TOWN & COUNTRY MOBILE HOME PARK About

For many North Carolina residents, finding the right place to call home involves considering various housing solutions that meet their lifestyle and budget. Among these options, mobile home parks often provide a unique blend of community living and affordability. While traditionally associated with manufactured homes, some communities may also accommodate recreational vehicles (RVs) for long-term stays, blurring the lines between a traditional mobile home park and an RV park. This article focuses on Town & Country Mobile Home Park in Ramseur, NC, aiming to provide a clear, engaging, and factual overview for local users in North Carolina who are exploring their housing choices.

Mobile home parks, also known as manufactured home communities, are residential areas designed to host manufactured homes on leased land. They offer an alternative to traditional stick-built housing, often providing a more economical path to homeownership or long-term rental. The sense of community in these parks can be a significant draw, fostering a neighborhood environment. In North Carolina, the "Mobile Home Park Act" outlines regulations to ensure fair practices for both residents and park owners, covering aspects like lease agreements, maintenance, and resident rights, thereby promoting a more stable living situation.

Town & Country Mobile Home Park, situated in Ramseur, North Carolina, is one such established community. While its name primarily suggests mobile homes, it’s not uncommon for such parks to have provisions or flexibility for RVs, particularly for those seeking a more permanent or semi-permanent RV setup rather than transient camping. Understanding the specifics of what Town & Country Mobile Home Park offers is essential for anyone considering it as a potential residence. This overview will delve into its location, services, and other relevant details to assist North Carolinians in their housing search.

Location and Accessibility

Town & Country Mobile Home Park is located at 4550 Arrow St, Ramseur, NC 27316, USA. Ramseur is a charming town nestled in Randolph County, North Carolina. This location offers residents a taste of small-town living, characterized by a quieter pace and a strong sense of local community. The town provides essential local services, schools, and small businesses that cater to daily needs.

The park's address on Arrow Street places it within easy reach of Ramseur's core and connects it to the broader road network of Randolph County. Accessibility is a crucial factor for any residential choice, impacting commutes to work, access to healthcare, and opportunities for recreation and shopping. Ramseur's position within North Carolina allows for relatively convenient travel to larger nearby cities such as Asheboro or Greensboro, where a wider array of employment opportunities, shopping centers, entertainment venues, and specialized medical facilities are available. For residents who commute or frequently travel, the connectivity of Ramseur to major thoroughfares in the region is a practical advantage. The community's location offers a balance between peaceful rural living and access to urban conveniences, making it an appealing spot for those who prefer a less bustling environment while remaining connected to necessary amenities.

Services Offered

Mobile home parks, including those that might accommodate RVs for long-term stays, typically provide a range of services as part of their lot rental agreements. While specific offerings can vary, based on common practices in North Carolina manufactured home and RV communities, residents at Town & Country Mobile Home Park can generally expect the following:

  • Lot Rental: The fundamental service is the lease of a designated space or "lot" where a mobile home or RV can be situated. This includes access to the specific plot of land and the park's common infrastructure.

  • Utility Hook-ups: Parks generally offer connections for essential utilities. For mobile homes, this includes water, sewer, and often electrical hook-ups. For RVs, this would typically mean full hook-ups (water, sewer, electric) to support comfortable living. Residents are usually responsible for their individual utility consumption and bills.

  • Road Access and Maintenance: Internal roads within the park are typically maintained by the park management, ensuring pathways are accessible for vehicles. However, it's worth noting that one review mentioned "terrible holes everywhere" on the roads, suggesting that road maintenance might be an area of concern that prospective residents should inquire about directly.

  • Waste Management: Most communities provide organized waste collection services or designated areas for residents to dispose of their trash, adhering to local regulations.

  • General Community Upkeep: While details vary, park management is typically responsible for maintaining shared areas, if any, and ensuring a generally presentable environment.

