Continental Communities Sales About
For many of us in Nebraska, mobile home communities can offer a more affordable housing alternative, providing a sense of community and stability. Continental Communities Sales, located in Omaha, NE, is one such option that might appear on your radar when searching for a place to live. However, it's crucial for prospective residents to have a comprehensive and factual understanding of the experiences of current and past occupants. While the idea of a welcoming community is often sought, recent feedback suggests a complex reality that requires careful consideration.
This article aims to provide an honest look at Continental Communities Sales from the perspective of local users, drawing directly from public reviews. Our goal is to equip our fellow Nebraskans with the information needed to make an informed decision about whether this community aligns with their housing needs and expectations for a quality living environment. Understanding the nuances of resident satisfaction, management practices, and community upkeep is key to finding a place you can truly call home.
Continental Communities Sales is situated at 7040 N 110th Plaza, Omaha, NE 68142, USA. This address places the community in North Omaha, an area that offers generally good accessibility to various parts of the city. Being on N 110th Plaza means residents are typically within a reasonable distance of major roadways, including Interstate 680, which provides convenient access to downtown Omaha, West Omaha, and other surrounding areas.
The location in a developed part of Omaha suggests proximity to essential amenities such as grocery stores, retail centers, medical facilities, and schools. Public transportation options might also be available in the vicinity, depending on the specific routes. For Nebraskans considering this location, the geographical placement offers typical urban conveniences, allowing for relatively easy commutes for work, shopping, and leisure activities throughout the Omaha metropolitan area. However, it's worth noting that while the physical location offers convenience, the internal community environment, as described by residents, is the primary concern.
Mobile home parks typically offer a foundational set of services, primarily lot rental and basic utilities. However, the feedback from Continental Communities Sales residents paints a picture of evolving services and increasing costs.
-
Lot Rental: The core service is the rental of land lots where residents place their mobile homes. Reviews consistently mention that "Rent goes up every single April," indicating regular annual increases.
-
Utilities (Water & Sewer): A significant point of contention is the change in water and sewer billing. Residents state that the park is "no longer paying for water and sewer!" and are "charging us a HIGHER rate" than previously paid, with an additional "$29 a month on TOP of rent increases." This represents a substantial shift in cost responsibility.
-
Trash Service: "Trash is going up again too" is mentioned, indicating rising costs for waste management services provided by the park.
-
Lawn Care/Maintenance (Reported as Lacking): Reviews explicitly state "Lawn care sucks" and "place is rundown a new play area wat a joke! Just trashy!" This suggests a lack of consistent and effective general maintenance and upkeep of the community grounds, despite payments from residents.
-
Snow Shoveling (Uncertainty): "Shoveling idk about now cause we have no managers!" points to potential inconsistencies or lack of snow removal services, which is a critical concern for Nebraska winters.
-
Community Amenities (Perceived as Insufficient): While a "cheaply made playground" and "landscaping of their clubhouse" are mentioned as improvements, residents feel these are inadequate given the money paid, especially when compared to the state of other areas within the community.
The reviews highlight a concerning trend where basic services are either declining in quality, increasing in cost without perceived value, or becoming inconsistent. Prospective residents should clarify all utility and service inclusions and costs directly with the park management, preferably in writing.
When assessing a mobile home park, residents often look for features that enhance their living experience and contribute to a sense of community. The feedback for Continental Communities Sales reveals a stark contrast between what is desired and what is perceived as delivered.
-
Potential for Affordability (Historically): While current costs are a major complaint, mobile home living historically offered a more affordable entry point into homeownership or long-term rental, which might have been a past draw for residents.
-
Community Infrastructure (Questionable Upkeep): The presence of a clubhouse (with improved landscaping) and a playground suggests an attempt at providing communal spaces, though the quality and perceived value of these are heavily criticized.
-
Location: As noted, its Omaha location provides convenience to city amenities, which remains a consistent advantage for residents, despite internal community issues.
-
Crime Concerns: A significant negative highlight is the reported increase in crime, including "meth heads here, crime, cars being broken in to." This directly impacts residents' sense of safety and security within the community, which is paramount for any living environment.
-
Dilapidated Homes/Trash: Reviews repeatedly mention "homes that are falling apart with trash everywhere," indicating a serious issue with aesthetic upkeep and potentially enforcement of community standards on individual lots.
