Situated directly on Sarasota Bay and the Intracoastal Waterway, the community offers spectacular bay views and incredible opportunities for fishing and boating. Even more appealing, it's just a short walk or golf cart ride over the iconic Cortez Bridge to the stunning white-sand beaches of Anna Maria Island. This dual access to both bay and Gulf waters provides residents with endless recreational possibilities.
Beyond the immediate coastal attractions, the community's location in Bradenton ensures excellent accessibility to a wide range of essential services and entertainment. Shopping centers, medical facilities, and diverse dining options are all conveniently close. For those who enjoy arts and culture, Sarasota, renowned for its world-class museums, theaters, and vibrant arts scene, is just a short drive south. Easy access to major roadways also connects residents to larger cities like Tampa and St. Petersburg, making travel to and from airports or other Florida destinations a breeze. This strategic position perfectly balances a serene, waterfront lifestyle with urban conveniences, making it highly suitable for active adults.
As a resident-owned 55+ cooperative, Cortez Park Co-op focuses on providing essential services and maintaining shared amenities to foster a comfortable and engaging living environment. While the specific services might differ slightly from a rental-based community, the emphasis is on collective well-being and property upkeep.
- Professional Co-op Management: The community is managed by a dedicated board and staff, ensuring that the shared responsibilities of a cooperative are efficiently handled, from financial oversight to facility maintenance.
- Common Area Maintenance: Meticulous care is given to the beautiful common areas, including the bayfront, shell-covered streets, and recreational facilities, ensuring a pleasant and appealing environment for all homeowners.
- Utility Access: Essential utilities such as public water, sewer, and electricity are readily available for connection to individual homes, simplifying the move-in process. (Note: utility costs are typically separate from HOA fees.)
- On-Site Laundry Facilities: For added convenience, a communal laundry facility is available for residents.
- Waste Management: Regular trash and recycling services are typically provided, contributing to the cleanliness and order of the park.
- Community Communication: As a co-op, there is often a strong emphasis on transparent communication with residents through meetings, newsletters, or online platforms, keeping everyone informed about community news and decisions.
Cortez Park Co-op distinguishes itself with an impressive array of features and highlights that truly enhance the lifestyle for its 55+ residents. These amenities are designed to promote activity, relaxation, and social connection within its unique Old Florida setting:
- Direct Bayfront Access & Views: With nearly 500 feet of waterfront along Sarasota Bay and the Intracoastal Waterway, residents enjoy stunning bay views, spectacular sunsets, and direct access to the water for leisure.
- Private Boat Docks & Ramp: A significant highlight for water enthusiasts, the community offers private boat slips (often available for an annual fee for boats 21' or less) and an on-site boat ramp, making it incredibly convenient to enjoy fishing, boating, or simply cruising the local waterways.

- Vibrant Social Calendar: Residents rave about the "very active social agenda," which often includes group dinners, potlucks, waterfront parties, card games, off-site trips, and more, ensuring there's always something to do and someone to meet.
- On-Site Restaurant: Adding to the convenience and charm, the community features an on-site restaurant, providing a convenient dining option with scenic views. (Note: this refers to Tide Tables restaurant which is adjacent to the property, it is not operated by the co-op.)
- "Old Florida" Charm: The community retains its historic charm with shell-covered streets, century-old shade trees, and a pervasive feeling of traditional maritime heritage.
As a resident-owned cooperative, Cortez Park Co-op operates on a system where individuals purchase a share in the co-op along with their manufactured home. This is distinct from a rental model, so traditional "promotions or special offers" like discounted rent are not typically applicable. Instead, the value lies in the ownership stake and the community's established amenities and lifestyle.
Prospective residents should focus on exploring the available homes for sale within the co-op. The real estate market for manufactured homes in desirable Florida 55+ communities can be dynamic. It is always best to directly contact the Cortez Park Co-op office or a local real estate agent specializing in this type of community. They can provide current listings, discuss pricing, and inform you about any specific benefits or inclusions that come with purchasing a home and a co-op share. Some sellers might offer incentives, or there could be unique financing options for co-op purchases. Inquire about annual fees and what they cover to fully understand the financial aspects of joining this unique community.

Customer Reviews
Actually, the Tide Tables restaurant. They got rid of the hurricane sauce, which was terrific. Got the Mahi Mahi tacos. Two meals, one alcoholic drink, and 2 glasses of water were about 50.00. The tacos lacked flavor, but the baked beans were extremely good. Parking was a disaster, and a wait pretty much all the time. Inside dining is very limited
A must try. This is our favorite spot in this area. The service is friendly and the food is always fresh.
Not fancy so the 5 star rating is based upon exactly what Tides is. A well run dock side informal quality seafood place. Great staff, food , outlook and you enjoy..
Nice white sand beach. The water was exceptionally calm the times we visited.
My grandmother lives here, and I always look forward to visiting, have been for over 25 years. Very friendly people and an awesome location. There is one woman there who wears many hats in keeping the park running, Gloria. She is about the most down to earth, hard working, nice person, you will ever meet. Hopefully excessive development in the surrounding area doesn't ruin this rare gem of a place nestled in a salt of the earth Florida fishing village.
