Location and Accessibility
Manor Isle Mobile Home & Extended-Stay RV Park is centrally located at 12301 Dixie Hwy, Louisville, KY 40272, USA. This address places it directly on Dixie Highway (US-31W), a major commercial corridor in Louisville. This strategic position in South Louisville offers residents exceptional accessibility to a wide range of essential services and amenities, making daily life convenient for long-term stays.
The park's location off Dixie Highway means immediate access to countless resources. Within a very short drive, often less than 10 minutes, residents can find a plethora of grocery stores (such as Walmart and Meijer mentioned in reviews), various restaurants, and other retail establishments. Practical needs are easily met, with laundry services, car services, and gym locations also nearby. For those with propane needs, a Tractor Supply store is reportedly just a 3-minute drive away, providing quick refills.
Beyond daily necessities, the location also offers good access to recreational activities. While specific park amenities for recreation might be limited, the broader Louisville area provides extensive options. For families, the presence of "good places for school and daycare" nearby, as noted by a resident, is a significant advantage. The park's proximity to Gene Snyder Freeway (I-265) further enhances accessibility, connecting residents to other parts of Louisville and beyond with ease, including Fort Knox which is not too far away.
However, the convenience of being on a major highway does come with some considerations. Reviews mention traffic noise as being loud and frequent, and the occasional overhead airplane noise from the nearby Louisville International Airport. There is also a train that comes through several times a day. While some residents find the noise manageable, others note that it can be significant. Despite these elements, the location's practical benefits, particularly for accessing urban conveniences and major transportation routes, are undeniable for those seeking an extended stay in Louisville.

Conclusion: Why this place is suitable for locals
Manor Isle Mobile Home & Extended-Stay RV Park in Louisville, Kentucky, presents a viable and practical option for many Kentucky locals, particularly those seeking a convenient and relatively affordable long-term solution for RV living or mobile home residency within a bustling urban environment.
One of the most significant advantages for locals is the park's strategic location on Dixie Highway in South Louisville. This positioning offers unparalleled access to a wealth of daily necessities and services. Residents can easily reach grocery stores, a variety of restaurants, and other retail establishments within a short drive, simplifying errands and everyday living. This convenience is crucial for extended stays, where regular access to such amenities is paramount. The proximity to major expressways also ensures efficient commutes to different parts of Louisville for work, family, or entertainment, making it a well-connected home base.
For those considering RV living as a long-term alternative to traditional housing, Manor Isle provides the necessary infrastructure with full hookups (water, sewer, electric). While the monthly rates reflect the urban location and included utilities, they can offer a more budget-friendly option compared to renting an apartment or house in some parts of Louisville, especially for those who already own their RV. The stated positive interactions with the property manager, Kevin, suggest a management team that is generally supportive and easy to communicate with, which is a key factor in a long-term residential setting.
It is important for prospective residents to consider the environment. While some residents find the neighborhood "quiet" with "excellent neighbors," others specifically highlight significant noise from traffic, airplanes, and trains. This suggests that individuals sensitive to urban ambient noise should factor this into their decision and perhaps conduct a daytime visit to assess the noise levels themselves. Similarly, while the park is well-maintained, the absence of specific recreational amenities (like a playground or outdoor cooking areas) and restrictions on lot beautification (e.g., no excessive "clutter" or watering lawns/plants) mean that residents should be clear on what is permitted for their individual lots.
Despite some of the noted limitations regarding noise and specific outdoor activities, the fundamental suitability of Manor Isle for locals lies in its practical advantages: an accessible Louisville location, essential full hookups for RVs, and a management team that some find easy to work with. For Kentuckians needing an extended stay in the Louisville area, especially those prioritizing convenience and a functional living space over extensive on-site recreational amenities, Manor Isle Mobile Home & Extended-Stay RV Park presents a viable and well-located option.
Customer Reviews
We lived here 6 months and found the location very ideal. There is a lot of great locations for groceries, food, and recreational activities. Laundry, car services and gym locations are just around the corner no more than a 10 minute drive. If you have kids there are also good places for school and daycare. If you have propane, there is a tractor supply no more than a 3 minute drive from this location that fills up. The property manager kevin is really great to work with. As long as you are courteous to your naibors you will get along great here.
Quiet neighborhood with excellent neighbors! Great management, well maintained lots, right off North Dixie/31W highway, close to Gene Snyder freeway. In spite of being so close to traffic, still fairly quiet. Food within a few miles up the road, not too far away from Fort Knox. Update 09/16/2022: We first moved in at the very beginning of the lockdowns. Quiet neighborhood was because everybody was out of work and the entire city was closed. The traffic noise is loud and runs you inside. The neighborhood behind the rv park is dangerous and you will often hear shootings going off in the middle of the night, sometimes even during the day if there's a break in the traffic. Airplanes landing at the airport go overhead and there's a train that comes through several times a day that can drown out your voices at a normal level. You're not allowed to use the water for anything other than your residential needs, no extra without having to pay for it. No washing your vehicle, camper, mobile home, motorhome, etc. No watering your lawn or plants. If you try to beautify your lot the owner will complain that it's "cluttered". They raised the lot rent by about 100 dollars due to "inflation and added amenities" except there are NO AMENITIES, just a chain link fence around the property with a private fence around the front. No gate. No laundry facility, no recreational space except an empty field, no playground equipment for kids, no outdoor cooking area, no open campfires, which only a few folks took advantage of last fall in a store bought firepit that was raised off the ground to begin with, so not allowed to use those and or chimineas either. You pay 400-500 dollars a month to exist here. You are expected to maintain the lot with zero beautification measures allowed, even in pots. If the manager has to maintain your rental for you because your job keeps you away from "home", that will cost you. Need to wash your camper, that'll be extra money. You have to be hard plumbed into the lot, and if the previous renters didn't leave the plumbing there, you have to go out and buy the supplies (like we did). Photos are of the "clutter" that was my lot... Temporarily staying for maybe a month or so is one thing, but I'd definitely try any place else first. Let this place be your last option. First time, and place, in this state that I have ever been miserable.
I stayed here for about a year, maybe going on two. It was always a relaxed, safe environment and the on-site manager keeps it well maintained. He's a very nice, helpful man and has pulled through in a handful of emergencies I've seen here such as when a resident had a health crisis. I've always loved my neighbors here and I've met the best people. The place is quiet and peaceful and the people are friendly if they don't just keep to themselves. It's a great place for dog owners as the park is good to take walks in, there's doggy bags provided, and you'll often meet other dog owners. Kevin himself is very good with dogs. I'll always miss living here. I recommend it.
I moved in back in 2019. My wife and I enjoyed the convenience of all the shopping and enjoyed the park. Kevin the manger there is fair and a joy to deal with. I would recommend anyone looking for an rv spot to stay there. You will be glad you did.
Our family stayed here for about 6 months and had a great experience. The neighborhood is quiet (except for a nearby train), the park is very clean, and management is very nice! The price was also fair. I would recommend the place to anyone looking for something short term or long term.
