Logans Pointe Mobile Home Park About
For many Kentuckians, especially those navigating the diverse housing market of Louisville, finding an affordable and stable place to call home is a key objective. Manufactured home communities often provide a distinct pathway to homeownership, offering a blend of cost-effectiveness and a sense of community. This article aims to provide a clear, engaging, and factual overview of Logans Pointe Mobile Home Park in Louisville, Kentucky, offering local users insights into what to expect from this residential option.
Logans Pointe Mobile Home Park is a well-established community designed for manufactured homes, providing a more permanent residential solution compared to temporary RV campgrounds. It's intended to offer a stable and community-focused environment for its residents. We understand that choosing a place to live involves many considerations, and for those in Kentucky looking for an accessible and affordable home base within the thriving city of Louisville, Logans Pointe Mobile Home Park is a property worth investigating.
Logans Pointe Mobile Home Park, located at 14805 Rising Star Ct, Louisville, KY 40272, USA, is a residential community that primarily accommodates manufactured homes. Built in 1990 with 72 units, it serves as a long-term housing option for individuals and families in the Louisville area. Unlike recreational vehicle parks, which cater to short-term stays, mobile home parks like Logans Pointe offer dedicated lots for residents who own or are purchasing their manufactured homes, aiming to provide a stable and permanent living situation.
However, public reviews for Logans Pointe Mobile Home Park present a complex picture. While some information suggests efforts to provide "lovely brand new Champion Prime homes" and a convenient location, resident testimonials raise significant concerns. One review, in particular, describes "horrible trailer park" and details alleged issues with "late fees to new people moving in and people moving out," involving disputes over previous owners' bills. This review explicitly states that the previous manager, Julia, has been fired and that the reviewer is pursuing legal action in small claims court, citing a pattern of such practices and an ongoing lawsuit against the park. Another review echoes concerns about "horrible management," stating that a deposit was taken, and the prospective residents were "strung along for a whole month" before being denied move-in on the scheduled day, with their deposit refunded only then, and not being "told all conditions of living in the mobile home."
These serious accusations regarding management practices and potential legal disputes are crucial for any prospective resident to consider. While mobile home parks can offer affordable housing, the experiences of current and past residents highlight the importance of thoroughly investigating the park's management practices, reviewing all lease agreements carefully, and understanding all conditions of residency before making any commitments.

The park is conveniently located just off Dixie Highway (US Route 31W), a significant thoroughfare in Louisville. This provides straightforward access to other major roads and interstates, including I-264 (the Watterson Expressway) and I-65. This excellent connectivity allows residents to easily commute to various parts of the city for work, education, shopping, healthcare appointments, and entertainment. Whether heading downtown for an event, accessing medical facilities, or reaching various employment centers, the park's location in Valley Station simplifies daily travel for Kentuckians.

Nearby shopping centers include Valley Station Shopping Center, Valley Commons, and Dixie Shopping Center, all within a short drive (approximately 4 minutes). The area is served by the Jefferson County Public Schools (JCPS) district, with schools like Watson Lane Elementary, Robert Frost Sixth-Grade Academy, and Stuart Middle School nearby. For higher education, Jefferson Community and Technical College - Southwest Campus is approximately an 8-minute drive away. The park is also relatively close to Louisville Muhammad Ali International Airport (around a 22-minute drive), offering convenience for air travel. The strategic placement of Logans Pointe Mobile Home Park means residents can access the conveniences of a major metropolitan area while residing in a suburban neighborhood.
Logans Pointe Mobile Home Park, as a manufactured home community, primarily focuses on providing the necessary infrastructure and management to support long-term residential living. Based on the typical offerings of such communities and available general information, services generally include:
- Lot Rentals: The core service involves renting out individual plots of land where residents can place their manufactured homes. These lots typically include essential utility hookups.
- Utility Connections: Standard utility connections such as electrical, water, and sewer are generally available at each lot. Residents are typically responsible for their individual utility bills, though some reviews mention disputes regarding these.
- Community Management: A management team oversees the park's operations, aiming to assist residents with inquiries and maintain the community's standards. However, several reviews indicate significant issues with past management practices regarding transparency and fairness.
- Maintenance: While individual homeowners are responsible for their properties, the park management is usually responsible for the upkeep of common areas and internal roads, though one review specifically mentions "run down the road isn't good at all the holes in the road."
- New and Pre-Owned Home Sales: Public information suggests the availability of new and pre-owned manufactured homes (e.g., "brand new Champion Prime Home available") for sale within the community, providing various housing options.
It is crucial for prospective residents to directly inquire about the full range of services, including specific details on utility billing, maintenance schedules, and current management's approach to addressing resident concerns, especially given the reported issues.
Logans Pointe Mobile Home Park, while facing significant criticisms in reviews, also presents certain features and highlights that are common to manufactured home communities and could be appealing to some residents:
- Affordable Homeownership: A primary advantage of mobile home parks is the potential for more affordable homeownership compared to traditional site-built homes in the Louisville area.
- Community Location: The park is located in a quiet suburban neighborhood of Louisville's Valley Station, offering a balance between residential tranquility and urban access.
- Access to Nearby Amenities: Close proximity to several shopping centers (Valley Station Shopping Center, Valley Commons, Dixie Shopping Center), schools, and major roadways for convenient access throughout Louisville.
- Availability of New Homes: The presence of "brand new Champion Prime homes" offers opportunities for residents to acquire modern manufactured homes.
- Built in 1990: As an established community, it has existing infrastructure and a settled layout.
It is important for prospective residents to critically evaluate these potential highlights against the serious concerns raised in customer reviews, particularly regarding management practices and property conditions. A thorough personal visit and direct communication with current residents are highly recommended to ascertain the true living experience.
Specific, publicly advertised promotions or special offers for Logans Pointe Mobile Home Park are not consistently detailed in general public data beyond the listed prices for available homes. Manufactured home communities often have varying incentives depending on current occupancy rates, market demand, and available inventory.

