Services Offered

Based on resident insights, the services offered at The Grove, like many mobile home parks, primarily revolve around the provision and maintenance of the leased lots and common areas.

  • Lot Rent: Residents pay a monthly or periodic lot rent to lease the land on which their manufactured home is situated. This is a standard practice in parks where residents own their homes but not the underlying land. One resident explicitly states, "yes the rent increases," indicating that lot rent adjustments are part of the park's operational model.
  • Park Maintenance: A significant positive point highlighted by a resident is that "The park is very well maintained." This suggests that management is committed to keeping common areas, landscaping, and infrastructure in good condition, which contributes to the overall aesthetic and appeal of the community.
  • Security: The feeling of safety is paramount for residents. A three-year resident stated, "I have never not felt safe in fact I feel very safe." This indicates that the park provides a secure living environment, whether through management policies, community watch efforts, or other unseen measures.
  • Post-Hurricane Repairs: Following natural events, residents note that "Yes we had issues with hurricane damage but it is all being repaired." This suggests that the park management is actively engaged in addressing and rectifying damage to common areas and infrastructure, which is a crucial service in Florida.
  • Basic Utilities: While not explicitly detailed, lot rent typically covers certain basic services like trash collection, and potentially some common area utilities. Residents would generally be responsible for their individual home's electricity, water, internet, and cable services, unless otherwise specified in their lease agreement.
Features / Highlights

The Grove offers several features that contribute to the living experience, though some aspects have been noted by residents as areas of concern.

  • Swimming Pool: The community includes a swimming pool, which is a common and highly desired amenity in Florida. However, resident feedback indicates a significant issue with the pool's temperature, with one review stating, "The pool is over 100 degrees," and "105 for the pool is absurd," causing concern about usability and comfort. This suggests that while a pool is present, its functionality or management of temperature may be a point of dissatisfaction for some.
  • Hot Tub: In addition to the pool, there is a hot tub. Curiously, a resident noted, "The hot tub is cooler than the pool," which implies unusual temperature management for both water features.
  • Well-Maintained Grounds: A strong highlight is the park's overall upkeep. A resident explicitly stated, "The park is very well maintained." This indicates that common areas, landscaping, and shared spaces are kept in good order, contributing to a pleasant living environment.
  • Sense of Safety: Residents report a high degree of personal safety within the community. One long-term resident affirmed, "I have never not felt safe in fact I feel very safe," which is a crucial factor for peace of mind in any residential setting.
  • Community Stability: Despite some concerns, there is an indication of resident satisfaction and stability, with one resident stating, "I am a three year resident and have no plans on leaving." This suggests that for many, the overall living experience at The Grove is positive enough to encourage long-term residency.
  • Residential Environment: The Grove provides a dedicated residential environment for manufactured homes, catering to those seeking this specific type of living arrangement.
Promotions or Special Offers

Based on the provided resident reviews, there is no information available regarding promotions or special offers at The Grove. Mobile home parks, particularly those where residents own their homes and lease the land, typically do not run broad, time-limited promotional campaigns in the way a retail business might. Any "offers" would generally be specific to individual mobile homes available for sale within the park, which would be handled by individual sellers, real estate agents, or potentially the park's sales office if they have properties directly for sale.

The primary "offer" of The Grove lies in its value proposition as a residential community—its location, the level of park maintenance, and the sense of safety reported by residents. Prospective residents are advised to directly contact the park management or a real estate agent specializing in manufactured homes in the area to inquire about current lot rent rates, any available homes, and the terms of their lease agreement. The decision to reside at The Grove would likely be based on these factors rather than specific promotional deals.

Conclusion: Why this place is suitable for locals

For Floridians considering mobile home park living in the Bradenton area, The Grove presents itself as a viable option, particularly for those who prioritize a well-maintained environment and a strong sense of security. The consistent feedback that "The park is very well maintained" is a significant positive for locals seeking a clean and aesthetically pleasing place to live. In Florida's climate, good maintenance is crucial for both comfort and property value, and this aspect of The Grove is a clear advantage. The strong affirmation of feeling "very safe" by a long-term resident also speaks volumes about the park's overall environment and management's commitment to resident security. This provides essential peace of mind for individuals and families.

The location in Bradenton further enhances its suitability for locals. With "easy access" to major roads, essential services, and the region's famous Gulf Coast beaches, residents can enjoy the convenience of urban amenities alongside the recreational opportunities that define the Florida lifestyle. This balance between accessibility and residential tranquility is often a key factor for Floridians choosing their home.

However, it is important for prospective residents to be aware of the specific concerns raised, particularly regarding the swimming pool's temperature management. For many Floridians, a usable and refreshing pool is a highly desired amenity, and the described temperatures could be a significant deterrent. Similarly, while rent increases are a reality for any business, understanding the frequency and magnitude of these increases is crucial for long-term financial planning, especially for those on fixed incomes.

In conclusion, The Grove is suitable for locals who value a well-maintained and secure residential environment in a convenient Bradenton location. It caters to those who prioritize safety and neatness in their immediate surroundings. While amenities like the pool may require direct inquiry regarding their current operational status and temperature management, the fundamental aspects of park upkeep and security appear to be strong points. Locals considering The Grove should weigh these benefits against any personal preferences for amenity access and conduct thorough due diligence regarding current lot rent and utility arrangements.

The pool is over 100 degrees. They must want to keep people away. The hot tub is cooler then the pool. For the price that the property owners are asking to keep the pool at volcano temperature I would save my money for a new place where common sense prevails and the pool is cool enough to get in and out of without being overcome from heat exhaustion. 80 degrees would be awesome. 95 degrees would be awesome. 105 for the pool is absurd. Wat to go management.

I love living here, yes the rent increases but it's a business not a charity. The park is very well maintained. Yes we had issues with hurricane damage but it is all being repaired. I have never not felt safe in fact I feel very safe. I am a three year resident and have no plans on leaving.

This is not a place to live, run down, not maintained at all, looks like no money is reinvested into the amenities or beauty of this place as described in the video. You better tour this site before buying, rent on land is astronomical. I spent three hours touring and basically drove out of the park thoroughly disgusted.

My husband and I have never loved anyplace more. We are a little worse for wear after Hurricane Milton, but everyplace on the Gulf Coast is. Recovery is on track. If you are looking for a place to live, this is a great choice!

We have lived in this park for 9 years. We have made lifetime friends in the community. When the new owners took over it has been a nightmare. Constant thief's due to the lack of privacy fencing and what the call a gated community, a bar that goes up and down is broke constantly. We have a GREAT manager in the park that works tirelessly for his tenants. It seems to the tenants that the new owners pile more on him. We have tried to call the owners company and calls are never returned. Buyer beware.
