Eastwood Estates About
Hello, Florida residents. When considering a mobile home park as your next residence, understanding the community's environment, management, and overall living conditions is paramount. This article aims to provide a factual and transparent overview of Eastwood Estates, a mobile home park located in Gibsonton, Florida. Our goal is to present available public information, including direct feedback from past visitors and residents, to help you make an informed decision as you explore your housing options in the Sunshine State. We believe in providing a clear picture, allowing you to weigh the various aspects that contribute to a living experience.
A mobile home park is a dedicated residential community designed for manufactured homes, offering plots of land for lease where individuals can place their homes. These parks are intended for long-term residency, providing a more stable and often more affordable alternative to traditional stick-built housing. Unlike transient RV parks, mobile home parks foster a sense of permanence and community among their residents. They typically offer essential utilities and common area maintenance. The quality and appeal of a mobile home park can vary significantly based on factors such as management practices, upkeep of communal areas, and adherence to local building codes. When exploring options like Eastwood Estates, it's crucial to look beyond just the address and consider the daily lived experience, as highlighted by existing public feedback. Such parks are an integral part of Florida's diverse housing landscape, offering a unique lifestyle for many residents seeking affordability and a sense of community.
Customer reviews for Eastwood Estates Mobile Home Park present a critical perspective, raising significant concerns about the living conditions and management. One resident described it as "The worst place to live," alleging that "maintenance and staff... care more about something you leave outside than the safety of their tenants." This review also highlights safety risks at the entrance, a perceived lack of solutions from management, and a general absence of "sympathy for the amount of money you are paying," advising potential residents to "Always read the fine print in your contracts."
Another prospective resident who drove through the park for a lot stated their experience could be summed up as "horrific." They observed "many, many dilapidated homes," "additions added to homes that would never pass Hillsborough County Building Codes," and "debris in many yards." This reviewer also noted "a few central air units on elevated stands indicating there may be some flooding issues." They expressed disappointment that "county code enforcement does inspect places like this" and felt that "People renting a lot or home in this park deserve better living conditions," concluding, "I wouldn’t put a home in this park or rent a home there. If I could have given them a true score it would be 0." These reviews collectively paint a challenging picture of the park's condition and management effectiveness.
Eastwood Estates Mobile Home Park is located at 12130 US Hwy 41 S, Gibsonton, FL 33534, USA. Gibsonton is a community situated in Hillsborough County, south of Tampa. Its position on US Highway 41 offers direct access to a major north-south artery in the region.
US Highway 41 provides a straightforward route for travel, connecting Gibsonton residents to various destinations. To the north, it leads directly into the heart of Tampa, offering access to its urban core, employment centers, healthcare facilities, shopping districts, and entertainment venues. To the south, US 41 extends towards communities like Ruskin and Palmetto, and further to Bradenton and Sarasota.
Additionally, Gibsonton's location provides relatively easy access to Interstate 75, a primary thoroughfare that runs north and south through Florida. This connectivity is crucial for those who commute for work, visit family across the state, or wish to explore Florida’s numerous attractions, including theme parks in Orlando or coastal destinations. While being on a major highway offers convenience for travel, potential residents should consider any associated noise levels. The local area of Gibsonton itself offers some community services and local businesses, maintaining a distinct small-town feel despite its proximity to a major metropolitan area. This blend of accessibility and local character is a key aspect of living at Eastwood Estates.
Based on the provided information and general understanding of mobile home parks, the typical services offered at a community like Eastwood Estates would focus on providing essential infrastructure for long-term residential living. However, it is crucial to note that the provided reviews highlight significant concerns regarding the quality and effectiveness of these services and general upkeep.
-
Lot Leases: The primary service is the lease of individual plots or lots for the placement of manufactured homes. These leases would typically outline the terms of residency, including rent, rules, and responsibilities.
-
Utility Hookups: Essential utility connections are generally provided at each lot. This would include connections for water, sewer, and electricity. Residents are typically responsible for their usage charges.
-
Waste Management: Standard mobile home parks offer some form of waste disposal, typically through communal dumpsters or curbside trash pickup services, to maintain sanitation within the community.
-
Common Area Maintenance: Management is typically responsible for the upkeep of shared areas, such as internal roads, lighting, and any communal landscaping. However, the reviews explicitly mention concerns about "dilapidated homes," "debris in many yards," and a general lack of cleanliness, suggesting that this service may not be adequately maintained at Eastwood Estates.
-
On-Site Management/Staff: The reviews indicate the presence of staff and maintenance personnel. While their presence is a service, the feedback strongly suggests issues with their responsiveness, care for tenant safety, and general customer service. One reviewer mentions, "The maintenance and staff that work here care more about something you leave outside than the safety of their tenants."
-
Community Infrastructure (with concerns): The presence of an entrance and internal roads is implied. However, one review explicitly states, "The entrance to the place is a risk for everyone," indicating a significant safety concern regarding infrastructure. There were also observations of "additions added to homes that would never pass Hillsborough County Building Codes," suggesting potential issues with code enforcement or oversight within the park's infrastructure.
Based on the direct customer feedback, the features and highlights of Eastwood Estates Mobile Home Park are predominantly characterized by significant concerns rather than positive attributes. It is important to present these findings factually to provide a transparent overview for potential residents.
-
Affordability (Implied): Mobile home parks often offer a more affordable housing solution compared to traditional stick-built homes, which might be an initial draw for residents. However, the review stating "There is no sympathy for the amount of money you are paying" suggests that residents feel the value does not align with the cost.
