Understanding the nuances of any community before making a significant life decision is crucial, and for Cambridge Courts, a look at available public information and resident feedback can provide a more complete picture. This article aims to present a factual overview of Cambridge Courts, focusing on its location, reported services, and highlights for potential residents in Illinois.
Cambridge Courts Mobile Home Park is located at 825 N Fairfield Rd, Round Lake, IL 60073, USA. This address places it within the broader Round Lake area, a community in Lake County, Illinois. Public transportation options in this specific immediate vicinity might be limited, as is common in many suburban mobile home park settings, suggesting that personal vehicle reliance is likely. However, the general accessibility within Lake County means that residents can reach various services and attractions with relative ease by car.
Services Offered:
-
Residential Lots for Manufactured Homes: Cambridge Courts primarily offers lots for manufactured homes, where residents typically own their home but lease the land it sits on.
-
Basic Utility Infrastructure: Like most mobile home parks, Cambridge Courts provides the necessary infrastructure for utilities such as water, sewer, and electricity connections to each lot. However, it's important to note that residents have reported instances of water shut-offs without prior notice.
-
Community Management: The park has an on-site or accessible management office responsible for overseeing the community's operations, collecting lot rents, and addressing resident concerns. Resident feedback, however, frequently describes the office as "awful" and difficult to deal with, citing issues like unaddressed maintenance requests and poor communication.
-
Maintenance (Reported): While maintenance requests can be submitted, some residents have reported that these requests are often closed quickly without issues being resolved or anyone being sent out to inspect the problems. This suggests a potential gap between reporting issues and their resolution.

However, reports from residents indicate that restrictions on children playing outside of their driveways and an "unsafe park" might limit typical community interactions for families.
-
Located in Round Lake, IL: Being in Round Lake provides residents with access to local Lake County amenities, including various parks, lakes, and recreational opportunities, although specific amenities within the park itself, particularly for children, are highlighted as problematic by residents.
-
Proximity to Major Roads: Its location on N Fairfield Rd offers relatively easy vehicular access to other parts of Round Lake and surrounding towns in Lake County.
-
Speed Bumps: The community has speed bumps in place, though residents have expressed concerns that they are "way too high, causing damage to our cars."
Promotions or Special Offers:
Information regarding specific promotions or special offers for Cambridge Courts Mobile Home Park is not readily available through general public data or customer reviews. Mobile home parks typically operate on a model of leasing land lots to residents who either own or are purchasing their manufactured homes. Any "promotions" would likely involve incentives for new residents, such as reduced security deposits, first-month's rent discounts, or specific financing arrangements for purchasing a manufactured home through affiliated dealerships. Prospective residents are strongly advised to contact the park management directly via the provided phone number to inquire about current lot availability, rental terms, any fees, and potential move-in specials. Given the nature of some of the public feedback, it is particularly crucial for interested parties to engage directly with the management and clarify all terms, conditions, and maintenance policies before making any commitments. Conclusion: Why this place is suitable for locals
For Illinois residents exploring manufactured home living, Cambridge Courts Mobile Home Park in Round Lake offers a specific housing solution that might appeal to those prioritizing affordability in Lake County. The appeal of a mobile home park often lies in its potential for lower housing costs compared to traditional single-family homes, and for some, the community atmosphere. Its location in Round Lake provides access to the conveniences of a suburban setting within the Chicago metropolitan area, including local schools, shopping centers, and recreational areas, making it geographically convenient for many locals.
However, based on publicly available resident reviews, potential residents should be aware of significant concerns raised by current and former occupants. Issues such as unaddressed maintenance requests, alleged lack of notice for water shut-offs, and concerns about the safety and usability of community amenities like the park for children are frequently highlighted. Furthermore, claims regarding mismanaged paperwork, difficulties with the office staff, and concerns about vehicle damage from speed bumps indicate areas where resident experience may fall short of expectations.
While the prospect of affordable housing in Lake County remains a key draw, it is strongly recommended that any Illinois local considering Cambridge Courts conducts a very thorough due diligence. This should include detailed inspections of any home before purchase or rental, direct and extensive communication with park management to clarify all policies and address concerns raised in reviews, and ideally, speaking with current residents to gain a firsthand perspective on daily life in the community. Understanding the terms of the lot lease, utility responsibilities, and maintenance protocols is essential. For those who are prepared to navigate these considerations and prioritize the cost-effectiveness of manufactured home living in Round Lake, Cambridge Courts is an option to explore, but with significant caution and diligent investigation.
Customer Reviews
I moved here in 2021. We rented an older home with a promise of moving to a newer home when a new one came in. That never happened as they fired the person and lost the paperwork which stated that. I have put in maintenance requests from 2021 until the day I moved out and they close the requests within 24 hours and never send out anyone to see what’s going on. Make sure you get an inspection on the home first. We had an inspection done in November of 2024 and it was deemed unsafe and for Cambridge to fix it instead of them fixing the house to make it livable for my family Cambridge gave me a 10 day notice claiming I made the house unlivable and no maintenance requests were put in to fix the problems and they didn’t specify who but they said someone on my lease had a criminal conviction and none of us do. Kids can’t play in the community except at the unsafe park they have. They can’t ride their bikes or do anything unless in their own drive way. This place is a mess and not a place for you to bring your family.
I live here, HUGE mistake. The office is Aweful, times 100! They turn off the water, without any notice, and think its ok!!! I questioned why no text/email went out, they lied as usual, said it was sent to my email, this has happened over 5 times in 3 yrs. Being in the shower, having ni water, is less than ideal They are super quick to want their money though! They redid the speed bumps, in the community, made them way to high, causing damage to our cars, other than that, its less than ok
I moved in here about a year and a half ago and things were good at first but quickly turned awful. Nothing in the place was working correctly so we had maintenance guys in and out. Not to be confused with the maintenance men that work here because they don’t ever do anything to fix the issue. There is a long list of rules that you sign off on to agree to but no one follows them. Daisy puts everything you go in there for on the back burner and you’re left to fix the issues yourself. They instated a rule after we moved in about parking and if you park on the street for even one night, you get towed. This place is just a mess. I would not recommend moving into this place unless it’s absolutely dire.
This place is a REAL Bad choice to live in..DAISY the "Manager" is CLUELESS about anything, and will lie,and tell you what you wanna hear then forget all about you.. I am SERIOUSLY thinking of starting a Tenant Protection Group !!
Everything has been a lie since when moved in. First 2 months was fine, but then everything started. They never told us that the place they sold us we would get flooded big time. And not only that but after couple months our microwave exploded, doors to bathroom and front/ back doors won’t close. Siding from walls started coming off.went to talk to the Perón in office said to take pictures and send them through email. Which I did and she said it’ll take bout 2 months before it got fixed..lol been almost a ur and nothing has been done. I could go on and on and I will never finish. So very very disappointed. Wish we could get another number to corporate other than the one online.😡
