Mobile home communities often provide an accessible pathway to homeownership or affordable rental options, coupled with a distinct neighborhood feel. Camellia Trace aims to cater to individuals and families seeking a place to call home within Mobile, offering a blend of convenience and community. This article will provide an overview of Camellia Trace Mobile Home Park, drawing on available public information to help prospective residents in Alabama evaluate if this community aligns with their housing preferences.
Camellia Trace Mobile Home Park is managed by Kaliber Management, a company that oversees various mobile home and RV communities. The park strives to offer homes and lots for rent, providing a range of choices for potential residents. Understanding the specific characteristics of this park, including its location, available services, and features, is essential for anyone looking to make an informed decision about their next home in Mobile.
Camellia Trace Mobile Home Park is located at 1421 Cody Rd N, Mobile, AL 36618, USA. This address places the park in West Mobile, a well-established area known for its accessibility and proximity to various amenities. The park's location on Cody Road North, near the intersection of two major roads (implied by customer review feedback about traffic), means residents have convenient access to critical transportation arteries. This makes commuting within Mobile and to surrounding areas relatively straightforward.
The strategic positioning in West Mobile ensures that residents are "close to shopping and the airport." This is a significant advantage for daily errands and travel. While specific retail outlets aren't detailed in the provided information, West Mobile is a developed area with numerous grocery stores, retail centers, dining establishments, and entertainment options within a short drive. The proximity to Mobile Regional Airport is particularly beneficial for those who travel frequently for work or leisure.
Despite being near busy intersections, the park is described by its management as being "located in a quiet area of West Mobile." This suggests an effort to provide a peaceful residential environment even amidst surrounding commercial and traffic activity. This balance of quiet living with convenient access to urban necessities is often a key factor for Alabamians choosing a mobile home community.
Camellia Trace Mobile Home Park offers a variety of services aimed at facilitating comfortable living for its residents. Based on available public data from the management company, these include:
- Homes and Lots for Rent: The park provides both mobile homes for rent and individual lots for rent where residents can place their own manufactured homes. This offers flexibility for different resident needs.
- Utility Provision: Homes in the park are equipped with electricity, sewer, and water services, ensuring essential utilities are readily available.
- On-Site Management: While not explicitly detailed in reviews, Kaliber Management oversees the community, implying a management presence for addressing resident inquiries and maintaining the park.
- Pet-Friendly Policy: Information from Kaliber Management and some real estate listings for homes within Camellia Trace indicate that pets are generally allowed, which is a significant factor for many residents. However, specific pet policies (e.g., breed restrictions, weight limits, number of pets, pet fees) should always be confirmed directly with management, as some general listings for "Camellia Trace" (not specifically this Mobile, AL MHP) mention restrictions.
- Property Maintenance: Although there are conflicting reviews regarding the upkeep of the grounds (one suggesting neglect, another stating "nice mowed yards"), a well-managed park is expected to provide some level of grounds maintenance. This is an area where prospective residents should conduct a visual inspection.
Camellia Trace Mobile Home Park highlights several features, though there are contrasting perspectives from customer reviews that prospective residents should weigh:
- Family-Friendly Environment: One positive review describes it as "the best quite family mobile home park," suggesting a community suitable for families with children.
- Friendly Community: According to a positive review, "Everyone here is friendly," indicating a welcoming and positive social atmosphere among residents.
- Cleanliness Standards (Contrasting Views): One review praises "clean nice mowed yards, and no cars in grass," which is a desirable feature for maintaining a tidy appearance. However, another starkly contrasts this, stating "the grass ALWAYS needs several weeks worth mowing" and mentioning "muddy, potholes filled with water," along with overgrown bushes. Prospective residents should verify the current condition upon visiting.
- Central Location in West Mobile: The park is "centrally located to the Howells Ferry Road and Zeigler Boulevard" (from management's description), providing convenient access to major roads and amenities in West Mobile, including shopping and the airport.
- Opportunities for Home Rental/Ownership: The availability of "mobile homes available with electricity, sewer, and water provided" and "homes and lot available for rent" allows for various housing solutions. Some listings indicate options for purchasing new Clayton Elation models within the park, with a requirement for homes to remain in the park for 10 years and buyers to qualify for lot rent.
Specific, time-limited promotions for Camellia Trace Mobile Home Park are not detailed in the provided information. However, the park consistently offers "homes and lot available for rent," indicating ongoing opportunities for new residents. Some online listings for homes within Camellia Trace might periodically highlight sales or rental incentives. Camellia Trace Mobile Home Park is suitable for Alabamians who are specifically seeking an affordable mobile home living option in West Mobile. For local residents, its location provides convenient access to shopping, dining, and the airport, which can be a significant benefit for daily life and travel. The park's claim to be a "quiet family mobile home park" with "friendly" people, as stated in one positive review, suggests a potentially strong community atmosphere that many Alabamians value. However, it is imperative for prospective residents to consider the conflicting negative review, which highlights significant concerns about maintenance ("grass ALWAYS needs several weeks worth mowing," "muddy, potholes filled with water"), safety ("heard gunfire quite a few times," "witnessed ppl driving by yelling obscenities at others outdoors but on the park property even going so far as to hold up and display their handguns as warnings"), and external conditions ("very dangerous and hard to see what's coming" when leaving the property due to overgrown bushes, "tons of traffic flying by").
Given these divergent perspectives, Camellia Trace Mobile Home Park could be suitable for Alabamians who are willing to conduct thorough due diligence, including an in-person visit at various times of the day to assess safety and maintenance conditions, and who are comfortable navigating potential challenges as part of securing an affordable housing option. For those prioritizing a family-friendly environment and a sense of community, as described in the positive feedback, it could still be a consideration, but with the strong caveat to verify the current state of the property and its immediate surroundings.

I promise it does not look like those photos...the grass ALWAYS needs several weeks worth mowing..there are muddy, potholes filled with water..When leaving the property..it's very dangerous and hard to see what's coming, especially on the drivers side bc the bushes are always overgrown..and this park is located on the corner of 2 majorly large intersections with tons of traffic flying by in all directions..We have seen several wrecks and near misses..often..heard gunfire quite a few times..we've witnessed ppl driving by yelling obscenities at others outdoors but on the park property even going so far as to hold up and display their handguns as warnings to those ppl...the speed limit is a posted 5mph but Noone seems to go under 30-35 etc..the mobile homes looking the worst seem to be the ones on the end of the park entrance..all in all...A very shady nasty and ugly place especially when there are several families with lots of kids roaming around just waiting to get picked off by these horrible ppl in general...not everyone applies in this park of course..Some of the folks actually keep their places up very well and seem to take some pride..Kudo's to you guys and girls !! I don't live here but I did have grandkids there before..worried everyday and night about them till they moved..Sorry I have no photos but take a drive by.. if you dare
