Lazy Acres MHC About
For individuals and families across Kentucky, particularly those in the Louisville area, mobile home parks represent a specific segment of the housing market that offers distinct advantages and challenges. Lazy Acres MHC, located in Louisville, is one such community that provides a living option for those seeking affordability and a sense of neighborhood. Understanding what a mobile home park offers, and what potential residents can expect, is key to making an informed decision about where to call home.
Mobile home communities like Lazy Acres MHC are designed to offer a more budget-friendly alternative to traditional housing, often allowing residents to own their manufactured home while leasing the land it occupies. This model can make homeownership more accessible and reduce some of the financial pressures associated with traditional real estate. The appeal often lies in the combination of a fixed address, a sense of community, and typically lower monthly housing costs compared to conventional homes in the same metropolitan area.
When considering a mobile home park, it's important for prospective residents to gather comprehensive information and visit the property firsthand. The experience at any residential community can be highly personal, and understanding the nuances of a specific park's management, maintenance, and community atmosphere is crucial. Lazy Acres MHC, like any large residential community, has its own unique character and operational standards that shape the daily lives of its residents.
Lazy Acres MHC is situated at 5601 Cane Run Rd, Louisville, KY 40258, USA. This location places it within the bustling metropolitan area of Louisville, Kentucky. Cane Run Road is a significant thoroughfare, ensuring relatively easy access to and from the community for residents. The park's position in Louisville means that residents have the convenience of being close to a wide range of urban amenities and services.
Living in Louisville offers residents access to extensive shopping centers, diverse dining establishments, various healthcare facilities, and numerous educational institutions, from primary schools to universities. The city's robust job market and cultural attractions, including parks, museums, and entertainment venues, are also within a manageable distance. While located on a main road, the park itself is designed to provide a residential setting, offering a degree of separation from the direct street activity.
For Kentuckians considering Lazy Acres MHC, its Louisville address is a key factor. It offers the benefit of city living without necessarily bearing the full cost of a traditional house in the metro area. The accessibility to major roads facilitates commutes for work or leisure, connecting residents to all that Kentucky's largest city has to offer. Understanding the local traffic patterns and proximity to specific services important to an individual's daily life would be advisable when evaluating this location.
Mobile home parks generally offer a baseline of services to their residents, typically centered around lot leasing and basic infrastructure. For Lazy Acres MHC, based on common industry practices and some indirect insights from reviews, the following services would generally be expected:
- Lot Leases: Residents typically lease the land on which their manufactured home is placed, with monthly fees covering the use of the lot.
- Utility Connections: Sites usually come equipped with connections for essential utilities such as electricity, water, and sewer. Residents are typically responsible for setting up and paying for their individual utility accounts.

Customer Reviews
The MANAGER (Monica) and ALL STAFF here are an absolute joke. Monica's vindictive and manipulative, so watch out for her fake side. Literally has been of no help since before we even moved in. Where to start... 1) No electric hooked up 2) No AC/Heating 3) No trashcans 4) No Blinds/Screens 5) No towel racks/toilet paper holders 6) Multiple leaks 7) Multiple items lose at screws 8) Uninspected front deck not up to code 9) Uninspected backdoor steps not up to code 10) Floor already peeling/bubbling 11) Manager makes up lies to force you out, which includes other tenants or staff who make up stories on her behalf, but then she has no proof to back it up. Always hearsay garbage and not fact. 12) They're running some scam or scheme here on other tenants and we wouldn't play ball, so don't bother trying to reach her boss, his "phone number", a 502 area code, goes to voicemail everytime and it's always full, so you can't leave a message! 13) Moved in 2nd week of July, yet she lies and says it was June! Illegal revisions on original lease and never wrote up a new one with the correct information. 14) Makes false claims about disturbances and false allegations that I'm threatening others because she doesn't like the facts to be out there. The saddest part of this experience, other then dealing with someone who doesn't do their job, is the fact that this is a NEW trailer! Why are their any issues, yet alone a huge list of them? No one holds Monica accountable, so she does absolutely anything she wants on company time. In turn she is emotional as hell and that's how she dictates things in her life. All feelings, no logic. Don't say me and many others here in the reviews didn't warn you. Regardless, karma will be at her doorstep. She can't hide, even if it is a big world out there. 💯
It's a trailer park. Most of the units looked nice enough. It had just been storming a lot lately, so there was some debris around. It is what you make of it if you move/live there.
Management is not good from what I see and from the reports I get. Trash, graffiti, rubbish throughout the trailer park. Trailers falling apart on the property. I do not recommend this trailer park.
management is awesome and property is kept up with.
This week my truck was broken into, stole new ring camera with flood lights, gps, change about 9.00,damaged my driver's window and side of door with a coat hanger. There are no decent street lights nor street cameras in here, and no way you can have a watch party because there are a lot of people that do not speak English,if you do catch someone ,it is against the law to put your hands on them VIA LAWSUIT AGAINST YOURSELF.LOOK UP THE LAWS IN LOUISVILLE KENTUCKY.NOT ONLY DID THIS HAPPEN, SOMEONE BROKE MY SATELLITE BOX AND CUT WIRES WHICH IS CONNECTED TO MY TRAILER.FOR MYSELF,GOD HELP WHOMEVER IF I CATCH THEM.PUT UP BRIGHT LIGHTS EVEN IF SOLAR POWERED,AND CAMERAS.IT IS WORTH A LITTLE MORE MONEY FOR US.A LOT OF SENIORS LIVE HERE.THIS IS JUST WHY PEOPLE ARE TALKING ABOUT SELLING OUT AND LEAVING.AND I AM NEVER NEVER UNARMED DAY OR NIGHT.YOU CAN GET MILITARY MACE LIKE I HAVE THAT TURNS BLUE IF YOU CATCH PEOPLE,BUT NEXT ALL YOU CAN DO IS CALL POLICE,OR IF YOU WANT TO TAKE A CHANCE KNOCK THEM DOWN,TILL COPS COME.IT IS SERIOUS IN ALL THE TRAILER PARKS.SOMETHING SHOULD CHANGE THE TRUTH IS ALL WE HAVE, TALK TO PEOPLE AROUND THE PARK,SPEAK YOUR TRUTH OR BE QUIET.I HAVE LIVED HERE ABOUT 25 YEARS.EACH LOT NEEDS TO MAKE A LIST OF WHAT THEY THINK NEEDS TO HAPPEN AND SEND IT TO OFFICE FOR NELSON MANAGEMENT,THEN IT IS ON THEM.PUT YOUR IDEAS OUT HERE.WE ARE ALL NEIGHBORS WHETHER WE LIKE IT OR NOT,OUR SAFETY COMES FIRST.
