Erie West Mobile Home Community About

For many Ohioans, finding a housing solution that balances affordability with the desire for a sense of community can be a complex decision. Mobile home parks, also known as manufactured home communities, often present a unique alternative to traditional housing, offering the opportunity for homeownership at a potentially lower cost. Erie West Mobile Home Community, located in Lorain, Ohio, is one such established community that has been providing manufactured home living for residents since it was built in 1956.

A manufactured home community operates on a model where residents typically own their home but lease the land, or lot, it sits on. This structure is designed to make homeownership more accessible, often with lower upfront costs and monthly expenses compared to purchasing a traditional site-built home. Erie West Mobile Home Community aims to offer a living environment within this framework, providing essential utilities and common area management for its residents.

Recent public feedback from residents, however, indicates that the community has faced challenges, particularly concerning road maintenance and communication regarding property titles. These are important considerations for any prospective resident to be aware of, as they shed light on the current state of the park and the resident experience. While the park's official website describes it as a "welcoming community" striving for an "inclusive environment where everyone feels at home," current resident reviews suggest areas where the lived experience may differ from this ideal.

Understanding these facets is crucial for anyone in Ohio considering Erie West Mobile Home Community as a potential place to live. This article aims to provide a factual overview, drawing from publicly available information and direct resident feedback, to help local users make informed decisions about their housing options in Lorain.

Location and Accessibility

Erie West Mobile Home Community is situated at 5780 W Erie Ave, Lorain, OH 44053, USA. This location places it in Lorain, a city on the southern shore of Lake Erie in Lorain County. The address on West Erie Avenue offers direct access to a major thoroughfare, enhancing the community's accessibility within the city and to surrounding areas.

The park's proximity to Lake Erie itself is a notable geographical feature, and while not directly on the lake, the area benefits from being part of the Greater Cleveland metropolitan area. This allows residents relatively easy access to the amenities and opportunities of larger urban centers, including Cleveland to the east and Sandusky to the west. Major highways are accessible nearby, facilitating commutes for work or leisure travel across Northern Ohio.

For daily needs, Erie West Mobile Home Community is conveniently located near various shopping, dining, and transportation options. Multiple shopping centers like Deerfield Shopping Center, Lighthouse Village, and Westgate Plaza are within a short driving distance. Essential services, including hospitals like Clear Vista Health & Wellness and Mercy Regional Medical Center, are also very close by, providing peace of mind for residents regarding healthcare access.

Educational institutions such as Lorain County Community College and Oberlin College are within reasonable driving distance, making the park a consideration for students or those employed by these institutions. While its Walk Score® and Bike Score® indicate a car-dependent and somewhat bikeable area respectively, the convenience of nearby retail and services accessible by car remains a key aspect of its location.

Services Offered

As a manufactured home community, Erie West Mobile Home Community typically provides lot rentals to residents who own their homes. The standard services offered in such parks focus on maintaining the common areas and infrastructure necessary for comfortable living. While a comprehensive, detailed list of services is not widely publicized and recent resident feedback points to potential deficiencies in some areas, generally residents can expect:

  • Lot Rentals: The primary service is the provision of individual lots for manufactured homes. Residents pay a monthly lot rent for the use of this land.
  • Utility Connections: Essential utility hookups, including water, sewer, and electric, are typically available at each lot. Residents are generally responsible for establishing and paying for their own individual utility accounts.
  • Community Management: The park has a management team responsible for overseeing the community, enforcing park rules, and handling administrative tasks related to lot leases. While feedback suggests areas for improvement, a management structure is in place.
  • Road Maintenance (with noted concerns): While the park is expected to maintain its internal roads, recent resident reviews frequently highlight significant issues with potholes and the overall upkeep of the roads, suggesting that this service is not consistently meeting resident expectations.
  • Common Area Upkeep: General maintenance of shared spaces, such as grass cutting in common areas or signage, would typically fall under the park's responsibility, though reviews indicate inconsistent effort in areas like grass mowing or sign visibility.

