In Omaha, one such established community that has been a home to many is Maplewood Estates. This park aims to provide a unique residential experience, appealing to individuals and families seeking a specific lifestyle that combines affordability with community amenities.
Maplewood Estates is designed to be more than just a collection of homes; it's a community striving to offer residents a cohesive living environment. As with any managed community, rules and regulations are in place to ensure a consistent experience for all residents. Understanding these guidelines, particularly concerning common areas and visitor policies, is crucial for anyone considering making Maplewood Estates their home. It's a place that caters to those who appreciate a structured community setting, offering a distinct option in Omaha's diverse housing market. While residents highlight various aspects of daily life, the overall goal is to provide a stable and managed environment for mobile home living in Nebraska.
Maplewood Estates is conveniently located at 12801 Spaulding Plaza, Omaha, NE 68164, USA. This address places it within a well-established and accessible area of Omaha, Nebraska's largest city. Being in Omaha means residents benefit from a comprehensive urban infrastructure, including extensive shopping, dining, entertainment, and employment opportunities.

It is situated near major roadways, allowing for relatively easy commutes to various parts of the city and surrounding areas. For Nebraskans working in Omaha or those who frequently visit different city sectors, this location can be quite advantageous. Public transportation options are likely available within the vicinity, though the precise routes and stops directly serving the park should be verified by prospective residents. While the neighborhood surrounding Maplewood Estates appears quiet, residents should be aware of specific parking regulations within the park, particularly for visitors, which may impact accessibility for guests. Overall, the strategic location within Omaha provides residents with the benefits of city living while offering a distinct community environment.
As a mobile home park, Maplewood Estates provides the essential infrastructure and services to support its residents who own their manufactured homes. The primary service is the leasing of individual lots, along with the maintenance and management of common areas and certain utilities.
-
Lot Rental:
The fundamental service offered is the rental of individual lots where residents place their mobile homes. This monthly fee covers the use of the land and access to the community's amenities and services. Prospective residents should inquire about the current lot rent and the terms of lease agreements.
-
Community Management and Oversight:
Maplewood Estates has on-site or accessible management responsible for the overall operation of the park, including rule enforcement and community upkeep. Residents typically interact with management for administrative needs, addressing concerns, and understanding park policies. However, some residents have noted concerns regarding the direct visibility and enforcement consistency of management.
-
Access to Community Amenities (e.g., Pool):
The park offers access to communal facilities, notably a pool. This amenity provides recreational opportunities for residents, particularly during warmer months. It's important to note that access to and rules for these amenities are managed by the park, and residents should familiarize themselves with these guidelines.
-
Utility Connections:
While specific details about utility inclusion in lot rent are not provided, mobile home parks typically provide connections for essential services like water, sewer, and electricity to each lot. Residents are generally responsible for setting up accounts for these utilities or for payments that may be included in the lot rent.
-
Common Area Maintenance:
The park is responsible for the upkeep of common areas, including roads within the community and general landscaping in shared spaces. This contributes to the overall appearance and navigability of the neighborhood.
Maplewood Estates offers several features and highlights that contribute to its appeal as a mobile home community in Omaha, providing a distinct living experience for its residents.
-
Community Pool Access:
A significant highlight of Maplewood Estates is the presence of a community pool. This amenity provides a valuable recreational outlet for residents, especially during the warm Nebraska summers, offering a place for swimming, relaxation, and socializing within the neighborhood. While specific rules regarding pool attire have been noted by residents, the availability of a pool is a strong draw for many families and individuals.
-
Established Neighborhood Setting:
Having been a part of the Omaha landscape for some time, Maplewood Estates offers an established neighborhood feel. This means mature landscaping in common areas, and a sense of continuity that comes with a long-standing residential community. For those seeking a stable and familiar environment, this can be a key advantage.
-
Affordable Path to Homeownership:
Mobile home parks like Maplewood Estates often present a more accessible entry point into homeownership compared to traditional stick-built houses in Omaha. Residents own their homes, allowing them to build equity and personalize their living space, while the lot rent provides a manageable monthly housing cost.
-
Individual Home and Yard Space:
Unlike apartment living, residents at Maplewood Estates have their own manufactured home and often a small private yard space. This provides a greater sense of privacy and the freedom to enjoy outdoor areas, which is a desirable feature for many Nebraskans.
-
Location within Omaha's Amenities:
The park's address in Omaha places residents within easy reach of the city's vast array of conveniences. This includes access to diverse shopping districts, a wide selection of restaurants, healthcare facilities, schools, and numerous recreational opportunities, including parks and cultural attractions. This blend of community living with urban accessibility is a key benefit.
Specific, ongoing promotions or special offers for lot rentals or new residents at Maplewood Estates are typically managed directly by the park's administration and are not consistently publicized through general online searches. Mobile home parks often have standard lot rental rates that apply to all residents, with any incentives offered on a case-by-case basis or for a limited time.
Therefore, for the most accurate and current information regarding any promotions or special offers that may be available, prospective residents are strongly encouraged to contact Maplewood Estates directly. They will be able to provide details on:

