CMI Rv Park About

For RV owners in Louisiana searching for a place to stay in the Prairieville area, CMI RV Park might appear on your radar. As locals, we understand the importance of finding an RV park that aligns with your needs, whether for a short stopover or a longer-term residence. This article aims to provide a factual and candid overview of CMI RV Park, drawing directly from available public information and real customer experiences, to help you make an informed decision about this particular option in our Louisiana landscape.

It's crucial for prospective residents and short-term visitors to have a clear understanding of what to expect at any RV park. CMI RV Park is situated in a busy area and seems to cater predominantly to long-term residents, particularly workers, which can create a different atmosphere compared to recreational parks. Our goal here is to lay out the known facts about CMI RV Park so you can assess its suitability for your specific situation and prioritize your safety and comfort.

Location and Accessibility

CMI RV Park is located at 17867 Airline Hwy, Prairieville, LA 70769, USA. This address places it directly on Airline Highway (US-61), a major and often very busy thoroughfare that runs through Prairieville and connects to Baton Rouge and other key areas in Louisiana. The immediate proximity to a high-traffic highway is a significant aspect of its location, which can impact noise levels and ease of entry/exit.

Being on Airline Highway means the park is highly accessible for RVs traveling through the region, offering a direct route without much deviation. However, as noted by some reviewers, this also means it's "very close to the highway with no gates or anything," which could be a concern for those with pets or children due to the lack of barriers from traffic. For Louisiana locals needing a quick, no-frills place to hook up an RV, especially if working in the surrounding industrial or commercial areas, its location provides convenience in terms of commute. However, for those seeking a tranquil, scenic, or family-oriented outdoor experience, the highway proximity might be a considerable factor.

Services Offered

  • RV hookups: CMI RV Park is equipped to accommodate various RVs, reportedly having "over 30 service hookups for any size rig," including water, sewer, and electrical connections (50 amp, 30/20/15 amp).
  • Back-in sites: All available spots are "back in slots (no pull throughs)," requiring RV maneuvering skills.
  • Long-term residency: The park appears to cater significantly to long-term tenants, particularly workers, suggesting policies are in place to support extended stays.
  • Basic accommodation for workers: One review notes its utility for "workers when there is no availability at the surrounding parks," indicating it fills a niche for utilitarian RV parking for those employed in the area.
  • Proximity to amenities: Despite internal conditions, its location on Airline Highway means quick access to nearby restaurants and other essential services in Prairieville.

Features / Highlights

  • Accommodates various rig sizes: The park states it can handle "any size rig," offering flexibility for different RV types.
  • Close to Baton Rouge: Situated just south of Baton Rouge, it offers a relatively short drive to the state capital for those working or visiting.
  • Potential for affordability: The park advertises "reasonable rates for both the short term vacation and the long term tenant," suggesting it might be a budget-friendly option compared to higher-end RV resorts.
  • Niche for workers: It serves as a viable option for those engaged in local work or projects when other RV parks are fully booked.
  • On-site management contact: A phone number is provided, indicating direct communication with management is possible for inquiries and issues.

Promotions or Special Offers

Given the specific feedback from real customers, CMI RV Park's approach to "promotions or special offers" is likely to be less about traditional discounts for recreational stays and more about its operational model for long-term residents and workers. The park explicitly states it offers "reasonable rates for both the short term vacation and the long term tenant," suggesting its pricing structure is designed to be competitive for its target audience.

However, prospective residents or long-term renters in Louisiana should approach inquiries about pricing and terms with a very clear and direct approach. The review mentioning a "non-refundable deposit on the very unprofessional lack of information exchange" highlights the critical need for transparent communication regarding all financial commitments. There are no publicly advertised special offers. Therefore, any "promotion" would likely be implied through its general rate structure for extended stays, which aims to be accommodating for long-term workers. It is imperative to call the park directly to confirm current rates, deposit policies (ensuring full clarity on refundability), and any other fees. Asking for a detailed breakdown of costs upfront and getting it in writing would be a highly recommended step before committing to a stay, especially for extended periods, to avoid any misunderstandings that previous customers have reported.