Features / Highlights

Erie West Mobile Home Community, like any established community, has features that appeal to some residents, alongside those that have drawn concern:

  • Established Community (Built in 1956): Its long history indicates a well-rooted presence in Lorain, suggesting a mature community with a pre-existing infrastructure. The community has 81 units and is one story.
  • Prime Lorain Location: The park's address on West Erie Avenue offers convenient access to local amenities, including shopping, dining, and transportation options. Its proximity to Lake Erie is also a general benefit of its location in Lorain.
  • Proximity to Healthcare: The close presence of hospitals like Clear Vista Health & Wellness and Mercy Regional Medical Center is a significant advantage for residents requiring easy access to medical services.
  • Accessible to Major Cities: Being a short distance from Cleveland and Sandusky, it offers residents the ability to commute for work or leisure to larger urban centers, broadening their opportunities.
  • Potential for Improvement: Despite the criticisms, the fact that a light at the entrance was reportedly fixed suggests that some maintenance issues can be addressed, indicating a capacity for responsiveness, even if it's not always consistent.
  • Affordable Housing Potential: As a mobile home community, it inherently offers a potentially more affordable path to homeownership compared to traditional housing in the Lorain area, making it an option for those on a budget.

Promotions or Special Offers

Information regarding specific promotions or special offers for lot rentals at Erie West Mobile Home Community is not readily available through public search. Like many mobile home parks, inquiries about lot availability, current rental rates, and any specific terms for new residents are typically handled directly by the park management. Prospective residents are advised to contact the park directly via phone to discuss pricing, lease agreements, and any potential incentives that might be offered for new residents or home placements. It is crucial to have direct communication to obtain the most accurate and up-to-date information, as advertised promotions are rare for communities that operate on a direct inquiry model for lot rentals.

Conclusion: Why This Place is Suitable for Locals

For Ohio locals considering housing options in Lorain, Erie West Mobile Home Community presents itself as a potential solution, primarily due to its offering of manufactured home living. For those seeking a more affordable pathway to homeownership than traditional stick-built houses, this community could be a viable starting point. The financial structure of owning a home while leasing the land often translates to lower upfront costs and potentially more manageable monthly expenses, which is a significant draw for individuals and families looking to control their housing budget in Ohio.

The park's location in Lorain is another key factor in its suitability for locals. Being on West Erie Avenue provides convenient access to local amenities, including shopping centers, dining, and essential services like healthcare. Its proximity to Lake Erie adds to the regional appeal, and the relatively short distances to larger cities like Cleveland and Sandusky offer expanded opportunities for employment, education, and entertainment. For Ohioans rooted in the Northern Ohio region, this location provides practical convenience for daily life and regional exploration.

However, it is crucial for locals to consider the full picture. While the community offers affordability and a convenient location, the consistent concerns raised by current residents regarding road maintenance, property title issues, and general upkeep are significant. Ohio residents considering this park should approach it with thorough due diligence, including visiting the property, speaking with current residents if possible, and carefully reviewing all lease agreements and ownership documents related to the mobile home and the lot. Understanding tenant rights in Ohio regarding manufactured home park residency, including provisions for rent escrow in cases of unaddressed maintenance issues and proper title transfer, is highly advisable. While the park aims to be a welcoming community, prospective residents should ensure its current conditions align with their expectations for a comfortable and stable living environment in Lorain.

Looking for a different place. Was supposed to get a different trailer 7 months ago and they haven't touched it since then. Big ditches in the road. They want their money but not that bad.

Update 1/23/24: Pot holes are still as large as the lake they want you to go 10mph (funny) I’m not getting stuck. You should also be aware you will have to put your rent in escrow for them to give you the title to your mobile home. My grandmother and great uncle paid for a cesspool to begin with… not that you can ever move these mobile homes off the property… they never received the title. They claim that you own the place you have to fix the place… but you don’t own the place therefore you are paying both rent and to fix a place that isn’t yours. OG: While family lives there the road up keep is abysmal you can tell the owner is a slum lord.... collects moneys and nothing else. I highly recommend looking elsewhere for a place to live. I've seen some really nice trailer home parks and kept up well effort put in and this place barely had the grass mowed or the sign seen. At night its like pulling up to a place that you are unsure if one you missed it or two your in the movie wrong turn. Place is a wee bit trashy. They have no lights to show you where to turn in the dark nothing has really changed about this place other than the pot holes are getting bigger and the tenants do not care. 1/23/24: they did fix the light.
