Understanding what a mobile home park provides, and what to expect from an established community like Country Cove, is key to determining if it aligns with your housing goals.

Manufactured home communities serve a vital role in Missouri's housing landscape, often providing more accessible entry points into homeownership compared to traditional stick-built homes. This can be particularly appealing for those looking to manage their budget while still having their own space. Living in a mobile home park typically means you own the home itself but lease the land it sits on, a model that offers a different financial structure than purchasing both land and property. This structure can free up capital, making homeownership a reality for a broader range of Missourians.

Country Cove Mobile Home Park, situated in Wright City, benefits from its location in a community that offers a blend of small-town charm and growing amenities. Wright City is known for its friendly atmosphere and its position along a major interstate, providing convenience for residents. Every community has its unique characteristics, and understanding these is crucial for making an informed decision.

When considering a mobile home park, potential residents often weigh factors such as affordability, community atmosphere, access to services, and the overall maintenance of the property. For a place like Country Cove, which has been part of the Wright City community, it represents an existing housing solution that has served residents over time. The concept of mobile home park living is rooted in providing a sense of neighborhood, where residents often form connections and enjoy a more close-knit environment than large, sprawling subdivisions.

Ultimately, Country Cove Mobile Home Park in Wright City is an option for Missourians exploring manufactured home living. It offers a distinct residential choice that merits consideration for those prioritizing a specific financial model for homeownership and a community setting. As with any significant housing decision, a proactive approach to gathering information and experiencing the community firsthand is always recommended to ensure it's the right fit for your needs and lifestyle.

  • Competitive Lot Rental Rates: The primary financial consideration is the monthly lot rental fee. Prospective residents should contact Country Cove Mobile Home Park directly to inquire about the most current and specific rates, as these are generally set to be competitive within the local market for manufactured home communities.
  • Potential for Home Purchase Programs: While the park itself might not directly offer sales promotions, manufactured home dealers often have various financing options or incentives that can assist individuals in purchasing a home to be placed in a park. It's advisable to explore these avenues if you're looking to buy a home for the lot.
  • Stability of Leases: Some mobile home parks offer the stability of longer-term lease agreements for the lot, which can provide predictability in housing costs, serving as a long-term financial "offer" for residents.

It is crucial for any interested party to directly contact Country Cove Mobile Home Park using the provided contact information to obtain the most accurate and up-to-date details regarding current lot rental rates, any associated fees, and specific residency requirements. Roads are not very well maintained. There is a massive pile of trash that has been left in one of the empty lots. That is not quite the way to get people to move there.

The website clearly states $650.00 per month and $650.00 deposit but when you call about it you are told by an oriental lady No the website is wrong, its actually $950.00 per month and $950.00 deposit! Come on people, this isn't high class living or any mansion here!! It's a damn trailer park! That's a house payment! Anyone in their right mind wouldn't pay that! I was trying to find a home for someone who is low income and let me tell ya this ain't it!! If they have any people renting in there they won't be for long! And BTW all the reviews for this place are all BAD!! A bunch of Gold Diggers renting out these trailers for sure!! Renter beware!

Needs a lot of up keep! People driving way to fast with kids outside. Anyone asked me about moving there, I'd tell them to run. From what I saw looked like a very shady trailer park. You get what you pay for. I wouldn't live there for free. Definitely needs security 😳 !!!

Jeremy Hoard was my landlord here. Day one, we were honest that my husband was a convicted felon (I have a copy of the application to prove this). Day 1 there is a huge water leak under the trailer. Jeremey said they are coming to fix it this week. We stayed in that trailer 2 months and it still isn’t fixed, which wouldn’t be that bad expect the fact that half of the yard is flooded, making it impossible for my 5 pound chihuahua to go outside to the bathroom. Day 3 the refrigerator breaks, it took Jeremy forever to fix it. The next week, the heat breaks. He said it will take him a few days to fix and that it’s “always something with us”, which is laughable because everything was broken when we moved in. I offered to call an HVAC company anyway because I didn’t want to wait for heat. I offered to pay the bill myself, Jeremy told me no way, that he doesn’t want anyone in the trailer except himself of his repair man, so we waited for heat, which still never really worked properly. Fast forward to December 2nd. We get a call that he has to turn our lease in to the property manager And that we could either make a new one with just my name on it, or we could submit the lease that we already have with my husband’s name on it too, and risk getting evicted since he is a convicted felon. I was very confused because we were honest about my husband’s arrest that occurred when he was 18 years old and that he was found convicted (like I said, I have a copy of the application to prove that Jeremy knew.) When I tried to question him deeper he stopped responding. Long story short we moved out of there. In a matter of two days we found a beautiful house instead of a trailer and a landlord that was willing to work with us. Please do not rent from Jeremy, he likes to take advantage of people when he thinks that don’t have another way out or other resources. Other than him as a landlord, this park was wonderful to live in.
