Based on resident feedback, the services offered at Belle Grove Village - Mobile Home Park appear to have undergone changes over time and may not align with typical expectations of mobile home park amenities.
- Lot Rent: Residents pay lot rent, as is standard in many mobile home parks where residents own their home but lease the land it sits on. However, there are explicit concerns about frequent and significant increases in this lot rent over time, which has been described as "raising and raising."
- Waste Management: A significant point of concern raised by a resident is the lack of "garbage pickup." This suggests that residents may be responsible for their own waste disposal arrangements, which differs from many communities where this service is typically included in lot fees.
- Water Service: Residents are responsible for their own water bills. While the park has added water meters for this purpose, there is a perception of "monitoring the meters" and a lack of transparency regarding this utility.
- Community Utilities (General): Aside from water, the provision of other utilities such as internet and TV is not clearly stated as being included in lot rent, and residents may need to arrange these independently.
- Maintenance and Upkeep: A key area of negative feedback pertains to the "upkeep" of the park. Residents describe the place as "ugly" and "nasty compared to when I first moved their 13 years ago," indicating a perceived decline in maintenance standards for the common areas and overall appearance of the park.
Based on the provided resident reviews, the features and highlights of Belle Grove Village - Mobile Home Park are limited and do not align with what is typically expected from many mobile home communities, especially those that cater to a retirement demographic.
- Lack of Recreational Amenities: A notable absence highlighted by residents is the severe lack of recreational facilities. Specifically, it is stated that "we don't even have a swimming pool or no place to have family gatherings." This indicates a deficiency in common areas that usually foster community interaction and leisure activities. There are "no courts for ball playing" and "no annuities," suggesting a minimal presence of typical sports or social programs.
- Limited Parking: Residents have expressed significant issues with parking, describing it as "unbearable" and stating there is "no parkings." This can be a major inconvenience for residents and their visitors.
- No Community Laundry: The absence of a "community laundry" facility is also mentioned, meaning residents are likely responsible for in-home laundry hookups or off-site laundromats.
- Security Concerns (Perception): While one review mentioned it is "secure!" in the context of an aunt living there, another review indicates a perceived lack of "by the book" rules or inconsistent enforcement, leading to a general sense of unfairness. This could impact the overall feeling of security and fairness within the community.
- Individual Home Upkeep: Despite the perceived general condition of the park, some residents actively maintain their own properties. One resident noted, "I own my own trailer we keep it very nice and well compared to the surrounding trailers," indicating that individual effort can still result in well-kept homes.
Based on the provided resident reviews, there is no information available regarding promotions or special offers at Belle Grove Village - Mobile Home Park. The reviews predominantly focus on challenges faced by current residents, such as increasing lot rent and perceived declines in park maintenance and amenities. Mobile home parks typically do not offer broad, time-limited promotional deals in the way a retail business might. Any "offers" would likely pertain to the sale of individual mobile homes within the park, which are generally handled by individual sellers or third-party real estate agents. Prospective residents are advised to directly inquire about lot rent rates, any associated fees, and the terms of their lease agreement, rather than expecting promotional offers. The core of any "value" at Belle Grove Village would be in its initial lot rent cost relative to its location and services, as opposed to temporary discounts.

Based on the provided resident feedback, Belle Grove Village - Mobile Home Park presents a nuanced picture for locals in Florida considering it as a place to live. The suitability of this park for Floridians hinges heavily on individual priorities, expectations, and financial considerations.
One of the primary factors attracting individuals to mobile home parks is often affordability. While the cost of purchasing a mobile home itself can be lower than traditional housing, the long-term affordability is significantly impacted by lot rent. The consistent concern about "raising and raising the lot rent" at Belle Grove Village suggests that what might initially appear affordable could become a financial burden for residents, especially those on fixed incomes. This directly contrasts with the expectation of stable and predictable living costs, which is often a key reason locals choose mobile home park living.
Furthermore, the emphasis on community amenities and well-maintained surroundings is crucial for many Floridians seeking a pleasant and active lifestyle, particularly in retirement communities. The feedback regarding the lack of a "swimming pool or no place to have family gatherings," "no community laundry," and general "nasty" upkeep indicates that Belle Grove Village may fall short in providing the recreational and communal facilities that many desire and expect. The issues with "unbearable" parking further detract from the convenience and comfort of daily life. For locals accustomed to the amenity-rich mobile home parks often found in Florida, these deficiencies could be significant drawbacks.
The perception of inconsistent rule enforcement and unfair treatment ("they have a set rules for this class of people but not for the other," "nitpick after darker skin human") raises serious concerns about equity and harmonious living within the community. A positive and fair living environment is paramount for any resident, and these issues, if accurate, would significantly impact the suitability of the park for many.
In conclusion, for Floridians prioritizing highly affordable initial entry, and who are willing to accept potentially escalating costs, a very limited range of amenities, and concerns regarding park management and upkeep, Belle Grove Village might be a consideration. However, for those seeking a vibrant, amenity-rich, well-maintained, and equitably managed community with predictable expenses—qualities that many desirable Florida mobile home parks offer—the current feedback suggests that Belle Grove Village may not align with these expectations. Prospective residents are strongly advised to conduct thorough due diligence, including in-person visits and direct conversations with management regarding all fees, services, and community policies, before making any commitments.

I live there and it's awful they keep updating my lot rent no garbage pickup pay my own water the place is ugly they don't keep the upkeep if I could afford to go somewhere else I would be out of there in a heartbeat !!! I own my own trailer we keep it very nice and well tand compared to the surtounding trailers!! I don't feel if you own your own mobile home they should keep raising your lot rent!!! but they just keep raising and raising the lot rent it's nasty compared to when I first moved their 13 years ago!!! For what I'm paying at Belle Grove I could go to a beautiful Mobile Home Park we don't even have a swimming pool or no place to have family gatherings parking is unbearable!!
The worst mobile home park in manatee county. This is not a place where I would want my elderly family member to spend any amount of time. There is no parkings, no annuities no community laundry. Nothing here is by the book the owner or whomever is running the park have a set rules for this class of people but not for the other. The park added water meter because they want the residents to be responsible for they own water bill but they're monitoring the meters. People shouldn't have a burden of where they live because of they skin color this park is so unfair and nitpick after darker skin human.
