Services Offered

When considering a mobile home park, understanding the services included in the lot rent is crucial. While specific details can vary greatly from one park to another, mobile home parks generally provide certain fundamental services. Based on common practices in North Carolina mobile home communities, the following services are typically offered, and it would be reasonable for residents of Woods Mobile Home Park to expect them as part of their tenancy:

  • Lot Rental: The primary service provided is the leasing of a designated plot of land, or "mobile home space," where residents can place their manufactured home. This typically includes the use of the specific lot and access to the community's shared infrastructure.

North Carolina regulations require mobile home parks to have public water and sewer service or approved treatment facilities.

  • Road Maintenance: Internal roads within mobile home parks are usually maintained by the park management, ensuring safe and accessible routes for residents and visitors.

  • Common Area Upkeep: Landscaping and maintenance of common areas, if present, are typically handled by the park management to enhance the overall appearance and appeal of the community.

  • Waste Management: Many parks provide designated areas or services for garbage and refuse collection, adhering to local health and environmental standards.

Hate to even give it 1 star.... That's giving it way more credit than it's worth. The actual park itself really isn't too bad just the mobile homes or mostly old and in need of repair but it's in a pretty nice spot, deep River is a little ways through the woods behind the park.a decent little fishing/camping spot (I suggest catch and release from deep River though)! But as far as the park owner goes, honestly would be better off to take double the rent each month and throw it in that said river behind the park! Don't have enough room to comment on how wrong he treats the tenants!
