Introduction / Overview
Double Eagle Parks, located in the Kennebec Valley region of Maine, operates as a significant provider in the local manufactured housing sector. While the company manages multiple properties across Maine, its presence in Sidney serves as a key community for local residents seeking affordable and accessible housing options. The company emphasizes offering a range of housing solutions, including lot rentals for existing mobile homes and opportunities for purchasing both new and used manufactured homes.
Manufactured home parks like Double Eagle Parks play a vital role in the Maine housing market, providing a necessary alternative to traditional homeownership for individuals and families. The community in Sidney is designated as an "all ages" park, which means it welcomes residents of all life stages, from young families to retirees. The management entity, Double Eagle Parks LLC, brings over two decades of property management experience to the table, aiming to connect Mainers with their ideal home and community location. Their focus is on the logistics of manufactured housing, facilitating the process of finding and settling into a residential space.
As with any housing option, particularly in the rental and lot lease sector, it is crucial for prospective residents to conduct thorough due diligence regarding lease agreements, maintenance responsibilities, and management practices. While the parks serve a valuable function in providing housing inventory, residents' experiences can be highly dependent on the quality of site management and infrastructure upkeep. Potential residents are always advised to visit the site, speak with current residents, and carefully review all contractual terms before committing to a lease or purchase.
Location and Accessibility
The location of the Sidney community managed by Double Eagle Parks is one of its most attractive features for residents in the Central Maine area.
Address:
89 Cole's Xing, Sidney, ME 04330, USA
The park is situated in Sidney, a quiet but strategically placed town within Kennebec County. This location offers exceptional accessibility, sitting nearly equidistant from two of the region's largest economic and service hubs: Waterville and Augusta. The ease of access to major roadways means residents have a short commute to various amenities.
Being part of the Augusta-Waterville CBSA (Core-Based Statistical Area) means residents benefit from the infrastructure of both cities, including major hospitals, shopping centers, government services, and educational institutions. Specifically, the proximity to Interstate 95 facilitates quick travel north or south throughout the state. Local schools, such as the James H. Bean School, are also conveniently located for families residing in the area. This blend of a suburban, quiet setting with immediate access to urban resources is highly valued by local Mainers looking for convenience without the high cost or traffic of city living. The location provides a comfortable living environment while keeping vital Maine services within a manageable distance.

Manufactured Home Sales: The company offers both new and used mobile and manufactured homes for sale, often facilitating a comprehensive package that includes the home purchase and a lot lease within one of their communities.
Property Management: Double Eagle Parks provides property management services across its communities, which typically involves enforcing park rules, collecting lot rents, and managing the maintenance of common areas and certain park-owned infrastructure.
Rental Application Processing: They streamline the process for prospective residents with no application fee required, offering a quick path to determining eligibility for lot rentals or home purchases.
Repair Management System: The company offers an online or documented mobile repair form, suggesting a structured process for residents to report issues, particularly those related to park-managed property and infrastructure.

Conclusion: Why this Place is Suitable for Locals
For Maine residents, particularly those in the Kennebec Valley, Double Eagle Parks in Sidney is a viable option primarily because it addresses the significant local need for affordable, stable housing in a desirable, centralized location.
In a region where housing costs can be a barrier, manufactured housing communities offer a crucial pathway to homeownership or secure long-term residency at a lower entry point. The park's situation in Sidney allows locals to maintain a comfortable, non-urban lifestyle while avoiding the lengthy, frustrating commutes that plague many areas of Maine. A local resident working in Augusta or attending school in Waterville can be home in minutes, not hours, which is a major quality-of-life benefit. The "all ages" policy also ensures that the community supports the diverse needs of the local workforce, from entry-level employees to long-time Mainers.
The opportunity to rent a lot or purchase an affordable home keeps housing budgets manageable, freeing up financial resources for other essential living expenses or local recreational pursuits. In essence, Double Eagle Parks provides a solution that is intrinsically linked to the economic and logistical realities of Central Maine living: affordability in a quiet setting with excellent access to the jobs and services that define the region. For a Mainer seeking stability without the high price tag of conventional real estate, this mobile home park offers a pragmatic and centrally located residential choice.
I lived in this place for 3 years. Paid rent on time. Never complained. Minor issues I fixed myself. When I moved out, they kept my deposit claiming I messed with the refrigerator and it "hadn't been used in months." In April 2020, I left a rent payment in the box, which was normal for me if the office was closed, but lo and behold, they didn't receive it. They checked their cameras, saw me do it, but didn't receive the money. Secretary at the time was gone a few days later. Hmmmmm. So they cited non payment of one month as another reason to keep security deposit. And that blue trailer to the right of the mud in Myron Gordon's picture is the one I lived in. The park did nothing when that tree almost fell through my living room at 5am. I had to call to have my own power and cable reconnected. Do not live here.
Jul 11, 2022 · Jeni FosterThis company is not a good company. They refused to fix their sewer pipe in the ground and it keeps freezing backing up sewage into my home. When I called the property manager Ashley she told me "it's not my problem" and hung up on me. I contacted DEP because they disconnected my pipes and let sewage spill all over the ground under my home for 5days in a row. And refused to hire a plumber to come fix their messed up sewer line. If I could give them 0 stars I would worst company I've had to deal with in a long time. Ashly has poor customer service skills. I have 3 daughters who were unable to poop in our home because they refused to fix the problem. This is not okay.
Jan 18, 2020 · Customer ServiceThis is my door yard on Victoria Dtr. Two years since a tree fell and damage my Yard and trailer. Then they dumped dirt and left it here going on four months and as it thaws it turns to mud. Called the office they said they send maintenance out on 3/25/21.. No surprise a no show. I could give you nightmares with what I have dealt with in the last two years.
Mar 25, 2021 · Myron GordonGreat place to live. very clean and quiet. My neighbors are polite and respectful. Their maintenace team works very hard at addressing and correcting any issues.
