Washington Terrace LLC About
For those of us in Nebraska considering our living options, whether we're looking for a long-term home or a stable spot for our RV, understanding the local landscape is key. One established name in Bellevue, Nebraska, that often comes up in conversation is Washington Terrace LLC. This isn't just any mobile home park; it's a community with a history, offering a unique blend of mobile home spaces and, notably, year-round RV sites—a rare find in our state, especially with Nebraska's diverse weather patterns.
Washington Terrace LLC stands out as a family-owned and operated business, a legacy that dates back to the 1950s. This long-standing presence in the community often translates to a deep understanding of resident needs and a personalized approach to management. With approximately 150 spaces, it's primarily a community of owned mobile homes where residents rent the lot, creating a stable and settled environment. However, what truly catches the eye for many Nebraskans, especially those with an adventurous spirit or a need for extended RV parking, are the around 10 dedicated year-round RV sites available within the park.
Finding a year-round RV park in Nebraska can be a challenge, given our seasonal climate. Washington Terrace LLC fills this niche, providing a reliable option for those whose lifestyle or work contracts bring them to the Bellevue area for extended periods. This park caters to those who appreciate a more permanent-feeling base compared to transient campgrounds, offering the stability of a monthly rental agreement for RV spaces. It's a place where you can set up your rig, connect to utilities, and become part of a local community rather political discourse rather than just passing through.
The management, notably Steve Hipple, the owner, and Nick, the manager, are frequently highlighted in customer reviews for their responsiveness, cordiality, and willingness to assist. This level of hands-on, attentive management can make a significant difference in the daily living experience, providing a sense of support and community that is highly valued. Whether it's helping with parking a large rig or addressing concerns, the emphasis on resident satisfaction appears to be a core principle of their operation.
It's important for prospective residents, especially RV owners, to be aware that while the park offers year-round sites, availability can be limited due to demand. The community atmosphere means that spaces, particularly for RVs, are at a premium. Planning ahead and direct communication with the management are crucial steps in securing a spot. The park's established nature means that while modern amenities like laundry facilities might not be on-site (due to a past incident where a laundry building was converted), the fundamental services for comfortable living are provided, with residents arranging their own power and internet, which is standard practice in many such communities.
Understanding the balance between communal living and individual space is also key. With families and pets being part of the Washington Terrace fabric, residents can expect a lively environment. The sense of community often extends to neighbors helping each other, as seen in instances of cooperative parking efforts. This is a place where you're not just renting a space; you're joining a neighborhood.
For Nebraskans seeking a clean, safe, and professionally managed environment for their mobile home or RV, Washington Terrace LLC presents a compelling option. Its family-owned heritage, responsive management, and unique offering of year-round RV sites contribute to its reputation as a reliable and welcoming community in Bellevue.

While there are no stated promotional deals, the management's willingness to work with residents, as evidenced by their accommodating nature for early departures and honest business practices, suggests a flexible and fair approach to tenancy.
For potential residents, especially those with RVs, the "offer" here lies in the unique availability of year-round RV sites in Nebraska, which can be a significant benefit in itself given the limited options. For Nebraskans, particularly those residing in or considering a move to the Bellevue area, Washington Terrace LLC presents a compelling and practical living solution, whether you're looking for a mobile home lot or a rare year-round RV space. Its suitability for locals stems from several key factors that resonate with the typical needs and values of our communities.
Firstly, the enduring family-owned and operated nature of Washington Terrace LLC, dating back to the 1950s, speaks volumes about its stability and commitment to the community. This long-standing presence often means a more personal and responsive approach to management, as highlighted by numerous positive reviews praising Steve Hipple and Nick. Locals appreciate doing business with entities that have deep roots and a vested interest in their residents' well-being. This creates a sense of trust and reliability that is highly valued in Nebraska.
Secondly, the park’s offering of year-round RV sites is a significant advantage for many Nebraskans. Our state's climate often means RV parks are seasonal, making it challenging for those who live in their RVs full-time or need a stable, long-term base. Washington Terrace LLC fills this crucial gap, providing a much-needed option for extended RV stays, whether for work contracts, temporary relocation, or simply enjoying the RV lifestyle throughout all four seasons without the constant worry of finding a new spot.
Furthermore, the established community within the park, predominantly consisting of owned mobile homes, fosters a stable and neighborly environment. While new residents, particularly RVers, might need to adjust to a lively atmosphere with kids playing and dogs barking, the overall sentiment is one of community and mutual support, as evidenced by instances of neighbors helping with parking. This sense of belonging is often a critical factor for Nebraskans choosing a place to call home.