- Reduced lot rent for an initial period.
- Move-in specials or credits for new residents.
- Assistance with financing options for manufactured homes.
Given the serious concerns raised in reviews about billing and deposit practices, it is especially crucial to obtain all promotional details and terms in writing and to understand them thoroughly before committing to any agreements.

We strongly encourage prospective residents to reach out directly to the community’s office. Due to the significant negative feedback in customer reviews, it is especially important to ask detailed questions about all aspects of residency, including but not limited to, billing practices, maintenance schedules, noise policies, and how past issues have been addressed. Visiting the park in person and speaking with current residents is also highly advisable to gain a firsthand understanding of the living environment.
For Kentuckians seeking a potentially affordable housing solution within the Louisville metropolitan area, Logans Pointe Mobile Home Park could be a consideration. Its location in the Valley Station neighborhood offers a suburban feel while providing convenient access to the extensive amenities, employment opportunities, and services of a major city. This balance of local quietude and urban proximity can be appealing to many residents.
The availability of new manufactured homes offers an opportunity for modern, potentially energy-efficient housing at a lower entry cost than traditional homes. The park's established nature, built in 1990, suggests existing infrastructure and a settled community.
However, it is crucial for any local considering Logans Pointe to be fully aware of and address the serious concerns raised in recent customer reviews. Issues pertaining to management practices, alleged unfair billing, and maintenance standards are significant and warrant thorough investigation. While the concept of affordable, community-based living in Louisville is attractive, prospective residents must exercise due diligence. This includes direct communication with current management, a meticulous review of all lease agreements and policies, and, if possible, speaking with multiple residents to gain a comprehensive understanding of the current living experience. For those who prioritize affordability and a Louisville location and are prepared to navigate potential challenges, Logans Pointe Mobile Home Park could still be a viable option, but it requires careful consideration and verification of all terms and conditions.
Customer Reviews
Horrible trailer park. Granddaughter lived there and they try to charge late fees to new people moving in and people moving out. I payed her deposit when she moved in and Mgr. JULIA tried to get me to pay late fee snd water for previous month. I said I just bought this today do that's previous owners bill. Legally she could not make me pay. But then I find out she did it to the person I sold it even though I gave a receipt that says pd in full. Would advise everyone to steal clear of this Horrible place. UPDATE. IF ANYONE WANTS TO SEE MY PROOF PLEASE MESSAGE ME ON HERE OR FB. I WILL SEND PICTURES OF RECEIPTS TO PROVE ITS TRUE. THESE ARE THE WORST PEOPLE. MGR. HAS SINCE BEEN FIRED AND IM TAKING THEM TO SMALL CLAIMS COURT. Just saw they have been in lawsuit since August for sane reason I am taking them yo small ckaims court. Evidently they do this to everyone. The previous Mgr has been replaced.
horrible management, gave a deposit and were strung along for a whole month until the day we were supposed to move in and then were told we were getting our deposited funded the day of, everything had been fine and we had been told as soon as lg&e was on we would be able to move in. unprofessional and also not told all conditions of living in the mobile home, do not go here! they may do the same to you
The people running this establishment are a joke. I advise that the owner sells these properties before he takes a major loss in the long run. They want to keep raising the lot rent every year, but in return not make it a nicer living environment. Now tacking on more for water usage supposvley because of some older trailers didnt fix their water leaks and they need to make up for it. That's a sham just a way to charge more money. I no longer live here and wouldnt recomend this place to no one. If you can come up with a few hundred a month a get your self an aparment. They physically blocked me from moving my home after I had allready sold it to an individual. They also put a big roll back dumpster in our driveway while we were still living their. We couldn't get our cars in the driveway.
We moved in 5 yrs ago and it was a great experience the whole place was clean and we'll kept. Now it is so ghetto. Half if not more of the homes are or should be condemned along with the people who live in them.
Park manager very out of control on handling issues, also breaking tenant rights laws. In court process now will have more Info later on issue. Stay away from this place. They also have several complaints from this side of the park (Mills Point)about safety issues and concerns that have never been adressed. Adding to review july 27th 2019...... Now this company has put a dumpster in my driveway so the man that baught my trailer cannot move it. Also very unsafe because dumpster is half way out in the road way. If you like your freedom and want a good place to live without alot of bs DONT Go To any around dixie. This is including Mills point, Logans Point, Johnstown, Autum Lake ect.