Conclusion: Why this place is suitable for locals

Based on the provided information and customer reviews, CMI RV Park in Prairieville presents a very particular set of circumstances for Louisiana locals considering an RV stay. It is crucial to manage expectations realistically, as this park appears to cater to a specific niche rather than offering a typical recreational campground experience.

This RV park is suitable for locals primarily if their priorities align with utilitarian, budget-conscious, and potentially long-term accommodation for working individuals. The most compelling reason for its suitability, as directly stated in a review, is its ability to "accommodate workers when there is no availability at the surrounding parks." This indicates it serves a practical need for those employed in the Prairieville/Baton Rouge area who require a place to park their RVs when other, perhaps more amenity-rich, options are fully booked or too expensive.

However, it is equally important to acknowledge the significant drawbacks highlighted by customers. Descriptions such as "muddy spot in a yard," "raw sewage covering several spots," "dangerously unlevel," and concerns about "unsafe for animals or children" due to lack of gates and proximity to the highway paint a picture of a park that prioritizes basic function over comfort, aesthetics, or family-friendly features. Reports of "drugs run rampant," "unprofessional" management, and harassment for information after departure point to serious community and operational issues that most families or individuals seeking a peaceful environment would find unacceptable.

Therefore, for Louisiana locals, CMI RV Park is only suitable if: (1) affordability is the absolute primary driver, (2) the stay is purely functional (e.g., for work purposes, where time spent outside the RV is minimal), and (3) there are no other available options. It is not recommended for families with children, those with pets that require outdoor exercise, or individuals seeking a relaxing, clean, or secure environment. Prospective residents are strongly advised to visit in person, speak directly with management about all stated concerns, and clarify every policy, especially regarding deposits and community rules, before committing to a stay at CMI RV Park to ensure it aligns with their expectations, no matter how limited.

Our deposit (which we were unaware was non-refundable on the very unprofessional lack of information exchange) was never given back to us when we were unable to stay due to this location not being able to accommodate our service dog safely. This is a park where most people seem to permanently live there. The RV spot offered to us was literally just a muddy spot in a yard. Very close to the highway with no gates or anything. Extremely unsafe for animals or children. This is a place where you would never spend any time outdoors, only directly in and out of your camper. Only rating 2 starts because it can accommodate workers when there is no availability at the surrounding parks.

It takes a lot for me to leave a bad review, however this I seem necessary. Where to start, we pulled in late evening and only stayed one night, all of this occurred in less than 24 hours. Upon looking at spots we noticed raw sewage covering several spots in the park, owner claims a tree branch fell and busted the pipe, however others in the park claim this is an ongoing problem. The spot we were going to choose, the tenant next door came out with a billow of smoke and the odor of pot behind him. Other neighbors are said to deal pills, and have drug dealers in and out. The manager filed us in on every detail of the park, it's tenants and its owner in a very overwhelming short time. Nevermind that the park is run down, all the concrete is busted up, spots are dangerously unlevel, high in the front low in the back. The water spicket is on the wrong side of half the spots, the elceticele poles look far from safe. I ended up blocking the owners number (whom I never met) because she began harassing me for information about tenants in the park and the things we had been told, even though we had already left. Very unprofessional, very trashy park. If you have children, a family, or just generally care about the area around you, I would find somewhere else.

This is the absolute worst rv park I have ever come across. I have resided in numerous rv parks and this is by far the worst one. For starters the raw sewer that runs into the ditches is disgusting. The pot holes through the driveway in the park almost rip up the underneath of my car. The Landry facilities are never cared after and stays dirty, animals go outside and aren't cleaned up after. Then the "owner" goes unreachable for days on end and NONE of her residents or even employees can get intouch with her! How she has a business running there is beyond me. Then she's running for a legal office? That's going to be a mess like her rv park! Save your money!
