Crown Mobile Home Park Inc, located in Greensboro, is one such community that has been part of the local housing scene for many years, offering lots for homeowners to establish their residences.
The concept of a manufactured home park like Crown Mobile Home Park Inc is straightforward: it provides a designated space for manufactured homes within a managed environment. While the appeal of these communities often lies in their potential for affordability compared to traditional stick-built homes, it's essential for prospective and current residents to understand the realities of living within such a structure. This includes the responsibilities of both management and homeowners, the evolution of lot rents, and the maintenance of the community's infrastructure.
This article aims to provide a factual and comprehensive overview of Crown Mobile Home Park Inc, based on available public data and direct feedback from residents. For North Carolina individuals and families considering manufactured home living in Greensboro, understanding these details is crucial for making an informed decision about whether this community aligns with their long-term housing needs and expectations. Crown Mobile Home Park Inc is a manufactured home community located in Greensboro, North Carolina, providing leased lots for residents who own their manufactured homes. Established with a history dating back to 1948, the park consists of 154 units. Unlike rental housing, the community primarily caters to homeowners who are responsible for their individual manufactured homes while paying a monthly lot rent for the space and access to certain community services.
The fundamental premise of Crown Mobile Home Park Inc, like other manufactured home communities, is to offer an accessible entry point into homeownership. Residents can enjoy the independence and privacy of owning their own dwelling, often at a lower cost than a traditional house purchase, while being part of a larger, managed residential park. The community's structure implies a system of rules and regulations designed to maintain a certain standard of living and appearance for all residents. It functions as a residential neighborhood where homeowners reside in manufactured homes on leased plots of land.
Crown Mobile Home Park Inc is conveniently located in Greensboro, North Carolina, providing its residents with access to the city's amenities and services. The park's address is:

Educational institutions, healthcare facilities, and recreational parks in Greensboro are typically within a manageable driving distance. For North Carolina residents, ease of access to these daily necessities and conveniences is often a key factor in choosing a place to live, and Crown Mobile Home Park Inc's position within Greensboro aims to provide this connectivity.
- Manufactured Home Lot Rentals: The primary service provided by Crown Mobile Home Park Inc is the rental of land lots for privately owned manufactured homes. Residents pay a monthly lot rent for the space their home occupies.
- Utility Inclusion (Historically): As per past resident reviews, lot rent has historically included water, septic, and trash services. It's crucial for prospective residents to confirm the current exact inclusions, as utility billing structures can change, as evidenced by recent additions of separate trash and infrastructure fees.
- Community Management: The park operates under a management structure responsible for collecting lot rents, enforcing community rules, and ideally, maintaining common areas and infrastructure.
- Homeownership: The community exclusively accommodates homeowners, meaning residents own their manufactured homes rather than renting them. This can foster a greater sense of pride in ownership and stability within the neighborhood.
- Established Neighborhood: With a construction year of 1948 and 154 units, Crown Mobile Home Park Inc is an established community, suggesting a long-standing presence in Greensboro's housing market.
- Inclusion of Basic Utilities (Historically): Past lot rent figures indicate that water, septic, and trash services were included, simplifying utility management for residents. However, this has evolved, with separate trash and infrastructure fees being added more recently. Prospective residents should verify current inclusions.
- "Decent Little Neighborhood": One reviewer described it as a "decent little neighborhood," suggesting a generally quiet and residential atmosphere at times.
It's important for prospective residents to be aware that reviews also highlight significant concerns that contrast with typical "highlights," such as:
- Frequent Lot Rent Increases: A detailed review outlines numerous and significant increases in lot rent and the addition of new fees since 2019, leading to a substantial rise in monthly costs.
- Lack of Perceived Improvements: Despite rising costs, residents report a lack of promised community improvements, including road repairs (potholes being a persistent issue).
- Management Turnover and Communication Issues: High turnover of property managers and difficulties in contacting management via phone or email for inquiries or claims are reported.
- Maintenance Concerns: Recurring issues such as sewage smell in parts of the neighborhood and residents having to clear downed trees themselves after storms are noted.
- Intimidation and Fining Concerns: Reports of management attempting to intimidate residents and fining them for "ridiculous things" without clear reasoning are significant concerns.
