Tower View About
For many Minnesotans, finding a stable, comfortable, and affordable place to live, especially in a community setting, is a significant consideration. Mobile home parks, or manufactured home communities as they are also known, offer a distinct housing solution that blends independent living with the benefits of a managed neighborhood. In the charming central Minnesota town of Ogilvie, Tower View stands as one such community, striving to provide its residents with a convenient and welcoming environment.
Tower View is designed to be a quiet and well-maintained land-lease community. This means residents own their homes but lease the land beneath them, a common model that can offer a more accessible pathway to homeownership. The park aims to foster a sense of community, and as with any managed property, it operates under a set of rules and guidelines to ensure a consistent living experience for all. While some residents have offered feedback regarding specific aspects of park management and rule enforcement, the overall impression often highlights the dedication of the staff, particularly the manager, in being helpful and friendly. This community caters to those who appreciate a peaceful rural setting with accessible amenities, making it a viable option for many Minnesotans looking for a specific type of residential environment in the Ogilvie area.
Tower View is conveniently located at 160 N Prospect Ave, Ogilvie, MN 56358, USA. This address places it within the heart of Ogilvie, a small, welcoming town in Kanabec County, central Minnesota. This location offers a unique blend of rural tranquility with reasonable accessibility to larger regional centers.
For Minnesotans, Ogilvie's location is particularly advantageous. It's centrally located, approximately 90 minutes north of the Minneapolis-Saint Paul International Airport, making it accessible for those who travel or have family in the Twin Cities metro area. Furthermore, it's about 40 minutes east of St. Cloud, a larger city offering more extensive shopping, dining, and employment opportunities. Mora, another nearby community, is just 10 minutes to the east, providing additional local amenities. This geographic positioning means residents of Tower View can enjoy the peace and quiet of small-town living while still having relatively easy access to urban conveniences and job markets. The park's address on North Prospect Avenue within Ogilvie also implies close proximity to local town services, such as potential small shops, gas stations, or community facilities. This balance of quiet rural life and accessible regional hubs makes Tower View a practical choice for those looking to settle in central Minnesota.
Tower View aims to provide a comfortable living environment by offering a selection of community services and amenities for its residents. The primary service is the provision of well-maintained lots for manufactured homes, alongside facilities designed to enhance community life.
-
Manufactured Home Lot Rentals:
The core service involves leasing individual lots for residents to place their manufactured homes. This lot rental fee typically covers the use of the land and access to the common areas and amenities provided by the park.
-
On-Site Management/Manager:
The park benefits from having a manager, described positively by residents, who is responsible for the day-to-day operations, resident relations, and enforcement of park rules. This presence contributes to the overall organization and responsiveness of the community.
-
Pet-Friendly Environment:
Tower View is a pet-friendly community, allowing residents to live with their beloved companions. However, it's important for residents to understand and adhere to pet policies, particularly concerning barking and keeping pets under control, to ensure a harmonious environment for all. (As per Minnesota Manufactured Home Park rules, parks can set reasonable limits on pets, including behavior and size/breed).
-
Common Area Maintenance:
The park generally maintains its common areas, ensuring cleanliness and functionality. While specific feedback mentions areas like weed control might have room for improvement, the overall intention is to provide a well-kept communal space.
-
RV and/or Boat Storage:
A valuable service for many residents, particularly in Minnesota where recreational vehicles and boats are popular, is the availability of on-site storage for RVs and/or boats. This provides a convenient solution for storing larger items that might not fit on individual lots.
-
Basketball Court:
A dedicated basketball court provides a recreational amenity for residents, encouraging outdoor activity and community engagement.
-
Playground:
For families with children, a playground offers a safe and fun area for younger residents to play and socialize.
-
Volleyball Court:
A volleyball court adds another option for outdoor recreation and friendly competition within the community.
-
Utility Connections:
Like most manufactured home parks, Tower View provides connections for essential utilities such as water, sewer, and electricity to each lot. Residents are typically responsible for their utility bills or for charges that may be incorporated into the lot rent.
Tower View in Ogilvie offers several features and highlights that contribute to its appeal as a manufactured home community, particularly for those seeking a specific lifestyle in central Minnesota.
-
Quiet, Well-Maintained Community:
A primary highlight is its reputation as a quiet and well-maintained land-lease community. This provides a peaceful living environment, a sought-after quality for many residents looking to escape the hustle and bustle of larger urban areas. The consistent upkeep of common areas, despite some specific feedback on weed control, contributes to the overall aesthetic and resident satisfaction.
-
Friendly Management and Staff:
The positive interactions with the manager, Phil, and other staff members are a significant highlight. Their helpfulness and friendly demeanor create a welcoming atmosphere and provide residents with confidence that their concerns will be addressed. Strong, positive management is a key factor in a thriving community.
-
Community Recreational Amenities:
The inclusion of a basketball court, playground, and volleyball court provides valuable recreational outlets within the park. These amenities encourage outdoor activity, healthy living, and opportunities for residents, especially families, to socialize and engage with their neighbors, fostering a stronger sense of community.
-
On-Site RV and/or Boat Storage:
Given Minnesota's abundant lakes and outdoor recreational opportunities, the availability of dedicated RV and/or boat storage within the park is a considerable advantage. This convenience eliminates the need for residents to seek off-site storage, making it easier to enjoy their hobbies.
-
Accessible Homeownership:
Manufactured home communities like Tower View offer an often more affordable path to homeownership compared to traditional stick-built homes in the region. This enables residents to build equity and personalize their living space, while the lot lease model provides a manageable monthly housing expense.
-
Location Benefits (Small Town Charm, Big City Access):
The park's location in Ogilvie provides the benefits of small-town living – a quieter pace, a close-knit community feel – combined with relatively easy access to larger Minnesota cities like St. Cloud and the Twin Cities. This balance is ideal for those who work in urban centers but prefer a peaceful home environment.

-
Move-In Specials:
Occasionally, parks might offer incentives for new residents, such as a discount on the first month's rent, waived application fees, or other benefits to facilitate the move.
-
Referral Programs:
Some communities have programs where existing residents can receive a benefit for referring new residents, which might indirectly create opportunities for new residents as well.

Customer Reviews
Very nice park. Phil, the manager, is really great to work with. Very helpful; and he and the other people I ran into were very, very friendly. ❤️
Too many complaints. Dogs bark. But if yours does it's "omg the dog barks." Really? I visit my son & park completely off the road (in driveway - I drive a Prius). But someone complains & manager is forced to respond. AND. Gee. One of the visitor spots close to my son's place is someone in the park's RV who is a resident of that place but doesn't pay additional fees & my guess is one of the complaintants. There's only 3 spaces. They keep the common area clean but do nothing about weed control. Their grass areas are all weeds. Not all bad but some issues aren't being dealt with.
Great bartenders! Good food. Convenient off sale.
My friend lives here seems like a nice area small town and quiet place to live About a hour and 15 minutes from Brooklyn park.
Good food, nice people. Love that there is a liquor store so close