It is always advisable for prospective residents to directly contact Town & Country Mobile Home Park management to obtain a precise list of services included in the lot rent, clarify utility responsibilities, and inquire about any specific concerns, such as road conditions or maintenance protocols.

Features / Highlights

Based on the provided customer feedback, Town & Country Mobile Home Park possesses several features and highlights that are important for potential residents to consider:

  • Community Environment: One review highlights it as a "Nice community, great place to raise children. Quite and peaceful for the most part." This suggests that the park offers a family-friendly and generally tranquil atmosphere, which can be a significant draw for those seeking a stable and calm living environment.

  • Potential for Family Living: The emphasis on being a "great place to raise children" indicates that the park may attract families, fostering a dynamic where children can interact and grow up together.

  • Peaceful Atmosphere: The description of it being "Quite and peaceful for the most part" appeals to individuals or families looking for a residential setting away from the hustle and bustle of more urban areas.

However, it is equally important to acknowledge reported challenges:

  • Road Conditions: A contrasting review explicitly states, "It's nasty and the roads are terrible holes everywhere..." This is a critical point of feedback regarding the park's infrastructure that prospective residents should investigate firsthand during a visit.

  • Maintenance Concerns: Significant concerns were raised about maintenance, including difficulties getting repairs done promptly ("can't get anything fixed without begging for weeks") and serious issues like alleged "black mold" being painted over rather than properly remediated. This feedback points to potential challenges with property upkeep and health-related issues that demand thorough inquiry and inspection by prospective residents.

While the positive feedback points to a desirable community atmosphere, the negative comments regarding maintenance and road conditions highlight areas where prospective residents should exercise due diligence and directly inquire with management and, if possible, speak to current residents during a visit.

However, it is crucial for prospective residents to approach their decision with full awareness of all feedback. The concerns raised about road conditions and maintenance issues, particularly those regarding alleged black mold, are serious and warrant thorough investigation. For locals, this means conducting due diligence: visiting the park in person, observing the road conditions, inspecting any prospective mobile home thoroughly for signs of mold or disrepair, and directly discussing all maintenance procedures and tenant support with park management. Speaking with current residents, if possible, can also provide valuable insights into the daily realities of living in the park.

Ultimately, if the community atmosphere and affordability align with a local's housing goals, and after satisfactorily addressing the reported maintenance and infrastructure concerns, Town & Country Mobile Home Park could indeed be a suitable and appealing place to call home in North Carolina. It offers a distinct lifestyle that appeals to those looking for community and a more modest cost of living in a tranquil setting.

It's nasty and the roads are terrible holes everywhere...and no, I have never lived there..it just sucks. Maintenance also is under rated can't get anything fixed without begging for weeks, my Daughter and three very young grandchildren lives in a Double wide there and has complained about black mold all in the home, Maintenance just painted over it..and that is the cheap and the lazy way out..all of those homes need to be inspected by the health department but i know that's not going to happen until a child dies from it.. Just saying, that one Double wide I am sure is not the only one that has black mold growing in the walls..you can actually smell it.. people and parents need to stick together and report this, if you smell it or see it..especially if your young children stay sick alot and have problems breathing when you know it hasn't been a problem..contact health department and stay on them everyday, as I am for my Daughter and children.. Numbers can move mountains.. Sincerely, concernd Grandfather. JU.

Trailer almost caught on fire twice for same issue. Fire fighter states he had been to that same location many times for same issue. Told them there was a leak in the pipes several times, water department confirmed, nothing ever done about it. Trailers are roach, termite and ant infected...called landlord and was told it was my responsibility. No words at all for manager...will never live in that dump again...great neighbors though!

Rent is to high ,too many rules and how they operate business is really unfair for people that's medium wage or thats on disability or just looking to find a fresh start they take people money by wanting people to put a deposit down on a mobile home that's not guaranteed to you..... because you're not the only one that drop a deposit down for the same mobile home... so you've lost deposit money that could potentially help pay for a home some where else..
