Timber Creek About
Welcome to Timber Creek, a manufactured home community nestled in the welcoming area of Round Lake Park, Illinois. For many Illinois residents, especially in today's dynamic housing market, manufactured home parks present a compelling and accessible alternative to traditional homeownership or standard apartment rentals. These communities are designed to offer a unique blend of affordability and independence, providing a structured yet personal living environment. Timber Creek aims to contribute to the diverse housing options available to locals, offering a pathway to homeownership that can be both economical and community-oriented.
Modern manufactured homes are constructed to stringent federal building codes, ensuring their safety, durability, and energy efficiency. Opting for a home in a manufactured home park means you own your residence while leasing the land it sits on. This model typically results in a lower initial investment compared to purchasing a traditional site-built home, and ongoing lot rent can often be more manageable than mortgage payments or rent in other housing types. This financial advantage makes manufactured home living an increasingly attractive choice for Illinois residents looking to manage their budgets effectively and achieve the dream of homeownership. Timber Creek, as part of this evolving housing sector, strives to create a comfortable and accessible living space where residents can enjoy the benefits of having their own home within a supportive community setting.

The community’s location on Timber Creek Drive in Round Lake Park provides practical accessibility to local amenities, services, and transportation routes, making daily life convenient. However, it is essential for prospective residents to consider the feedback provided by current customers. Reviews highlight specific concerns, such as early morning noise from leaf blowers, even on weekends, and the practice of blowing debris onto private property rather than collecting it. There are also comments regarding management's office hours, adherence to health protocols (like mask-wearing during COVID-19), and professionalism, with one resident expressing discomfort about personal distractions during work hours.
It is crucial for any Illinois resident considering Timber Creek to perform thorough due diligence. *Update still another year of a leaf blower next to your window at 7am * I'm writing this at 7:34 am on a Saturday because they love to wake you up with a leaf blower. This Is a daily thing during the week thats understandable But on a Saturday to be up in someone's yard not knowing that they came home super late last night from work and is trying to sleep. ridiculous!!! Kids are off of school do you not think they want to sleep in? No consideration! Also They don't even pick up the leaves. They literally just blow whatever dirt and leaves that are in the street onto your property and keep going. They just care to make the street look good.
The lady in the office is never on time, she watches my place just because my bf works there part time. During covid, mask should be worn in the office & only 2 people at a time. She always has her kids, unmasked, in there; makes residents uncomfortable. You're at work, not home. Dress as such, and dont have distractions. Do your job on job hours, and hang with your friends & children on off hours.
Quite a difference of opinion. One thing: two photos are posted for the park, neither show TC. 😟
Sells homes without inspections. Then homeowners have to fix what is bad. If you go to sell the property you have to have an inspection. Rip off
Likes to retaliate against you when you ask for something to be taken care of on the lot you rent.
