Timberline MHP About

For Illinois residents exploring mobile home living, understanding the full picture of a community is crucial. Mobile home parks often present an attractive alternative to traditional housing, offering the potential for more affordable living and a sense of community. Timberline MHP, located in Goodfield, Illinois, provides such an option. However, it's important for prospective residents to be aware of publicly available feedback that highlights certain challenges within the park's management and operations, to ensure a well-informed decision.

Mobile home communities, by their very nature, aim to provide a stable and cost-effective living environment. They typically involve residents owning their homes while leasing the land beneath them, or renting both the home and the lot. The appeal often lies in the lower entry cost compared to traditional homeownership and the potential for a community-oriented lifestyle. Timberline MHP, like other mobile home parks, fits into this category, offering a residential solution in the quieter, rural setting of Goodfield, IL.

However, real customer reviews for Timberline MHP bring to light significant concerns, primarily regarding management and transparency. One detailed review explicitly states, "This trailer park is ran by a management company in the Philippines & they refuse to communicate and make it your fault when they consistently won’t respond to anyone." This raises questions about the accessibility and effectiveness of communication channels, which are vital for a healthy resident-management relationship in any community. The review further describes experiences of being "ignored for 5 days" and encountering a manager who "laughed and then continued to scream no at me and hang up," and deleting messages to hide communication failures. These accounts suggest serious issues with professional conduct and responsiveness.

Another point of concern raised by residents pertains to financial transparency and property upkeep. The review mentions "paying sewer infrastructure upgrade fees for absolutely no change in anything" and states that while the advertised lot rent is $460, residents "will without a doubt pay $700 or more due to the random fees." This disparity between advertised and actual costs, combined with a perceived lack of improvement despite fees, can be a significant point of frustration for residents managing their budgets. Furthermore, comments like "Houses falling apart" and "Rules are not enforced" regarding property maintenance suggest a decline in the overall living environment for some residents, impacting the quality of life within the park.

The feedback also touches on selective enforcement of rules and a general feeling of being unfairly targeted. Phrases like "pick and choose who to target about 'yard nuisances'" indicate a lack of consistent policy application, which can lead to resentment and a breakdown of trust within the community. For Illinois locals considering this option, it's important to weigh these reported experiences against the potential benefits of affordable living and the quiet location. While the core concept of a mobile home park remains a valid housing choice for many, the specific operational challenges highlighted by residents at Timberline MHP warrant careful consideration.

Despite these reported challenges, Goodfield, IL, itself offers a quiet, rural setting that might appeal to those seeking a slower pace of life, away from larger urban centers. The village provides basic amenities and is within reasonable commuting distance to larger cities like Peoria and Bloomington-Normal, which offer more extensive services and employment opportunities. It's crucial for prospective residents to understand that while the geographic location provides certain advantages, the current reported management issues at Timberline MHP could significantly impact the day-to-day living experience. As we delve further, we will outline the park's location, services typically offered (though perhaps not consistently delivered according to reviews), and contact information, empowering Illinois users to conduct their own thorough due diligence.

Location and Accessibility

Timberline MHP is located at 1 Magnolia Dr, Goodfield, IL 61742, USA. Goodfield is a small village situated primarily in Woodford County, Illinois, offering a rural setting with convenient access to larger regional hubs. The park's address on Magnolia Drive places it within the established community of Goodfield.

Goodfield, while a smaller community, provides essential local services such as a post office, bank, and local businesses. Its strategic location is particularly beneficial due to its proximity to Interstate 74, a major east-west highway in Central Illinois. This interstate access makes Timberline MHP relatively accessible for residents commuting to larger nearby cities. Peoria, a significant urban center, is located approximately 25-30 miles to the west, offering extensive employment opportunities, healthcare facilities, shopping malls, and diverse dining and entertainment options. Similarly, Bloomington-Normal, another sizable twin-city area known for Illinois State University and State Farm Insurance, is roughly 20-25 miles to the east, providing additional amenities and job markets.

