Williamson Mobile Estate & RV Park provides essential services focused on offering a comfortable and functional living space for its RV residents. While it is described as not having "fancy amenities," the core services necessary for RV living are in place.
RV Lot Rentals: The primary service is the rental of individual RV lots. These lots are designed to accommodate recreational vehicles for both short-term stays and long-term residents.
Utility Hookups: RV lots are equipped with necessary utility hookups, typically including electricity (commonly 30 and 50 amp), water, and sewer connections, ensuring full functionality for your RV.
Property Management: The park has an office worker overseeing the property. While recent reviews indicate a change in management style, the presence of management suggests a system for handling rentals, rules, and resident inquiries.
Maintenance of Park Grounds: Although specific details are limited, reviews suggest that long-term renters contribute to keeping the park "very neat." This implies a general upkeep of the common areas and RV lots.
It's important for prospective residents to confirm directly with the park management about specific services, particularly regarding waste disposal, as some RV parks may have designated dump stations rather than individual site sewer connections, and clarify what is included in the lot rent. Based on the reviews, some services like trash pickup might be the resident's responsibility rather than provided by the park.
Williamson Mobile Estate & RV Park offers several key features and highlights that contribute to its appeal as an RV destination, particularly for those seeking a more tranquil and established environment.
Quiet Atmosphere: A significant highlight, explicitly mentioned in reviews, is that the park is "quite at night." This is a crucial feature for RVers who prioritize peace and quiet over constant activity, allowing for restful nights and a serene daytime experience.
Scenic Pond Views & Wildlife: Many transient lots, and likely some long-term ones, offer "great view of a large pond with wildlife to enjoy." This natural setting provides a picturesque backdrop and opportunities for observing local wildlife, appealing to nature lovers and those seeking a calming environment.
Long-Term Resident Community: The park has "many long term renters," indicating a stable and established community. This can foster a sense of belonging and neighborliness, with residents contributing to the park's neat appearance. For those seeking an extended stay or a permanent RV base, this established community can be a major draw.
Well-Maintained Appearance: Despite not having "fancy amenities," residents note that the park is maintained "very neat." This commitment to tidiness, even if supported by resident efforts, ensures a pleasant and respectable environment for all.
Friendly Environment (Historical/Some Current): While recent management changes have introduced some negativity according to one review, another long-term review explicitly states, "everyone is very friendly" and "the staff is great and we love staying here." This suggests that a friendly community atmosphere remains a possibility, potentially with positive interactions among residents.
Focus on Stability over Amenities: The absence of extensive "fancy amenities" means the park likely prioritizes quiet, stable, and affordable living over recreational facilities. This can translate to lower lot rents, appealing to budget-conscious RVers or those who prefer to seek entertainment outside the park.
Prospective residents should note the recent feedback regarding changes in management style and consider directly discussing any concerns with the current office management to get the most up-to-date perspective on the park's environment and rules.
RV parks, including Williamson Mobile Estate & RV Park, typically operate on a model of lot leases (daily, weekly, monthly, or long-term) rather than offering traditional "promotions or special offers" in the retail sense. Their pricing structure is generally based on the duration of stay and the amenities provided at each lot.
However, for South Carolina locals interested in Williamson Mobile Estate & RV Park, it is always highly recommended to directly contact the management to inquire about any current availability, specific lease terms, or financial considerations that might be relevant to your situation. While not "promotions," these discussions could include:
Current Lot Rates: Obtain the most current daily, weekly, and monthly rates for RV lots. Rates for long-term stays (e.g., beyond a month) might also be available and are often more economical than shorter-term rentals.
Lease Agreement Details: Inquire about the length of lease agreements offered, especially for those considering an extended or permanent stay. Understanding the terms, including any potential for rent adjustments, is crucial.
Included Utilities/Services: Clarify precisely what utilities (electricity, water, sewer) are included in the lot rent and whether any other services, such as trash pickup, are provided by the park or are the responsibility of the individual resident. This helps in calculating total living expenses.
Site Availability: Inquire about the availability of specific lots, particularly those with pond views, as these are highlighted as a desirable feature.
Deposit Requirements: Understand the security deposit and any other upfront payment requirements for both short-term and long-term rentals.
Given the recent feedback about changes in management, prospective residents might also use this opportunity to ask about the current management style and any community expectations or rules. For the most accurate and current information, direct communication with the management of Williamson Mobile Estate & RV Park via the provided phone number is the best course of action.
For all inquiries, applications, or to obtain comprehensive and up-to-date information about Williamson Mobile Estate & RV Park, prospective residents are encouraged to reach out directly to the park management. Here are some key questions you might consider asking:

What specific utilities (electricity, water, sewer) are included in the lot rent, and what additional costs should residents anticipate (e.g., for trash disposal)?
