to go under. They have caused distress in our small community of Waukon for not only my family but I am aware of multiple others as well. Please don't rent from them or move your mobile home into their properties. Horrible human beings.