The park's location in Bellevue is another strong point. It offers residents convenient access to essential services, shopping, dining, and employment opportunities within Bellevue and nearby Omaha. This urban accessibility, combined with a relatively low amount of traffic within the park itself, provides a balanced living experience – the convenience of city life without the constant hustle and bustle right outside your door.
Finally, the straightforward and professional management, who are "attentive and listened," ensures that residents feel heard and supported. For locals, knowing that management takes pride in the park and treats residents with respect contributes significantly to a positive living experience. While amenities like on-site laundry are no longer available, the fundamental services, responsive management, and the unique offering of year-round RV sites make Washington Terrace LLC a highly suitable, practical, and welcoming choice for Nebraskans seeking a stable and community-oriented place to live their mobile home or RV lifestyle.
Customer Reviews
A job contract brought us from Wyoming to Bellevue, NE. Owning a 5th wheel and traveling a considerable amount of the time, we looked for RV parks that were year round. There aren't that many in Nebraska because of the weather. We happened to run across Washington Terrace by chance. So, we checked out the web page and contacted the owner. Steve Hipple is a very cordial person. He is ready and willing to answer questions and share information. He explained that he had a total of 10 (approximate) RV sites located throughout the park. There are a total of 150 spaces in the park, primarily trailer homes that are owned, but the space is rented. This park has been here since the 50's and it's literally a "family owned and operated" business since its inception. We were told basically that there was one tenant who was talking about moving out at the end of the month and that we should check back closer to the time that we would be arriving and he would know for sure whether or not he would have an available space then. RV spaces are on a monthly basis, with water and sewage added to the monthly rent. Power and internet must be arranged separately with power being through OPPD and internet through Cox. The rent is also taxed at 7%. The majority of the trailer homes there are owned, but the lot is rented. There are a few trailer homes that are in fact rented out. Then there are those trailer homes that get sold and whoever buys them rents the space. Like I said, space is at a premium here and if you have an RV and are thinking about staying here, check the park out first to make sure that you can in fact get your rig in, parked and out again without issues. The manager Nick, met us the night we came in. He was there at the site waiting and helped to get us parked. We had to ask several neighbors to move their vehicles in order to get in the space, but it was a community effort. There are no laundry or shower facilities here. There used to be a laundry a long time ago, but that burned up and the building was turned into a duplex which gets rented out monthly. If you don't have your own washer and dryer, you will have to go to town to do laundry. There are plenty of kids in the park. They play wherever. There is a park just up the street, but they prefer playing there in the trailer park. It can get loud and noisy sometimes. And it can go that way late into the evening. We ended up speaking to the neighbors regarding the kids playing in our space and the parents made sure that it didn't happen again. There are plenty of dogs in the park. And some of them bark relentlessly. It is a pretty lively place. As far as trash pickup is concerned. There are 2 cans located at the back of the park. The garbage man comes every day Monday - Friday around 7:00-7:30 every morning. They would do well to add 2 more cans somewhere to offset the overflow issue. Speed limit. There is a sign as you enter the park that reads 10 miles per hour, but once inside folks tend to drive quite fast and that makes for potential problems. Mr Hipple would do well to post speed limit signs throughout the park to remind folks that it isn't the Indy 500. All in all, I would say that I enjoyed doing business with Mr Hipple and his manager Nick. They were attentive and listened when I needed to speak to them regarding something. They were there to make sure that I got my rig in safely and securely and when I had to leave before month's end, were willing to see that business was conducted in a honest and simple way. So, if you have a rig, and are thinking about an RV park that is year round here in Bellevue, talk to Mr Hipple first, check out the place if you can and then decide if this is what you want.
I have known the owners of Washington Terrace for 15 years. They take pride in their park, are very responsive, and treat residence how they would want to be treated. I've been to the park 50+ times and it's always clean, orderly and friendly. This is the best park in Bellevue, family owned with a low amount of traffic. I wouldn't hesitate to put any family member into this park because I know it's safe, clean and professionaly managed.
I moved into Washington Terrace approximately 1-1/2 years ago, after retirement. I choose to live here because it is well maintained and rent is very reasonable. As a renter, my yard is mowed by management, and they also take care of snow removal in the winter as well. I live close to my granddaughter and grandson and his wife, who also live in the park. Any maintenance issues I have had (very few) have promptly been resolved. Management is very responsible and is constantly striving to improve the appearance of the park. It is also very convenient to Offutt Air Force Base for military personnel who chose to live here. I highly recommend Washington Terrace if you choose to live in a mobile home park.
Looks clean enough. They take trailer homes and rvs. Lots of kids outside playing, so I assume it's a pretty safe area. I'll be moving here later this week, so we'll see.
