Cortez Park Co-op distinguishes itself with an impressive array of features and highlights that truly enhance the lifestyle for its 55+ residents. These amenities are designed to promote activity, relaxation, and social connection within its unique Old Florida setting:
As a resident-owned cooperative, Cortez Park Co-op operates on a system where individuals purchase a share in the co-op along with their manufactured home. This is distinct from a rental model, so traditional "promotions or special offers" like discounted rent are not typically applicable. Instead, the value lies in the ownership stake and the community's established amenities and lifestyle.
Prospective residents should focus on exploring the available homes for sale within the co-op. The real estate market for manufactured homes in desirable Florida 55+ communities can be dynamic. It is always best to directly contact the Cortez Park Co-op office or a local real estate agent specializing in this type of community. They can provide current listings, discuss pricing, and inform you about any specific benefits or inclusions that come with purchasing a home and a co-op share. Some sellers might offer incentives, or there could be unique financing options for co-op purchases. Inquire about annual fees and what they cover to fully understand the financial aspects of joining this unique community.

Actually, the Tide Tables restaurant. They got rid of the hurricane sauce, which was terrific. Got the Mahi Mahi tacos. Two meals, one alcoholic drink, and 2 glasses of water were about 50.00. The tacos lacked flavor, but the baked beans were extremely good. Parking was a disaster, and a wait pretty much all the time. Inside dining is very limited
May 21, 2025 · Dan JonesA must try. This is our favorite spot in this area. The service is friendly and the food is always fresh.
Jun 09, 2025 · Rosa RuizNot fancy so the 5 star rating is based upon exactly what Tides is. A well run dock side informal quality seafood place. Great staff, food , outlook and you enjoy..
Nov 10, 2023 · Kinsley F. NyceNice white sand beach. The water was exceptionally calm the times we visited.
Oct 24, 2021 · Melinda DykeMy grandmother lives here, and I always look forward to visiting, have been for over 25 years. Very friendly people and an awesome location. There is one woman there who wears many hats in keeping the park running, Gloria. She is about the most down to earth, hard working, nice person, you will ever meet. Hopefully excessive development in the surrounding area doesn't ruin this rare gem of a place nestled in a salt of the earth Florida fishing village.