Based on the provided information, Crown Mobile Home Park Inc does not publicly advertise promotions or special offers in the traditional sense. The financial details shared by a resident highlight a consistent pattern of increasing lot rent and the introduction of new fees (trash and infrastructure fees). This suggests that the park's operational model focuses on recurring monthly fees rather than promotional incentives for new residents or discounts.
The primary financial consideration for prospective residents will be the current lot rent and any associated mandatory fees. As of October 2024, the reported total monthly payment was $594.75 (lot rent $540 + trash fee + infrastructure fee). However, these figures are based on resident reporting and are subject to change.
Given the feedback regarding the ongoing increases and additional fees, it is critically important for anyone considering living at Crown Mobile Home Park Inc to:
- Contact management directly to obtain the absolute current and confirmed lot rent, including all mandatory fees (trash, infrastructure, etc.).
- Inquire about the frequency and history of lot rent increases to understand potential future costs.
- Clarify what exactly is included in the lot rent (utilities, common area maintenance, etc.) to avoid surprises.
- Ask about any available written policies regarding rent increases.
There is no indication of typical promotional offers such as reduced first month's rent, move-in specials, or referral bonuses. The financial structure appears to be driven by a consistent increase in base lot rent and added charges.

Based on significant resident feedback, prospective residents should be aware of reported challenges in contacting management via phone or email. Persistent efforts may be required to get in touch. It is highly advisable to prepare a list of specific questions regarding current lot rent, fees, included services, and community rules before making contact. Due to the reported high turnover of property managers, it's possible that direct communication might yield varied results.
Furthermore, one resident strongly advises contacting "active residents who can share their situation with you" before making a decision. While this is not a direct contact method for the park itself, it highlights the importance of thorough due diligence and seeking unfiltered perspectives before committing to a tenancy.
For North Carolina residents considering manufactured home living in Greensboro, Crown Mobile Home Park Inc presents a housing option with specific characteristics that may suit a very particular set of needs and expectations. Its suitability for locals depends heavily on their priorities and willingness to navigate certain reported challenges.
On the positive side, Crown Mobile Home Park Inc offers the fundamental aspect of manufactured home living: a lot for homeowners to place their private residence. This provides an alternative to traditional homeownership or apartment rentals, potentially offering more space and independence for those who own their mobile home. Its established nature, having been built in 1948 with 154 units, indicates a long-standing presence in the Greensboro housing market. For some, the idea of owning their home within a distinct neighborhood, rather than renting an apartment, is appealing. The fact that all homes are occupied by their homeowners, as per management, could foster a sense of stability, although recent turnover in managers might impact this.
However, it is critical for North Carolina residents to be fully aware of the significant concerns raised by current and former residents. The consistent and substantial increases in lot rent, coupled with the addition of new fees, directly impact the affordability which is often the primary draw of manufactured home living. The reported lack of promised community improvements, ongoing infrastructure issues like potholes and persistent sewage odors, and difficulties with management communication, including high turnover and allegations of intimidation and arbitrary fining, are serious considerations.
Therefore, Crown Mobile Home Park Inc may be suitable for North Carolina locals who:
- Prioritize owning their manufactured home and are seeking a lot rental option in Greensboro.
- Are prepared for potentially significant and frequent increases in lot rent and additional fees.
- Have a high tolerance for community maintenance issues and potentially challenging interactions with management.
- Are willing to perform extensive due diligence, including attempting to speak with current residents, before committing.
Ultimately, while it offers a form of homeownership in Greensboro, prospective residents from North Carolina should approach Crown Mobile Home Park Inc with caution, thoroughly researching current conditions and preparing for a potentially dynamic and challenging living situation as described by residents. Its suitability is not universal, but contingent on an individual's specific needs and ability to navigate the reported complexities.