For Illinois locals seeking a quieter, more suburban or rural living environment while maintaining reasonable commuting distances to urban centers, Goodfield offers a balance. The presence of a mobile home park in such a location can make housing more accessible in a region that benefits from strong economic activity. This allows residents of Timberline MHP to enjoy the tranquility of a smaller town setting while still having the conveniences and opportunities of larger cities within reach.

Services Offered

Based on the nature of a mobile home park and general industry standards, Timberline MHP would typically offer the following services. However, it is crucial to note that customer reviews indicate potential inconsistencies or issues with the delivery and quality of these services:

  • Mobile Home Lot Rentals: The primary service is providing plots of land for residents to place their manufactured or mobile homes.
  • Utility Hookups: Essential utility connections such as water, sewer, and electrical hookups are generally provided for each lot. (Note: Customer reviews mention issues with water quality and "sewer infrastructure upgrade fees for absolutely no change.")
  • Community Management: A management entity is responsible for overseeing the park's operations, enforcing rules, and collecting lot rent. (Note: Customer reviews highlight significant issues with management communication, responsiveness, and professionalism.)
  • Road Maintenance: Maintaining the internal roads within the park is typically a service provided by management. (Note: Customer reviews state, "Roads still are not updated.")
  • Common Area Maintenance: General upkeep of any shared spaces or amenities within the park. (Note: Customer reviews mention "disgusting messes" and homes "falling apart" in the majority of the park.)
  • Long-Term Residency: The park is designed for long-term residents seeking stable housing.
Features / Highlights

Based on the provided information, the features and highlights of Timberline MHP are presented with the caveat that customer reviews indicate significant issues with the quality and delivery of these aspects:

  • Affordable Living Potential: Mobile home parks generally offer a lower cost of entry and monthly housing expenses compared to traditional stick-built homes or apartments in the region. (Note: Reviews suggest hidden or "random fees" can significantly increase the actual monthly cost.)
  • Rural/Suburban Setting: Located in Goodfield, IL, offering a quieter, less congested environment than larger cities.
  • Access to Major Interstates: Conveniently located near I-74, facilitating commutes to Peoria and Bloomington-Normal.
  • Individual Lot Space: Residents typically benefit from their own lot, providing more privacy and outdoor space than apartment living.
  • Potential for Community Living: Like most mobile home parks, it offers the framework for a community environment, though resident experiences regarding this aspect are varied.
  • Established Park: Timberline MHP is an existing mobile home community.
Promotions or Special Offers

Publicly available information regarding Timberline MHP does not specify any ongoing promotions or special offers. Mobile home parks typically focus on long-term lot rental agreements, and any incentives are usually communicated directly by management based on current availability and park policies. However, given the significant negative feedback from customers regarding management communication and transparency, prospective residents should exercise extreme caution when inquiring about or being offered any special terms.

It is strongly advised for any interested individual to:

  • Contact Timberline MHP directly to inquire about current lot availability and pricing.
  • Request a detailed breakdown of all fees, including lot rent, utility charges, and any other recurring or one-time fees, in writing.
  • Do not rely solely on verbal assurances; ensure all terms, rates, and any promised promotions are clearly documented in a written lease agreement before making any financial commitments.
  • Consult with current or past residents if possible, beyond the provided reviews, to gain a broader perspective on their experiences with pricing and promotions.

Due to the stated issues with management communication and transparency, it is vital to be exceptionally diligent when evaluating any potential offers from Timberline MHP.

Conclusion: Why this place is suitable for locals

For Illinois residents considering mobile home living, evaluating a park like Timberline MHP in Goodfield requires a nuanced approach, balancing its potential advantages with significant reported concerns. While the concept of a mobile home park offers a unique housing solution, its suitability for locals hinges heavily on individual tolerance for risk and a willingness to navigate documented challenges.