Move-in Specials:
Occasionally, parks may offer incentives for new residents, such as a discount on the first month's rent, waived application fees, or other benefits to facilitate the move.
-
Referral Programs:
Some communities have programs where existing residents can receive a benefit for referring new residents, which might indirectly create opportunities for new residents as well.

Customer Reviews
This looks like a quiet neighborhood just don't like that you cannot park outside if you come to visit especially if you have family who are on hospice
i was kicked out of the pool for apparently wearing a not swim approved sports bra, when i wasn’t, just because its nike it doesn't mean its a regular sports bra. also there was a kid swimming next to me that was wearing a regular shirt and he got away with wearing only because his mom said it was fine.
Add some pretty good mobile homes there
Let’s be clear here, if there is a 5 star review it didn’t come from anyone that’s actually ever lived here. The tidy community and location is what tricked me into buying a trailer there. Before I purchased the trailer I asked management if I could put a fence up,, to which they said yeah no problem . My reason for needing one was because I have a blue heeled that is animal aggressive and a handicap husband that would have difficulties putting our dog on a chain which could result in him being injured or possibly someone’s animal had she saw one while waiting to be clipped on chain.. after I purchased the trailer I was told no, they were no longer allowing fences to be put up. When I explained my reason Candis said sorry no fence. I was also getting new siding put on my trailer and had arranged for it to be completed before I moved in. The guy kept pushing the date back so it was 75% complete when I moved in. The first time I went to the office to ask about a pipe that was spraying water (outside where the hose attaches) and whether that was my responsibility or theirs I received my first “violation” saying the siding needed to be finished asap. Candis loves writing violations for the tenants she dislikes. I’m the year and a half I lived there I received at least 8 violations. Anything from weeds to asking me to remove the curtains I had in the front bedroom. Because they were about Jesus and she wanted them down. I took pictures of every complaint and took it to a lawyer just to see if this was harassment since none of the violations were constituted. He said it was harassment but advised to put up with it because I still lived there and the harassment would just escalate .they also like to play a tow your vehicle game because they get kick backs from the tow company. I saw a tow truck on the search on Easter Day when people have extra company and probably no where to park aside from the street in front of your trailer . Due to poor plumbing I had to have their maintenance man come blow the main line several times and what would happen is my neighbors would then be backed up. So we were told when the ground wasn’t frozen they weee going to replace that mainline . That also turned out to be a lie. It was wild and I blocked out a ton of the craziness. But you can’t utilize the club house. They have the pool closed more than it’s open and make you sign it to use it I’ve only met one other person in my life that literally gets joy from ruining someone’s day. The sad thing is it could be a super cute and fun community but like the saying goes one bad apple ruins the bunch. Also I spoke with neighbors to see if it was just me but nope. There are dozens of people she constantly harasses because she can. I wouldn’t recommend this place to someone I didn’t like . One more thing she also try’s to control the sale of your trailer. I know she denied people to live there just so It would take me longer to sale my trailer which thank God I did! P.S…it took 5 months to receive my deposit back. Once again she kept lying saying it was sent yet I never received it. I had to finally go to corporate for it. So I’d avoid this place at all cost!
I have lived here for 3 years, and have never had an issue with management, they are super nice and respectful. They have gone out of their way to always help us. A year after we moved in , we had the next door neighbors harassing's us, and sending people at night to intimidate us, management made sure to get the issue resolved right away. They made sure we were safe, and those people were dealt with accordingly. We never have notices or warnings given to us, as we follow all rules, are respectful, mindful of our neighbors, and gladly keep up with the maintenance of our home. My husband keeps our yard very clean and beautiful. There have been many changes, and I do not see the negative side of these changes, as the park is looking more beautiful, as time passes.
