Town & Country Mobile Home Court, under its current management, aims to provide essential services that support a livable manufactured home community. While the park has faced challenges with aging infrastructure, as noted in previous reviews, current efforts are focused on improvements and maintaining a functional environment. Based on standard mobile home park operations and information available, the park generally offers or endeavors to offer the following core services:
Lot Rental and Management: The primary service is the leasing of individual lots where residents place their manufactured homes. This includes the administrative aspects of rent collection and adherence to community guidelines. A change in management (getting "rid of Rocket Realty") suggests a renewed focus on effective park administration.
Basic Utility Access (Water & Sewer): The park provides access to essential utilities like water and sewer lines. However, it's important to note that previous reviews highlight significant issues with aging water and sewer infrastructure, indicating a need for "complete underground do over." While management is actively addressing these issues, prospective residents should inquire about current conditions and ongoing repair efforts.
Road Maintenance: Like other mobile home parks, Town & Country is responsible for maintaining its internal roads. Past feedback has not explicitly detailed road conditions, but efforts to "clean up" the park would typically extend to overall property maintenance.
Community Standards and Upkeep: Management strives to maintain a "nice clean mobile park" and encourage responsible tenancy. Efforts include addressing "disgusting mobile homes" and "cleaning house," suggesting a commitment to improving overall appearance and ensuring residents adhere to community standards.
Proximity to Public Services: While not a direct park service, the park's location offers residents convenient access to Janesville's municipal services, including waste management (which would typically be a resident responsibility coordinated through the park or local providers) and emergency services.
Prospective residents are strongly encouraged to contact the park management directly to discuss the current status of all services, particularly infrastructure improvements, and understand their specific responsibilities as tenants.
Town & Country Mobile Home Court, despite its past challenges, is a community with several notable features and ongoing efforts to improve its living environment. The highlights reflect both its inherent characteristics and the current management's dedication to creating a better resident experience:
Community of "Great People": One positive highlight from a resident perspective is that "Great people live here." This indicates a strong sense of community and friendly neighborly interactions, which is a valuable asset for anyone seeking a welcoming place to live in Wisconsin.
New Management and Ownership: A significant positive development is the departure of previous management ("Rocket Realty") and the presence of new ownership. This change signals a commitment to turning the park around and addressing long-standing issues, particularly those related to maintenance and tenant quality.
Active "Cleanup" and Improvement Efforts: The new management is actively "cleaning this up" and working to improve the park's conditions, including addressing unfit mobile homes. This ongoing effort to "clean house" demonstrates a proactive approach to enhancing the overall living environment.
Affordable Housing Opportunity: As a manufactured home community, Town & Country Mobile Home Court inherently offers a more accessible path to homeownership compared to traditional stick-built homes in Janesville. This can provide a financially viable option for many Wisconsin residents.
Individual Home Lots: Residents typically enjoy individual lots for their homes, providing a degree of privacy and personal outdoor space that is often not found in apartment living.
Proximity to Janesville Amenities: The park's location near the heart of Janesville means residents have easy access to a wealth of local amenities. This includes various shopping centers, grocery stores, restaurants, parks, and essential services, ensuring daily conveniences are met.
Access to Outdoor Recreation: Janesville, known as "Wisconsin's Park Place," offers abundant outdoor activities. Residents are close to the Rock River for fishing, and numerous parks provide opportunities for hiking, golfing, and general outdoor enjoyment.
Connectivity to Major Wisconsin Cities: Janesville's strategic location offers convenient access to Madison and Milwaukee, providing residents with broader employment prospects and cultural experiences beyond the local area.

Based on the provided customer reviews and general public information, there is no specific mention of ongoing promotions or special offers at Town & Country Mobile Home Court. Reduced Security Deposits: A temporary reduction in the required security deposit for new tenants.
Rent Concessions: A period of reduced lot rent, for example, the first month free or a discounted rate for a limited time.
Referral Programs: Incentives for current residents who refer new tenants who successfully move into the park.
Incentives for Home Improvements: While not a direct park promotion, new residents might find opportunities related to purchasing or bringing a renovated home to the park, aligning with the management's goal of "cleaning up" the community.

Customer Reviews
Nice clean mobile park.Great people live here there's always a bad apple in the bunch, though overall, nice, clean and very great place to live
As a previous manager of this park for 4 yrs I worked super hard to get this cleaned up and received compliments from the city, then Rocket Realty tuned that all around, rented out disqusting mobile homes to anyone that were very unfit to live in, this photo for the park image is very deceiving, there are very few newer homes , less than 10, the rest are 40-50-60 yrs old! Getting rid of Rocket Realty after I quit was good on the owners part! The water issue is true the lines are over 60 years old and a constant issue of leaks! The city asked me what happened when I quit managing, the code violations during inspections skyrocketed! Glad I moved , that park has alot issues with water sewer lines and nasty trailors! Park needs complete underground do over! This is an honest review of this park! One mobile home of a few for sure did not have water or a furnace that worked, need a few ripped down! The sewer line will backup the whole park under mobiles from tree roots overgrown with raw sewage and toilet paper. This place has really turned into a toilet! Needs new makeover some them trailers not fit to live in! Nasty!
I have lived in this park for 3 years and I love it neighbors are great and the park manager and owner go above and beyond to make sure all is well in the community. The lot rent is cheaper then any other park near by plus way cleaner . Good job to Rocket Realty and The owners. Only reason their are bad reviews is because those ppl either got kicked out for not paying lot rent or are just upset they didn’t get approved to live in park. I would rate this park 5 stars compared to all the surrounding parks plus the location is great , nearby to many restaurants and etc
I used to manage this park and the owner is a very pompous individual. They would charge people extra for water. They have a massive leak that’s flooding the entire park. They have FAKE cameras up because they are too cheap to get real ones. The owner has stolen things from tenants and even robbed a disabled veteran. I would not recommend doing any business with them
Owner and manager do not care about anyone and if you live here they are quick to bring charges in court. My brother lived here for awhile in a room mate situation. Not good!