-
Long-Term Residential Focus: As a mobile home park, it is designed for long-term residency, offering a permanent plot for manufactured homes rather than transient stays.
-
Location on US Hwy 41 S: The park's direct frontage on a major highway offers high visibility and convenient access for commuting to Tampa and other areas, though this also implies potential for traffic noise.
-
Observed Dilapidated Conditions (Significant Negative Highlight): Multiple homes are described as "dilapidated," with "additions added to homes that would never pass Hillsborough County Building Codes." This is a critical observation indicating a lack of aesthetic appeal and potential structural integrity issues within the community.
-
Debris in Yards (Significant Negative Highlight): The presence of "debris in many yards" points to poor general upkeep and potentially a lack of enforcement of community cleanliness standards.
-
Potential Flooding Issues (Significant Negative Highlight): The observation of "central air units on elevated stands indicating there may be some flooding issues" suggests a vulnerability to environmental factors, which is a serious concern in Florida.
-
Safety Concerns at Entrance (Significant Negative Highlight): One review explicitly states, "The entrance to the place is a risk for everyone," highlighting a serious safety concern regarding the park's infrastructure.
-
Unresponsive/Unsympathetic Management (Significant Negative Highlight): Feedback consistently points to management that is unhelpful, unconcerned with tenant safety, and unsympathetic to residents' financial contributions, creating a highly challenging living environment.
Based on the publicly available information, including the provided customer reviews, there are no details whatsoever regarding promotions or special offers for Eastwood Estates Mobile Home Park. This is common for many established mobile home parks, especially when tenant feedback highlights significant operational and living condition concerns rather than marketing incentives.
For mobile home parks, any "offers" typically revolve around the terms of the lot lease, such as the monthly rent, security deposit requirements, and the inclusion of specific utilities (like water or trash). However, without positive reviews or official website information, it is impossible to infer any value-added propositions or promotional deals.
Prospective residents are always advised to contact the park directly for current information on lot availability and rental rates. However, given the severe negative feedback, it would be prudent to approach any such inquiry with extreme caution and a focus on understanding all contractual terms, as one reviewer specifically warned to "Always read the fine print in your contracts." It is highly recommended to prioritize personal visits and thorough due diligence over seeking promotional benefits in this particular instance.

Given the significant concerns raised in the public reviews, it is highly recommended that any potential resident contact the park directly and, if possible, arrange a personal visit to verify the current conditions and speak with management. It would be advisable to prepare specific questions based on the negative feedback to address concerns about safety, maintenance, code compliance, and management responsiveness.
When assessing the suitability of Eastwood Estates Mobile Home Park for Florida locals, it is essential to consider the candid and significantly negative feedback provided by both a current resident and a prospective tenant. While mobile home parks often present an attractive, affordable housing alternative in Florida, the public information available for Eastwood Estates raises substantial red flags that prospective residents must carefully evaluate.
Based on the reviews, Eastwood Estates appears to be a location where living conditions, safety, and management responsiveness are significant concerns. Descriptions of "dilapidated homes," "debris in many yards," potential "flooding issues," and a "risk" at the entrance point to a community that may fall far short of desirable living standards. Furthermore, the strong criticism of management's lack of "sympathy," focus on minor issues over tenant safety, and unresponsiveness suggests a challenging environment for residents seeking support or resolution of issues.
For a Florida local searching for a comfortable, safe, and well-managed mobile home community, the provided reviews indicate that Eastwood Estates may not align with these expectations. The advice to "read the fine print in your contracts" and the strong recommendation to "find somewhere else" from a former resident are powerful warnings. While the location on US Highway 41 offers accessibility, this benefit appears to be overshadowed by the critical issues raised regarding the park's internal conditions and management.
Therefore, based purely on the available public data, Eastwood Estates Mobile Home Park appears to be a place where potential residents should exercise extreme caution. Locals seeking a high-quality living environment, where safety, maintenance, and respectful management are priorities, would likely find this park unsuitable without significant and visible improvements addressing the issues highlighted in the customer reviews. It is imperative for anyone considering this location to conduct extensive personal due diligence and carefully weigh the reported challenges against any potential benefits.
Customer Reviews
The worst place to live. The maintenance and staff that work here care more about something you leave outside than the safety of their tenants. The entrance to the place is a risk for everyone. There are never any answers for a solution. There is no sympathy for the amount of money you are paying. Always read the fine print in your contracts.
I drove through this park today looking for a lot for a new mobile home. One word could sum it all up, “horrific”. There are many, many dilapidated homes throughout this park, additions added to homes that would never pass Hillsborough County Building Codes and debris in many yards. I noticed a few central air units on elevated stands indicating there may be some flooding issues. It’s shameful county code enforcement does inspect places like this and order the owners to clean up their act. People renting a lot or home in this park deserve better living conditions. I wish I was the owner of this park, give me a year and it would shine like a diamond. I wouldn’t put a home in this park or rent a home there. If I could have given them a true score it would be 0.
It's a very messy place and they don't fix the major problems.
well been renting here for about 4 weeks now ,staff is friendly, the maintenance guy is by himself so requests for new mailboxes to be put up etc... take a long while to get done ,needs more staff to help out. also be aware there was a,moving special that was never honored so be aware of that dont make the same mistake as i did ask always
It was the of the world's most unlikely place to stay in there and let alone try to make sure that my own kids are going to be safe as well.but rest assure I won't ...That place needs to be taken down and put back in the area model houses .