What is the current management structure like, and what are the park's rules and expectations for residents, particularly concerning quiet hours, pet policies, and property maintenance?
What is the application process for long-term residents, and what are the eligibility requirements?
Are there any specific RV lot types available (e.g., pull-through, back-in, pond view)?
As extensive online presence beyond basic directory information may be limited, phone communication serves as the primary and most effective method for prospective residents to gather comprehensive details and discuss their specific needs and expectations with the park management.

Its primary appeal for South Carolinians lies in its peaceful atmosphere and natural setting, providing a quiet retreat from the more bustling tourist areas while still offering convenient access to local amenities. For those who own an RV and prioritize serenity, the "quite at night" environment and "great view of a large pond with wildlife" make it an ideal choice for relaxation and connecting with nature.
The presence of "many long term renters" suggests an established and potentially close-knit community. This can be very appealing to locals looking for a stable RV home base, whether for seasonal living or a more permanent arrangement. The commitment to maintaining a "very neat" park, even with residents contributing to its upkeep, ensures a pleasant and respectable environment, which is often a key factor for those choosing a residential RV park. While there has been recent feedback about management changes, the park's core attributes of quietness and a well-maintained appearance remain attractive.
Furthermore, its location on SC-905 provides easy accessibility to Conway's local shops, services, and charming downtown area, while also being within a manageable drive to the wider Myrtle Beach attractions. This balance allows residents to enjoy a peaceful, rural-like setting without being isolated from the conveniences and entertainment of a larger city. For South Carolina RVers seeking an affordable, stable, and quiet place to call home, Williamson Mobile Estate & RV Park presents a compelling option that prioritizes a relaxed lifestyle amidst natural beauty.
Customer Reviews
I'm not sure how to let the owners know of the conditions here at Williamson park, so I'll start here. We moved into Williamson RV park back in August 2024, it is now March 2025. We are still living here renting an RV lot. When we moved in, Ruth and her twin granddaughters were running the property. They were so nice and professional and really were a driving force of the reason why we wanted to move our new RV here. Unfortunately, barely a month after we moved in, the ladies running the property were not involved at all anymore and a lawyer's office is now overseeing the property. They also hired a new office worker to run the office here on property. Everything thereafter instantly changed. The niceness and professional atmosphere, gone. The woman running the office is so mean, unprofessional and turns every conversation into an argument. The proof is in the amount of people that have left the property since the changed management, including my neighbor that was here for years. Now gone because of the negativity and uncertainty of this place. I really hope the family can see the amount of people leaving and realize there is a major issue here. We really don't want to leave too but we are being left with little choice. If anyone actually owning the property would like to contact me to know more in detail of the issues my family and I have had, please feel free. Thank you.
It's quite at night and everyone is very friendly. No fancy amenities but lovely park with great view of a large pond with wildlife to enjoy. There are many long term renters but they maintain the park very neat and the transient lots have the best view. The staff is great and we love staying here.
Really enjoyed our long term stay here in our RV. Highly recommend this park. Very friendly and caring staff and management.
I was in the process of moving from NY to SC and searched and searched for a place to live FT in my RV & my search brought me to Williamson. To be honest I was a little worried based off of some of the negative reviews and moving such a far distance. My experience turned out to be completely different than what some of the reviews stated. We were welcomed by Ruth and she made it very comfortable from the beginning. Keep in mind this a full time RV park and not a campground, so that means everyone around you is living there and not there for the night. They ask is to keep you site clean and presentable, don't cause a ruckus, stay on the gravel lot so you are not tearing up the grass with your vehicle & the most basic of them all is pay your rent on-time. This is all basic neighborly etiquette that you would find anywhere else especially in an HOA. The monthly prices are phenomenal even if you are on a lot where you pay your own electric. We stayed for 4 months and would have stayed longer if we didn't buy a house. I also want to shout out Melissa who was an amazing neighbor and who has recently started working in the office with Ruth. She has been a huge help with any questions we may have had and her family helps ensure the upkeep of the property. One of my favorite things about this place is the amount of property in the community and not having to leave the community to go for long evening walks with the dogs. On my last day I went in to take care of my electric for the month and Ruth had a check for my deposit refund waiting for me. Thanks again Williamson for giving us such a great full time RV experience.
Wonderful Campgrounds. Love this place.. the owners Ruth & Mike are very nice people.! The 4 lakes are beautiful fishing was assume. 5 stars for me my campsite overlooked the lake seen a 9' gator almost every day which was cool to see beginning from the Northeast of Pennsylvania.. I will be going back for a month stay next year.. must give this place a try out.. 2023..
