The Grove at Council Bluffs About
For many Iowans, finding a housing solution that balances affordability with community living is a significant consideration. Mobile home parks often present an accessible entry point into homeownership, providing a unique blend of independent living within a neighborhood setting. In Council Bluffs, one such community that has served residents for many years is The Grove at Council Bluffs. This park aims to offer a living arrangement that is distinct from traditional apartment complexes or single-family homes, catering to individuals and families looking for a specific type of community environment.
The Grove at Council Bluffs has been a part of the local housing landscape for over two decades, evolving through various management changes. It's a community where residents own their homes but lease the land beneath them, a common model in mobile home parks. This structure often means that while the cost of a home might be more accessible, the quality of community amenities and management responsiveness are key factors in resident satisfaction. Understanding these dynamics is crucial for anyone considering making The Grove at Council Bluffs their home. It's a place that continually adapts, and local residents often play a role in shaping its future through their experiences and feedback.
The Grove at Council Bluffs is conveniently located at 3200 Chippewa Ln, Council Bluffs, IA 51501, USA. This address places it within the vibrant city of Council Bluffs, a key urban center in Southwest Iowa situated directly across the Missouri River from Omaha, Nebraska. The park's location offers residents the advantage of being close to a wide array of city amenities, including shopping centers, restaurants, entertainment venues, and employment opportunities.
Accessibility to and from The Grove at Council Bluffs is generally favorable for local Iowans. Its proximity to major roadways in Council Bluffs ensures relatively easy commutes for those working within the city or in the greater Omaha metropolitan area. Residents can expect convenient access to public transportation routes, though the extent of direct service to the park itself may vary and should be confirmed. The local road network around the park provides straightforward ingress and egress, which is an important consideration for daily routines. However, some long-term residents have noted concerns about the internal road conditions within the park, particularly regarding maintenance and winter plowing. Prospective residents should factor in these considerations when assessing the overall accessibility and convenience of the location for their specific needs and transportation methods. The geographical location within Council Bluffs itself remains a strong point, offering the benefits of city living.
As a mobile home park, The Grove at Council Bluffs primarily offers lots for lease to residents who own their manufactured homes. The services provided are focused on maintaining the community infrastructure and facilitating the living experience for its residents.
-
Lot Rental:
The core service is the provision of individual lots for mobile homes. Residents pay monthly lot rent, which typically includes certain utilities or community services. Recent reviews indicate that lot rent has seen increases, which is a common practice in mobile home communities to cover operational costs and potential improvements. It's important for prospective residents to inquire about the current lot rent and the frequency of increases.
-
Utility Inclusion:
Based on information from Zillow listings for homes within the park, lot rent typically includes trash, sewer, and water services. This streamlines utility management for residents, as these essential services are often bundled into one monthly payment.
-
Road Maintenance (Varying):
The park is responsible for maintaining its internal road network. However, resident feedback suggests that the quality of road maintenance, particularly regarding plowing during winter, has been an area of concern and perceived as inconsistent. This indicates a service that is present but may not always meet resident expectations.
-
Basic Community Grounds Upkeep:
The park is expected to manage common areas and overall grounds upkeep. This includes general tidiness and ensuring the park remains presentable, though specific details on landscaping or communal amenities might vary.
-
Management and Office Support:
The Grove at Council Bluffs has on-site management. While their responsiveness and direct engagement with residents have been subjects of mixed reviews, the presence of an office provides a point of contact for administrative needs, rule clarification, and reporting issues. It is important for residents to understand the preferred communication channels for contacting management.
The Grove at Council Bluffs offers certain features that contribute to its appeal as a mobile home community, alongside aspects that residents have highlighted as areas for potential improvement.
-
Individual Home Ownership within a Community Setting:
A primary highlight is the ability for residents to own their homes while leasing the land. This offers a path to homeownership that can be more affordable than traditional stick-built homes, allowing residents to build equity in their manufactured home. It combines the independence of homeownership with the benefits of living in a managed community.
-
Private Yards and Storage:
Many homes within The Grove come with private yards, offering outdoor space for residents. Some listings even mention the inclusion of sheds, providing valuable external storage space for belongings, tools, or recreational equipment. This amenity adds to the practical living space available to residents.
-
Proximity to Council Bluffs Amenities:
The park's location in Council Bluffs is a significant feature. Residents have easy access to the city's diverse range of amenities, including shopping centers, grocery stores, healthcare facilities, schools, and various recreational opportunities such as parks and walking trails. This blend of community living with urban convenience is a key benefit.
-
Pet-Friendly Potential:
While specific pet policies were not detailed in the provided information, many mobile home parks are pet-friendly. The mention of a "dog park" by a resident, even if its current state is disputed, suggests an intention or existing allowance for pets, which is a crucial consideration for many Iowans with furry companions.
