This structure is intended to provide a stable, community-oriented lifestyle with less of the burden associated with traditional property ownership.
It is important for prospective and current residents to approach this type of housing with a clear understanding of the governing rules and financial structure. The experience of living in a manufactured home community is intrinsically tied to the policies and management of the park, which oversees all shared facilities and community standards. Recent public commentary highlights that Centerville Mobile Home Park, which has undergone a change in ownership to an out-of-state entity, has been subject to significant operational shifts that directly impact resident life, finances, and community atmosphere. These reported changes include notable adjustments to lot rent and the introduction of new fees, alongside a heightened focus on rule enforcement.
This overview aims to factually detail the location and fundamental elements of Centerville Mobile Home Park to help local Pennsylvania users make informed decisions, acknowledging that the community experience is currently characterized by stringent new management policies and financial adjustments reported by residents.
Understanding the commitment of a lot-lease agreement is essential; residents are often navigating a long-term contract with specific stipulations regarding home maintenance, community conduct, and financial obligations. Location and Accessibility
Centerville Mobile Home Park is conveniently located in Bainbridge, a small community in Lancaster County, Pennsylvania, offering residents a setting near the Susquehanna River. The address places the community in a location that provides a quieter, small-town atmosphere while maintaining accessibility to larger regional amenities.
The official address of the park is 62-90 S Front St, Bainbridge, PA 17502, USA.
The park's location on South Front Street provides direct access to local routes, facilitating travel to nearby towns like Elizabethtown, Middletown, and Lancaster, which offer greater access to employment, healthcare, and retail options. The proximity to the Susquehanna River also contributes to the local flavor and potentially offers nearby opportunities for river-based recreation. For locals, the Bainbridge location offers a viable residential option within the greater Lancaster County region, making it a potentially convenient commute for those working in the central part of the county or heading toward the Harrisburg area. Prospective residents considering the park should evaluate this geographic convenience against the current operational environment as reported by the existing community members.
Services Offered (Based on Business Model and Resident Reports)
As a manufactured home community, the essential service provided by Centerville Mobile Home Park is the lease of land to homeowners. However, public resident reports indicate that the financial structure of these services has recently undergone significant revision.
Manufactured Home Lot Rental: The primary service is the leasing of individual plots of land where residents place their manufactured homes. Resident feedback indicates that the monthly lot rent has been subject to a substantial increase, reported as $105 per month, with future annual increases projected to be in the 6% to 8% range.
Utility and Maintenance Billing: Services that were previously covered or structured differently are now itemized with new monthly fees. Residents report new charges for essential services, specifically a separate fee for garbage collection (reported as $21 per month) and a fee for water and sewer line services (reported as $10 per month).
Community Management and Rule Enforcement: The park provides ongoing management services for common areas and rule enforcement. Public reports highlight that management has implemented very strict new lease terms, which residents state restrict "freedom of speech" within the community, specifically citing the prohibition of campaign signs on private lots.
Lot Preparation and Infrastructure: The park facilitates the installation of new homes. However, resident reports mention that the process of bringing in new homes has led to negative impacts on existing community areas, citing "tearing up grass, and flowers" and increased noise from tree removal.
Features and Highlights (Focusing on Verifiable Facts and Current Operations)
The features of this residential park relate primarily to its physical environment and the current operational focus of its out-of-state ownership.
Dedicated Manufactured Home Lots: The physical feature is the availability of specific, established sites designed to accommodate manufactured homes, offering a distinct style of neighborhood living in the Bainbridge area.
Proximity to Local Nature: The location is near the Susquehanna River and surrounding natural areas, which is an inherent environmental feature of the Bainbridge community.
Strict Community Standards and Lease Requirements: A key operational feature is the management’s current emphasis on rigorous enforcement of new lease terms and community rules, including restrictions on private expression (such as political signage) and severe scrutiny of resident and applicant histories.
Expansion and Development Focus: The park is undergoing a phase of development and new home placement. This activity is a feature of the current management strategy, although existing residents have noted the negative impacts of this construction on the established community environment.
Application Scrutiny: A reported feature of the application process is the strict resident screening policy. Public accounts indicate that applicants may be denied based on past legal history, even for non-violent, years-old offenses (such as an eight-year-old marijuana felony), indicating a rigid application of rules for entry into the community.
Contact Information
The following information is publicly available for Centerville Mobile Home Park. Due to the reported transition of ownership to a Florida-based company, prospective residents should be prepared to contact an out-of-state management entity for detailed park information and leasing requirements.
Address: 62-90 S Front St, Bainbridge, PA 17502, USA
Phone: Specific management phone numbers are not publicly verified for general inquiries. It is highly recommended that potential residents visit the physical location and seek contact information directly at the park office or through any visible signage provided by the current management company. Due to the complexity and sensitivity of the reported financial and rule changes, legal counsel should be sought to review all lease documents prior to signing.
Conclusion: Why This Place is Suitable for Locals (Under Current Conditions)
Centerville Mobile Home Park is situated in a desirable geographic location for local Pennsylvanians seeking residence in the Lancaster County area, offering a unique opportunity for homeownership coupled with a lot-lease model. For those who prioritize a location near the Susquehanna River and who are seeking a community with highly structured and enforced rules, this park may present a viable option.
However, it is vital for any prospective local resident to acknowledge and thoroughly investigate the significant and challenging operational conditions reported by current tenants. The suitability of Centerville Mobile Home Park for local individuals and families must be weighed against the reported substantial cost increases (lot rent and new fees totaling over $130 per month), the loss of personal expressive freedoms within the community, and the reportedly difficult application and leasing process.
While the manufactured home model offers a distinct path to homeownership, residents report that the new management has fundamentally changed the living experience, leading to feelings of discomfort and lack of freedom. Therefore, local users who are considering Centerville Mobile Home Park should exercise extreme caution, diligently review every clause of the new lease agreement, seek independent legal advice, and speak with multiple current residents to fully understand the financial and social environment before making a commitment to this community in Bainbridge, PA.

We have found that we have no freedom of Speech here in the park we had a Marianne Williamson campaign sign up since spring, we have been told it's a violation of rules. This company from Florida, bought the property sometime later and has bribed the park residents for a five star rating, that if anyone gives that five star rating they will be included in a chance for $50 off lot rent. They have brought in more homes, ran home through lots tearing up grass, and flowers, making noise cutting trees that our beautiful pair of Cardinals lived, now they are gone. They'll raised our lot rent $105 per month are charging us $21 for garbage and $10 a month for water and sewer line, so our expenses have been raised $136 per month. They rushed us to read rules and bribed us all $25 to get new lease in so many like us skimmed them and didn't seek legal assistance. So we don't remember seeing the sign issues in the lease agreement. My husband had a bad feeling about that as others in community, but we signed and returned our lease. Now our freedom of speech in community is gone! We now hate this place but can't afford to move. They will not buy a good rating, they so far deserve the lowest and too bad a 1 star is the lowest. We were also told by the company representative that our lot rent will go up again next year 6 to 8 percent. This place was a nice place to live now it feels like fascism. This is suppose to be our home a place to relax but, it's not that place anymore.
