Belmont Court MHC About
For those considering mobile home living in a quieter, more rural setting within Ohio, Belmont Court MHC in Alger offers a unique opportunity. This community, located at 207 E Belmont St, Alger, OH 45812, USA, presents itself as a private and peaceful option for residents seeking a country environment. Understanding the current dynamics of the park, especially in light of recent changes, is key for prospective residents in the Ohio region.
Belmont Court MHC has been noted for its tranquil surroundings, providing a reprieve from the hustle and bustle of larger towns. A representative from Belmont MHP emphasizes this, stating, "Great park. Private, and peaceful surroundings and in the country. Check it out!" This highlights the appeal for individuals or families desiring a more serene lifestyle.
However, like many properties, mobile home parks can experience changes, particularly with ownership. Recent reviews indicate a shift in management at Belmont Court MHC, which has had a direct impact on resident costs and inclusions. One resident explicitly stated, "Park just sold! My lot rent was 185 a month, included water and trash. New owners raised it to 315 a month and includes nothing! Add water and trash on top of that, I'm paying 400 a month." This review further noted, "7-1-22 Lot Rent is raising again, 375 a month and includes nothing! This Park has NO amenities!" These details are crucial for anyone evaluating the long-term affordability and overall value of living in Belmont Court MHC.
The distinction regarding utilities is also important. While previous arrangements might have included water and trash in lot rent, the current model, as described by residents and affirmed by a response from Belmont MHP ("All residents in the community have always been responsible for their own utilities including water that is paid directly to the Village of Alger, not to the park"), indicates that residents are now directly responsible for these costs. This shift requires careful budgeting and understanding of all associated expenses.
Despite these changes, the core appeal of a private and peaceful country setting remains a significant draw for Belmont Court MHC. For local Ohio users, weighing these factors – the serene environment against the updated cost structure and utility responsibilities – will be essential in determining if this mobile home community aligns with their housing needs and financial planning.
Belmont Court MHC is nestled at 207 E Belmont St, Alger, OH 45812, USA. Alger is a small village located in Hardin County, Ohio. With a population typically under 1,000 residents, Alger offers a quintessential small-town experience characterized by a strong sense of community and a relaxed pace of life.
The park's address on E Belmont St places it within the village, providing convenient access to Alger's local offerings. While Alger is a small community, it provides essential services and a local charm. Residents can typically find local businesses, a post office, and community gathering spots within a short drive. The "country" setting highlighted in reviews means residents can enjoy wide-open spaces, fresh air, and a break from urban congestion.
For broader accessibility, Alger is situated within reasonable driving distance of larger towns and cities in Ohio. It is located relatively close to U.S. Route 30 and State Route 23, which are major arteries facilitating travel across the state. This means that while residents enjoy a quiet rural lifestyle, they are not isolated from the amenities and employment opportunities found in places like Lima, Kenton, or Findlay, which are typically within a 20-40 minute drive. This balance of rural tranquility and regional connectivity can be a significant benefit for individuals and families considering Belmont Court MHC. Access to healthcare, larger retail centers, and diverse dining options would necessitate travel to these nearby larger communities.
Based on the provided information, the services offered by Belmont Court MHC primarily revolve around lot rental and utility management, with notable changes under new ownership.
-
Mobile Home Lot Rentals: The core service is the provision of individual lots for mobile homes. Residents pay a monthly lot rent to place their manufactured home within the community.
-
Utility Management (Tenant Responsibility): A key aspect, as highlighted in the reviews, is that residents are directly responsible for their own utilities, including water, which is paid directly to the Village of Alger. This implies that other utilities such as electricity and trash removal are also separate costs to the tenant, rather than being included in the lot rent. This is a significant change from prior arrangements where water and trash were reportedly included.
-
Community Infrastructure: While not explicitly detailed as a service, the park's operations would include the maintenance of roads within the community and basic infrastructure for utility connections to each lot.
