Services Offered
Chisholm Creek Manufactured Home Community, like most modern manufactured home parks, offers a range of services aimed at facilitating comfortable and organized living for its residents. While an exhaustive list of all specific services might not be publicly detailed, general offerings and insights from reviews suggest the following:
- Manufactured Home Sales: As indicated by a positive review, the community facilitates the process of buying a manufactured home. The mention of "Marla" assisting with the home purchase over an "8 month" period suggests a dedicated sales or leasing team that guides prospective residents through the acquisition process.
- Lot Rentals: The core service of a manufactured home community is providing lots for rent where residents can place their homes. These lots typically come with essential utility hookups (water, sewer, electricity), though the specifics of utility billing (whether included in rent or separate) would need direct confirmation.
- Community Management: There is an active management presence responsible for overseeing the community's operations, enforcing rules, and addressing resident concerns. Reviews indicate frequent communication from management regarding community standards.
- Maintenance of Common Areas: Standard for such communities, maintenance of common areas like roads, shared green spaces, and community facilities would be part of the services. However, resident feedback suggests potential inconsistencies or differing expectations regarding the upkeep of individual lots versus common areas ("mow my yard more frequently," "mow our lawn uneven on one side").
- Community Rules and Regulations: The community operates under a set of rules and regulations designed to maintain appearance and order. Reviews indicate these rules are strictly enforced, covering aspects like items on porches and yard maintenance. Potential residents should obtain and review these rules thoroughly.
- Communication Channels: Residents receive notices regarding various issues. While the method (door notices, calls, texts) is present, the quality and consistency of communication, especially regarding management changes, have been a point of concern for some residents.
Prospective residents are strongly encouraged to request a comprehensive list of services, a copy of the community rules, and clarify all fee structures, including utility responsibilities, directly with the community office.
Features / Highlights
Chisholm Creek Manufactured Home Community offers several features and highlights that define the living experience, along with critical points raised by current residents. A balanced understanding incorporates both the positive aspects and areas of concern:
- Dedicated Sales Support: A significant highlight is the positive experience reported by a new homeowner, specifically praising "Marla" for being "amazing through the whole experience" and providing "on point" communication during an extended home buying journey. This suggests strong support for individuals navigating the process of purchasing a home within the community.
- Accessibility and Convenience: The community's location in Park City, just north of Wichita, is a major advantage. Residents benefit from easy access to major urban amenities, including shopping, dining, employment centers, and healthcare, without being directly in the hustle and bustle of downtown Wichita.
- Structured Community Environment: Chisholm Creek operates with a clear set of rules and a management presence. This structure aims to maintain a consistent appearance and order within the community, which can be appealing to those who prefer a well-regulated living space.
- Potential for Affordable Homeownership: Manufactured home communities often provide a more accessible path to homeownership compared to traditional stick-built homes, making it an attractive option for Kansans seeking a stable and affordable living arrangement.
- Concerns Regarding Management and Rule Enforcement: A prominent highlight, based on a critical review, is the perceived overly strict and inconsistent enforcement of rules by management. Issues cited include frequent "notices pretty much weekly" for minor infractions (e.g., car seats on a porch for short periods) and dissatisfaction with communication around yard maintenance ("mow my yard more frequently," "mow our lawn uneven"). The sentiment is that management "don't care about you" and that enforcement is "ridiculous."
- Frequent Management Changes: The same critical review indicates that "Management has changed so much I don't even know who to talk to," suggesting instability in leadership and a lack of consistent contact points for residents.
- Impact on Resident Morale: The critical review suggests that the strict and perceived unfair enforcement of rules has led to a negative impact on resident morale, with "Us and several other neighbors are tired of it." This indicates a potential tension between management practices and resident satisfaction.
- Appearance Standards: Despite the resident concerns about yard maintenance, the general intention of strict rules is often to maintain the community's overall aesthetic and appeal, which can be a positive for some residents who value a well-kept neighborhood.

Customer Reviews
Literally can't have my husband leave carseats on our porch for 3 hours because he works early in the morning without getting a notice on our door. We have gotten notices pretty much weekly and getting lame excuses since we moved in 2 years ago. Had a lady stop me right in front of the mailboxes and corner me in to tell me I need to mow my yard more frequently during a time when there was a lot of heavy rain. Us and several other neighbors are tired of it. Management has changed so much I don't even know who to talk to. If I could rate it a zero I would because this is ridiculous. Also my husband has talked to management and the office has flat out said we are the front and the first one anyone sees they mow our lawn uneven on one side or one strip I truly don't understand what's the need for all that. My husband mows all the time I guess it's not fast enough for them.
We just bought a home today! It's been a long journey, and our service was extended over the period of nearly 8 months. Marla was amazing through the whole experience! She stayed with us every step of the way, and communication was on point. Thanks for everything!
If I could Give this place ZERO STARS I would. We have lived here for a year now and we had problems from the start. Given us a move in date and then we couldn’t move in until two weeks after that?? Then we Planned out and signed paper work for my baby shower to be at the main clubhouse where they host parties. THE DAY OF THE PARTY we could not get in and no management would answer any phone calls. We had to move my baby shower to a different location an hour before it started!! And now we are moving out and had set up a walk through with the office lady, not sure if her name was Erin or Brooklyn told us our walk through would be at 2:30 on the 28th TODAY. We went up there at 2:30 and they pushed it to 3 cause they didn’t remember us setting that up with them when my fiancé said he talked to the same exact person and she had no memory of that conversation. So we go back up at 3:15 cause they still hadn’t shown up and then they told us they would have to push it to 4. Also never had working smoke detectors. They would beep constantly. They would come and look at them and “fix them” and they would still beep constantly. So they told us to just take them down. I had a newborn in that house for 6 months with NO WORKING FIRE ALARM. THIS PLACE IS A JOKE. Regional manager was there as well and didn’t say anything. So we dropped off our keys and left and no walk through was done because THIS PLACE IS A JOKE. ALSO the “help line” the phone number they have posted everywhere they swear that they answer but we are directed to an Indian person who doesn’t even live near here EVERYTIME. Just know if you plan to live here the management is a joke so just be prepared.
Daylon made everything so easy about moving in and meeting our needs. We are happy that we have moved here and love the community! The process is easy and they have great incentives!
I have lived here for 2 years and love it. The staff is friendly and they work hard to fix any issues & maintain the property. If they are not in the office they are usually out working to improve the neighborhood. The neighbors are quite and respectful. Its a great place to raise your family!
