Understanding the nature of a mobile home park is essential, as it functions as a community where residents typically own their manufactured homes and lease the land (lot rent) from the park management.
This article aims to provide a factual and informative overview of Bon Aire Mobile Home Park from the perspective of an Ohio resident. We will delve into its precise location and accessibility, outline the typical services offered in such a community, and highlight any notable features based on available public information. It's important to approach any long-term residential decision with comprehensive information, and this guide will assist potential residents in gaining a clearer picture of what Bon Aire Mobile Home Park entails.
Bon Aire Mobile Home Park is located at 2845 Columbus Ave, Springfield, OH 45503, USA. This address places it within the city of Springfield, a significant urban center in Clark County, Ohio. Columbus Avenue is a well-known thoroughfare, providing direct access to the mobile home park. The park's location within Springfield means residents have relatively easy access to a range of urban amenities and services. This includes proximity to grocery stores, various retail establishments, healthcare providers, educational institutions, and employment opportunities within Springfield. For those who commute for work or leisure, Springfield benefits from its connection to major roadways, allowing for access to nearby cities like Dayton and Columbus. While the specific immediate surroundings of the park would require a visit to observe, its location on a main road generally implies good connectivity to the city's infrastructure and public services, which are critical for long-term residents relying on local resources for their daily needs.
As a mobile home park, Bon Aire Mobile Home Park primarily provides the necessary infrastructure and management for residents to place and live in their manufactured homes. The services typically offered in such a community are centered around facilitating long-term residency rather than short-term recreational stays.
- Mobile Home Lots: The core service is the leasing of individual lots where residents can place their manufactured homes. These leases are typically long-term, forming the basis of the residential arrangement.
- Utility Connections: The park generally provides the hookups for essential utilities such as water, sewer, and electricity to each lot. Residents are usually responsible for setting up and paying for their individual utility accounts with the relevant service providers.
- Property Management: The park has management responsible for overseeing the community, handling lot rentals, addressing resident concerns, and enforcing community rules and regulations.
- Maintenance of Common Areas: The park is typically responsible for the upkeep of common areas within the community, including roads, lighting, and any shared facilities.
Based on customer reviews, there have been significant concerns raised regarding the condition of the streets within the park, with descriptions of "horrible" potholes. This suggests that the maintenance of internal roadways may be an area of concern for residents. Additionally, one review mentioned a specific situation where a resident bought a trailer from the park, invested money in repairs, and was subsequently evicted without retaining the trailer or recouping repair costs, highlighting potential complexities in property acquisition and residency terms within the park. This underscores the critical importance for prospective residents to thoroughly understand all contractual agreements, especially concerning trailer purchases and residency rules.
The features and highlights of Bon Aire Mobile Home Park are primarily related to its function as a residential community, with a focus on providing a living space for its residents. However, based on available public reviews, it is important to address both potential benefits and reported challenges.
- Affordable Housing Opportunity: Mobile home parks often serve as a more affordable housing alternative compared to traditional housing markets, which can be a significant draw for individuals and families seeking cost-effective long-term residency.
- Established Community: Being a mobile home park, it represents an established residential community, potentially offering a sense of neighborhood and stability for its residents.
- Location in Springfield: Its location in Springfield, Ohio, provides residents with access to the city's amenities, including shopping, schools, healthcare, and employment opportunities.
However, it is crucial to highlight the significant concerns raised in customer reviews, which impact the overall perception and liveability of the park:
- Road Conditions: A prominent issue repeatedly mentioned is the "horrible" condition of the driveways and streets within the park, with "potholes as big as your car." This is a significant safety and vehicle maintenance concern for residents.
- Trailer Condition: Reviews describe many trailers as "old and rusted" and looking like a "safety hazard," suggesting potential issues with the aesthetic and structural integrity of some units within the community.
- Management Disputes: One detailed review outlines a severe issue with a resident being "kicked out" after investing in trailer repairs, with claims of not being able to reclaim the trailer or repair costs. This points to potential challenges in resident-management relations and raises serious questions about tenant rights and property agreements within the park.
- Drainage Issues: A specific complaint about a "river in front of my house" for three years indicates significant drainage problems affecting living conditions.
These reported issues suggest that while the park provides a housing option, potential residents must be fully aware of and prepared for challenges related to infrastructure maintenance, the condition of units, and the nature of the landlord-tenant agreements.
Given that Bon Aire Mobile Home Park functions as a long-term residential community rather than a short-term recreational RV park or campground, standard "promotions or special offers" as seen in tourist-oriented businesses are generally not applicable. Any financial incentives would typically revolve around the terms of lot rental agreements or specific conditions related to purchasing a mobile home within the park. For instance, sometimes parks might offer a reduced initial lot rent for a limited period or specific arrangements for acquiring existing mobile homes on-site. However, based on the provided reviews, any such arrangements, particularly those involving the acquisition of trailers, should be approached with extreme caution and thorough legal review due to past negative experiences reported by a customer regarding investments in trailers and subsequent evictions.
Potential residents interested in leasing a lot or inquiring about available mobile homes should directly contact the park management to discuss current lot rental rates, availability, and any specific terms and conditions related to residency. They would be the authoritative source for any detailed financial arrangements or policies. It is paramount to obtain all agreements in writing and seek independent legal advice if considering complex arrangements involving trailer purchases and long-term residency.

When making inquiries, it is advisable to be prepared with specific questions about lot rental agreements, utility responsibilities, community rules, and any concerns derived from publicly available reviews. For Ohio residents considering Bon Aire Mobile Home Park in Springfield as a potential long-term housing solution, it offers an option within the manufactured home community sector. Its location in Springfield provides reasonable access to city amenities and services, which is a practical benefit for daily living. However, based on explicit customer feedback, prospective residents must exercise significant caution and conduct extensive due diligence. Reports of severely poor road conditions, concerns about the safety and maintenance of existing trailers, and particularly troubling accounts of residents being evicted after investing in trailers without compensation are serious red flags. Warning!!!!! beware!!!!!! Worst place on earth to live. I Bought a trailer off of them. Fix it up and put a bunch of money in it Then they kicked me out so they could have the trailer back.( Didn't work. Out for them so well ) The cop calling lesbians running it are ridiculous. !!!!!!! Streets or terrible potholes as big as your car.I had a river in front of my houseThe three years that I lived there until the neighbor fixed it . So rent buy whatever at your own risk. I warned you.
Driveway~street in and out is HORRIBLE!! 😡A person could lose the front end of their vehicle! Many trailers are old and rusted and look like a safety hazard! Been coming in and out randomly for 15 years....every month it gets worse! I feel sorry for the residents that have to live in those conditions. Just because people aren't wealthy doesn't mean they want to live in a dump!
As honest as I can be ... I lived there for a few years,at first it was ok,then all hell broke loose! Don't get a week behind because if you do you get evicted! Seriously! And the owner will refuse to fix anything,no business in town will do any work for her. And she will not let you fix anything. And now she's decided to live there. Good luck! The worst place I have ever lived!