-
Evolving Community Infrastructure:
The community is in a state of ongoing development and change, as indicated by residents mentioning construction and attempts at adding features like a dog park. While this can lead to temporary inconveniences, it also signals a management that is, to some extent, investing in and attempting to improve the community over time. This continuous evolution means potential for future enhancements to the living environment.
Specific, publicly advertised promotions or special offers for lot rentals or new residents at The Grove at Council Bluffs are not consistently available through general public data. Mobile home parks typically operate on a direct rental model where lot fees are set and communicated upon inquiry or application.
However, like many properties, The Grove at Council Bluffs may offer incentives directly to prospective residents upon contact. These could include:
-
Move-in Specials:
Occasionally, parks might offer reduced lot rent for the first few months, waived application fees, or other benefits to new residents.
-
Referral Programs:
Existing residents might be incentivized to refer new residents, leading to a discount for both parties once a new lease is signed.
-
Discounts for Longer Lease Terms:
Sometimes, committing to a longer lease agreement (e.g., 18 or 24 months instead of 12) can result in a slightly lower monthly lot rent.
The most reliable way to inquire about any current promotions or special offers is to directly contact the park management. They will have the most up-to-date information regarding lot availability, pricing, and any incentives they might be offering to attract new community members. Prospective residents are encouraged to reach out and ask about any potential benefits that could apply to their situation.
For those considering The Grove at Council Bluffs as a potential residence or simply seeking more information about the community, direct contact with the park management is the most effective approach.

The Grove at Council Bluffs holds a distinct place in the local housing market for Iowans, particularly those in the Council Bluffs area, and offers several reasons why it might be a suitable option for them.
Firstly, for many local residents, mobile home parks represent a more accessible path to homeownership compared to traditional housing. This can be especially appealing in today's economy, where conventional home prices continue to rise. Owning the home while leasing the land often provides a more manageable financial commitment, making independent living achievable for a wider range of income levels.
Secondly, the location within Council Bluffs is a significant advantage. Residents benefit from being part of a larger city, with ready access to employment opportunities, diverse shopping options, healthcare services, and educational institutions without the need for extensive commutes. For Iowans who value the conveniences of urban living while still desiring a distinct community feel, The Grove offers that balance.
While recent resident feedback points to areas where management and community maintenance could improve, it also highlights a long-standing community with existing infrastructure. For locals who understand that living situations can evolve and who are prepared to engage with management on ongoing concerns, this park presents a unique living experience. The potential for individual yard space and the inclusion of basic utilities in the lot rent are also practical benefits that can contribute to a more streamlined living arrangement.
Ultimately, The Grove at Council Bluffs can be a suitable choice for Iowans seeking affordable homeownership within a structured community. It caters to those who prioritize location and a sense of neighborhood, and who are willing to navigate the dynamics of a managed mobile home park, knowing that their investment is in a home they own within a established Iowa community.
Customer Reviews
I've lived here for 25 years and have seen several management changes. Now it's not a safe place to live. Management has no clue what's really going on in the complex because they never leave the office. They don't enforce the rules that they give you 3 times a year. The streets are an absolute joke. The plowing in the winter is non existent. Many many lot rent increases and nothing to show for it. Do not live here.
I live here with my parents (because the economy sucks, and the job market is low.) I have a few bones to pick. 1.Lot rent is increasing again, after only 8 months of the last increase. With no reason given. What's up with that? There's been no improvements to the road, or 'dog park' if you can even classify that little bit of space as a dog park. (I sure as hell don't.) 2.The recent ongoing construction of a wall (more like, hauling dirt from one end to the other, not doing the construction part). It has caused mice to come into the house I live in (unsure about the other homes around the edge of the park) and they're quite annoying. Both the mice and construction. 3. Why is there no way to contact the park manager via email on the lot rent paying website? That's all the bones I have to pick with this place.
Great place to live its quiet some neighbors are very nice but one thing is that that the place really needs to upgrade the roads and one of the playgrounds my dog can back to my house with scar that was from a glass bottle but everything else is very great love living there
Don't buy a manufactured home here. This place is owned by Strive Communities. The lot rents are constantly being raised. They send out notices to seize your home if you are only one week late on lot rent. The lot rent is also too high for the area. They charge a pretty penny for water too. There are no perks to living here. High price, rent an apartment for less.
Don't live here. The office people are a joke to scared to open the office to deal with the people that live here. Let alone let kids run around and throw marbles at cars and refuse to do anything about it. When call the office they claim even with door locked they have a customer came in. How is this when the doors stay locked all day. Have marbles in my hand of kids hitting my car. Where is the liability in this place to make sure we have a safe and secure place to live? Guess need to get police and courts involved to deal with it.