From a purely locational standpoint, Timberline MHP offers a degree of suitability for Illinois locals. Situated in Goodfield, it provides a quieter, rural setting that can be appealing to those seeking an escape from the bustle of larger cities. Yet, it retains reasonable accessibility to major urban centers like Peoria and Bloomington-Normal via I-74. This allows residents to enjoy a more relaxed pace of life while still being able to commute for work, access extensive amenities, and participate in broader community activities. For individuals or families who prioritize a peaceful environment over dense urban living, Goodfield itself holds appeal.

However, the significant and consistent negative feedback from residents regarding management practices presents a critical counterpoint to this suitability. Reports of poor communication, unresponsiveness, lack of professionalism, inconsistent rule enforcement, and unexpected fees are serious issues that directly impact a resident's quality of life and financial stability. While mobile home living is often chosen for its affordability, the reviews suggest that the advertised cost at Timberline MHP may not reflect the actual expenses due to additional, opaque fees. For any Illinois local, clarity in pricing and reliable management are fundamental expectations from a housing provider.

Furthermore, concerns about property maintenance and the general upkeep of the park (e.g., "disgusting messes," "houses falling apart," "roads still are not updated") indicate that the living environment may not meet basic standards of comfort and appearance for many. While individual lots might be maintained by residents, the overall impression of the common areas and enforcement of park-wide standards are critical for fostering a positive community. If a local prioritizes a meticulously maintained community, Timberline MHP, based on these reviews, may not be suitable.

In conclusion, while Timberline MHP theoretically offers an affordable mobile home living option in a relatively well-located rural setting within Illinois, prospective local residents must approach it with extreme caution. The extensive negative feedback concerning management, hidden fees, and park upkeep points to significant challenges that could overshadow the benefits of its location and the general concept of mobile home living. It is most suitable for locals who are fully aware of and prepared to contend with these reported issues, and who are willing to undertake thorough due diligence before committing to residency.

This trailer park is ran by a management company in the Philippines & they refuse to communicate and make it your fault when they consistently won’t respond to anyone. Rona asked me what my issue was to scream over top of me on the phone and when I asked to speak to someone else she laughed and then continued to scream no at me and hang up. You’re apparently only allowed to speak to the one person who’s gone regularly and refuses to respond. This is far from the first time this has happened. She then told me as I am pregnant “ah it must be your hormones making you act this way” when I was ignored for 5 days and then woke up to her screaming at me over the phone. They only care about adding random little fees to make the most money off you and pick and choose who to target about “yard nuisances”. I communicate with multiple other renters that live here with consistently the same issues. Paying sewer infrastructure upgrade fees for absolutely no change in anything. Rona then chose to go and delete the messages on the tenant web access page because I said I could prove I’ve been ignored multiple times. She is sneaky rude and disrespectful. HIGHLY suggest not even attempting to contact anyone here. They state the lot rent is 460 but you will without a doubt pay $700 or more due to the random fees. This is NOT the first trailer park I have lived in but surely is the first time I’ve been treated with such disrespect. I have never not paid, but I have been lied to countless times. First one being when I moved in telling me she would pro rate my rent, then when I asked about it she said she never said that until I proved it to her by sending her her own message she had sent me. Absolutely no sense of professionalism and we will be moving out at our earliest convenience. Maybe just maybe managing a trailer park from another country is simply not doable.

We pay a large amount for water that is undrinkable. A few of us keep our yards and homes in nice condition. But the majority of homes are disgusting messes. The management only cares about increasing rent. Roads still are not updated. Rules are not enforced. Houses falling apart.

It's a beautiful town but there are odd things that happen, I took a picture of a being that is abnormal there, do not look at its face or you may perish and lose your sanity but it's a nice place

management doesn't care at all about its residents, just adding extra money into their pockets. they are hard to get ahold of and change their phone number without notifying the residents.
