Cedar Creek About
Living in Kansas offers a unique blend of tight-knit communities, open spaces, and a welcoming atmosphere. For many looking for an affordable and comfortable place to call home, mobile home parks present an attractive option. In Salina, one such community that often comes up in conversations is Cedar Creek. This article aims to provide a clear, engaging, and informative overview of Cedar Creek mobile home park, helping local users in the Kansas region understand what this community has to offer.
Mobile home parks, also known as manufactured home communities, have evolved significantly. Today, they offer a diverse range of living options, often providing a sense of community and financial benefits that can be appealing. Cedar Creek, located right here in Salina, strives to be a community where residents can establish their roots and enjoy the conveniences of city living with a neighborhood feel.
One of the primary advantages of manufactured home communities is the potential for a lower cost of living compared to traditional site-built homes. This can include more affordable home prices, reduced utility expenses (as many modern manufactured homes are built with energy efficiency in mind), and potentially lower property taxes since residents typically own their home but lease the land it sits on. This financial structure can offer stability and help with long-term budgeting.
Cedar Creek mobile home park is conveniently situated at 745 Cedar Creek Dr, Salina, KS 67401, USA. This location places residents within easy reach of various Salina amenities and services. Salina itself is a vibrant city in central Kansas, known for its friendly atmosphere and access to educational, cultural, and recreational opportunities. Being located within Salina means residents of Cedar Creek benefit from proximity to local schools, shopping centers, healthcare facilities, and entertainment options. The community's location on Cedar Creek Drive suggests a quieter, residential setting while still maintaining good connectivity to main thoroughfares, allowing for straightforward commutes within Salina and to surrounding areas.
Accessibility is a key factor when considering a new home. While a car is generally needed for most errands in Salina, the park's location offers reasonable access to essential services. Cedar Creek aims to provide residents with a supportive living environment. Based on general information available for manufactured housing communities and some specific mentions, the park may offer or facilitate certain services to enhance resident convenience and comfort. It is important to note that the scope and availability of these services can vary and are subject to change. For the most current and comprehensive list of services, direct inquiry is recommended.
- On-Site Office: Many manufactured home communities, including Cedar Creek, feature an on-site office. This typically serves as a central point for residents to address inquiries, manage leases, and communicate with management. An on-site presence can contribute to a more responsive and well-managed community experience.
- Leasing and Sales Information: Cedar Creek offers homes for both sale and rent, aiming to make homeownership accessible. The office staff can provide details on available floor plans, lease agreements, and home purchase options.
- Community Management: Professional management is a cornerstone of well-run mobile home parks. This often includes maintaining common areas, ensuring adherence to community guidelines, and working to create a pleasant living environment for all residents.
- Waste Management: Typically, mobile home parks include provisions for trash collection, often integrated into the lot rent, simplifying this utility for residents.
Understanding the features and amenities of a mobile home park is crucial for prospective residents. While some advertised features may be aspirational or planned, it's helpful to know what the community aims to provide or has in place. Based on available information, here are some features and highlights associated with Cedar Creek:
- All-Ages Community: Cedar Creek is designed as an all-ages community, making it suitable for individuals, couples, and families with children. This demographic inclusivity often contributes to a diverse and dynamic neighborhood atmosphere.
- On-Site Storm Shelter: Especially important in Kansas, which experiences tornado season, the presence of an on-site storm shelter is a significant safety feature. This provides residents with a designated safe space during severe weather events. While past feedback has mentioned issues with power in the shelter, the intent to provide this critical safety amenity is a key highlight.
- Basketball Court (Planned/Ongoing): While recent resident feedback indicates a delay in the completion of a basketball court, the intention to include such a recreational amenity is noted. A functional basketball court would offer a valuable outdoor activity space for residents, particularly children and teens.
- Playground: Playgrounds are often a central feature in family-friendly communities, providing a safe and engaging area for younger residents to play and interact.
- Pet-Friendly: Many residents appreciate communities that welcome pets. Feedback suggests the community is dog-friendly, although responsible pet ownership regarding waste cleanup is expected.
- Parking: Easy parking is generally available within the community.
- Quiet Location: The community is often described as being in a quiet location, contributing to a peaceful living environment.
It is important to note that while some amenities are listed as intended or available, customer reviews highlight concerns regarding the upkeep and timely completion of certain promised features, such as the basketball court and sidewalk repairs. Prospective residents are encouraged to inquire about the current status of all advertised amenities and the community's plans for improvements.

NO AMENITIES!! We’ve lived in this community for almost 2 years now and just this year they have increased the price on us TWICE with no added benefits to living in the area. When we were signing leases we were told that a basketball court and pavilion were on its way being put up; this mess of a basketball goal has been laying on the ground for over a year. I have kids playing basketball in the street because there is no place for older kids to enjoy. Currently, it’s tornado season and the storm shelter has no power and we were told that if we wanted light, we should bring our own flashlights. Poor upper management with poor work ethics, can’t wait to leave this poor community.
Currently live here and can’t even walk on the sidewalk, have been promised for over a year that it will be fixed, even fell on it last week and almost broke my knee. No decency here, people drive through my yard between mine and my neighbors HOMES, and the office does nothing, aren’t allowed to put up a fence in your own yard. The office doesn’t do anything actually but RAISE THE RENT EVERY YEAR WITH NO IMPROVEMENTS. We are suppose to have a basketball court, last year. Too many other great places in town to rent from these days, ROOTS is not it.
If I could give lower I would. Housing is awful, the AC sounds like a jet engine and it's right off the living room. You can NEVER get a hold of anyone at the office. If you try and ask for something that was out of control to be fixed and !!in your lease!! that THEY would fix, expect it to be done in 3-5 months. Please save your money and look somewhere else
We had a viewing scheduled for August 27 at 2 pm. We showed up about 10 minutes early and we brought our 11 month old with us to view the house. Mind you it was 100 degrees out. We waited outside for 20-25 minutes waiting for someone to show up. We tried to get ahold of them but couldn’t. No one tried to contact us either. And then about and hour after we were supposed to be there. Then they tried to get ahold of us and to reschedule.
My girl and I have lived here since May of 2022 and couldn’t be happier. the neighbors are super friendly and the kids are sweet and respectful! homeowners are awesome and understanding and help with any assistance with things. the house is in perfect condition. love the flooring and the counter space along with the master bedroom and bathroom. couldn’t be happier living here!!