It is important for prospective residents to confirm all utility responsibilities and billing procedures directly with Belmont Court MHC management to ensure a clear understanding of monthly expenses beyond the stated lot rent.
Belmont Court MHC possesses distinct features that appeal to a specific lifestyle, though some aspects have been influenced by recent changes in ownership:
-
Private and Peaceful Surroundings: This is a consistently emphasized positive feature. The park offers a quiet and secluded environment, ideal for those who value tranquility and a slower pace of life. Its "in the country" setting contributes significantly to this peaceful atmosphere.
-
Rural Location: Situated in Alger, the park offers residents the benefits of small-town living, including a close-knit community feel and access to outdoor spaces, without the congestion of urban areas.
-
No Amenities (as per recent reviews): It is important to note that recent resident feedback explicitly states, "This Park has NO amenities!" This means residents should not expect features like clubhouses, swimming pools, playgrounds, or organized community events within the park itself. The focus is on providing a private lot in a peaceful setting.
-
Self-Sufficiency for Utilities: Residents manage and pay for their utilities directly, including water to the Village of Alger. While this requires more individual responsibility, it also offers direct control over consumption.
Based on the provided reviews, there are no specific promotions or special offers explicitly mentioned for Belmont Court MHC. The recent change in ownership and subsequent adjustments to lot rent and utility inclusions suggest a focus on standard rental agreements rather than promotional incentives.
However, it is always advisable for interested parties to contact the park directly. Mobile home parks, depending on their occupancy rates and management strategies, may sometimes offer:
-
Move-in Incentives: Occasionally, parks might offer a reduced security deposit or a discount on the first month's lot rent to new residents, though this is not indicated in the current information.
-
Long-Term Lease Benefits: Some communities provide a slightly lower monthly rate or a guarantee against immediate rent increases for residents who commit to longer lease terms (e.g., 12 months or more).
Given the recent adjustments to lot rent, prospective residents should be prepared for the stated rates and direct utility responsibilities. Any potential offers would need to be confirmed directly with Belmont Court MHC management during inquiry.

For Ohio locals, particularly those in search of a mobile home community that offers a distinct lifestyle, Belmont Court MHC in Alger presents a particular set of characteristics that may be highly suitable. Its primary appeal lies in its "private and peaceful surroundings," offering a coveted retreat from the fast pace of urban life. The "in the country" setting ensures a serene environment, which can be a significant draw for individuals and families prioritizing tranquility and a close connection to nature.
The village of Alger itself, with its small population and community feel, provides a quiet backdrop, offering a sense of belonging that many seek in residential areas. While the park does not boast a long list of amenities, this can translate into a simpler, more focused living experience, potentially appealing to those who prefer to engage with amenities outside the park or enjoy a more minimalist lifestyle.
It is crucial for local Ohioans considering Belmont Court MHC to be fully aware of the recent changes in ownership and the corresponding adjustments to lot rent and utility responsibilities. The increase in lot rent and the shift to direct payment for utilities like water and trash mean that the overall monthly housing cost will be higher than previous residents experienced, and these costs are separate from the lot rent itself. Transparency in understanding these financial aspects is vital for budgeting and ensuring long-term suitability.
Ultimately, Belmont Court MHC is best suited for Ohio locals who prioritize a quiet, private, and rural living environment for their mobile home, are comfortable with managing their own utilities, and have factored the current lot rent structure into their financial planning. For those who value peace and quiet above extensive on-site amenities, and appreciate the charm of a small Ohio village, Belmont Court MHC could indeed be a fitting place to call home.

To the reader of the various Google Reviews. No idea who Julia Wallace is. Not an authorized tenant under any lease of the Belmont Community. All residents in the community have always been responsible for their own utilities including water that is paid directly to the Village of Alger, not to the park. Great park. Private, and peaceful surroundings and in the country. Check it out! Reply provided on behalf of Belmont MHP