-
Poor Management Communication: A major point of frustration is the reported lack of communication: "They NEVER return calls at corporate and the office girl knows nothing!" This makes resolving issues incredibly challenging for residents.
The features of Continental Communities Sales, as described by residents, seem to be overshadowed by significant concerns regarding safety, maintenance, rising costs, and unresponsive management.
Given the overwhelmingly negative feedback from current residents, specific "promotions" or "special offers" from Continental Communities Sales are not publicly mentioned in a positive light. The reviews focus instead on the rising costs and perceived lack of value.
If the park were to offer any incentives for new residents, prospective tenants are strongly advised to scrutinize these offers very carefully. It is crucial to obtain all financial agreements in writing, including rent escalation clauses, utility billing structures (especially for water and sewer), and any other recurring fees (like trash). Clarifying what services are included and what are additional charges is paramount. Based on resident experiences, it would be wise to seek a full breakdown of all costs associated with lot rent and utilities before signing any agreements, as the current residents feel they are being charged "HIGHER rate" with continuous increases.
For those who still wish to inquire about Continental Communities Sales, perhaps to understand the current situation firsthand or to explore available lots, here is the public contact information:

It is important to approach any communication with realistic expectations, especially concerning responsiveness, given the resident feedback that "They NEVER return calls at corporate and the office girl knows nothing!" Prospective residents are encouraged to try multiple contact methods and, if possible, visit the community in person to assess the current conditions of the homes and common areas. Speaking with existing residents, if feasible, could also provide invaluable insight.
For us Nebraskans looking for a mobile home community in Omaha, Continental Communities Sales presents a challenging picture based on recent resident reviews. While its North Omaha location offers general urban convenience, the internal community experience, as described by current tenants, is fraught with significant concerns.
The consistent complaints about rapidly increasing rent and utility costs (especially the new water/sewer charges), coupled with perceived neglect of community upkeep (e.g., "trashy," "rundown," "lawn care sucks"), and serious safety concerns like "crime" and "cars being broken in to," paint a stark image. Furthermore, the reported lack of effective communication from management ("They NEVER return calls at corporate") is a major red flag for prospective residents seeking responsive support.
Given these strong and consistent negative sentiments, it is difficult to recommend Continental Communities Sales to our fellow Nebraskans without significant reservations. While the desire for affordable housing is real, the reported issues with safety, rising costs, and management responsiveness could lead to a highly unsatisfactory living situation. Residents describe feeling "embarrassed to tell people I live here" and would "NOT recommend this place in any way." For Nebraska locals, exploring other mobile home communities in the Omaha area, or seeking out alternative housing solutions, would likely be a more advisable course of action to ensure a safe, comfortable, and financially predictable living environment.
Customer Reviews
This place USED to be a nice safe place to live! Now there's a lot of meth heads here, crime, cars being broken in to and they just announced that they are no longer paying for water and sewer! They're charging us a HIGHER rate than I paid for my 3 story 4 bedroom house I lived in before I moved here, 4 years ago! Rent goes up every single April and trash is going up again too. The homes are not metered so they're TRYING to tell us that 29 a month on TOP of rent increases every single April as well as trash increases is supposed to be "fair". This place has homes that are falling apart with trash everywhere(and they've been like that since I moved here 4 years ago) and they do NOTHING with the money we pay but improve the landscaping of their clubhouse. They just put in a cheaply made playground and that's supposed to be "beautifying our community". What a joke! The corporate people DO NOT CARE about us no matter how many times they try to say they do! Actions ALWAYS speak louder than words!! There's a very nice mobile home community that charges MUCH less in lot rent than this place and it INCLUDES water and sewer! They NEVER return calls at corporate and the office girl knows nothing! I would NEVER refer anyone to this place and I'm embarrassed to tell people I live here!! I would NOT recommend this place in any way!!
This place is horrible rent keeps going up an now want water an trash! We have no amenities an place is rundown a new play area wat a joke! Just trashy ! Lawn care sucks, shoveling idk about now cause we have no managers! Cmon could go on an on!
It's a nice park I have lived here for t years . For the most part it is kept up pretty well. It's a large park and the people that attend to the parks general up keep do a good job.
It one of the cleanest mobile home park I have ever seen and it's been very nice for my mother-in-law quiet and they have great management fast response to any issues or questions
They're the same people that manage parkmeadows and they like to harass their tenants