Customer Reviews
Decent little neighborhood.... No rental homes (according to management), all homes occupied by the homeowners. 2019 Lot rent $275 (includes water, septic, trash) 2019 increased to $340 Jan 2020 $355 May 2021 $380 Nov 2021 added a $15/month Trash Fee (lot rent + trash fee = $395) May 2022 $425 (lot rent + trash fee = $440) July 2022 added a $40/month Infrastructure Fee (lot rent + trash fee + Infrastructure fee = $480) April 2023 $455 (lot rent + trash fee + Infrastructure fee = $510) October 2023 $505 (lot rent + trash fee [now $19.75] + Infrastructure fee = $564.75) October 2024 $540 (lot rent + trash fee + Infrastructure fee = $594.75) August 2022 Update: Poorly managed, high turnover of property managers and constantly increasing lot rent. The lot rent hikes started before the pandemic did, so it's not just inflation. No improvements to the community or road repairs have been made, though it has been promised by management for the past few years. December 2022: No improvements/changes. Pot holes are getting bigger and bigger. February 2023: Pot holes were filled with dirt in January. Notices were sent Feb. 14th regarding an increase in lot rent. $455 monthly plus additional fees to go into effect on April 1st, 2023. October 2023: About 1/2-3/4 of the neighborhood regularly smells like sewage. This has been going on for about 2 months. Pot holes were refilled with dirt again last month, following major storms that caused down trees. Management did not clear the trees from the road, but residents did. Management removed the trees that residents cleared from the road a few days later. August 2024: Lot rent increase notice sent on Aug. 18th. New rate begins October 1st, 2024. Neighborhood still regularly smells like sewage. Still a high turnover of property managers, though the current one has been more pleasant than those before. The potholes were reasonably patched since Oct. 2023 update. No other improvements, but rates continue to increase, and new mobile homes continue to be brought in by the property owners. As existing lots have been filled, places on the property are being evaluated as possible locations for new mobile home sites/lots.
Not a good place to live. It used to be a decent place but with new management under Stack House Properties, it has become unbearable to live here. Without notice, the water is cut off up to three days at least once a month; manager is being changed every other month; you can never contact anyone via phone or email to file claims or ask questions. The only thing they are good for is to collect money and FINE people for ridiculous things that lack any reasoning. The streets need attention as they are full of holes. If you are planning to live here I invite you to inform yourself by contacting active residents who can share their situation with you. If you have any luck to get in touch with management, they will try to intimidate you but saying they will kick you out. In addition if you share with them any of your needs or suggestions for improving the living situation in this place, they will find a way to FINE as a way to intimidate you.
Very nice trailer park. All the yards had been mowed. The entrance to the trailer park was very nice and welcoming. There wasn't a bunch of kids running in the middle of the parking lot. No loud music. It was very peaceful. If there was an opportunity, I would choose this place to live
Stay away from this place!!!!! Take a couple minutes to inform yourself, you will be glad you did. This place is a joke , it's been for the past 10 years . I have relatives that have live here for the past 16 years but they are afraid to post a review. They don't want the owners to take revenge like the old owners did , even know it's not right but the old owners where bad on that area especially a guy that worked for them named Bryan he was very inappropriate to tenants and very disrespectful to all the tenants he did not have a clue about anything. They change owners this year and its really not different from the previous matter fact the old owners at least they answered the phone but this new owners don't even answer or return phone calls ALSO BEWARE OF THE JUNKIES THAT THEY GOT WORKING IN THE PARK RIGHT NOW , they will walk through the homes wandering around , it's very uncomfortable when you dont feel safe . My relatives should leave this place and I been asking them to find another place to live but they keep waiting for things to change and I dont think it will happen. They stop renting to people and made people buy the mobile homes they where living on and if they did not wanted to buy they had to leave . The new management is called stackhouse properties LLC check the reviews they got on their page and on the better business bureau and you will confirm what I am writing. Plus they had some issues with a guy named Richard he promised a lot things when he got the park but now nobody can get a hold of him. PLUS THE PLACE SMELLS LIKE SEWER ALMOST ALL THE TIME . if someone knows where to report this please leve your comment here. Thank you for reading and I hope this helps .
I’m very disappointed of this place they promised me a lot of thing when I moved in. And now it’s a nightmare. If I need help fixing something they don’t do it right. They just care about the money. The top problem is the water and the road( lots of pot holes) and I can’t contact management we are on our own. The only thing they are good at is collecting fine money. STAY AWAY FROM THIS PLACE!!!!
