Introduction / Overview: Your Opportunity for Home Ownership on the Connecticut Shoreline
For many Connecticut residents, the dream of home ownership, particularly near the desirable shoreline communities, can seem financially out of reach. Evergreen Springs Manufactured Home Community in Clinton, CT, presents an established and distinctive alternative, offering a pathway to owning a private home on leased land. Situated in a park-like setting with proximity to the scenic Connecticut coast, Evergreen Springs is an all-ages community designed to offer a blend of personalized living space and neighborhood appeal.
Manufactured home communities like Evergreen Springs operate on a unique model: residents purchase their home, securing a valuable asset, but lease the underlying land (the lot). This structure historically provides a more affordable entry point into the housing market compared to traditional stick-built homes in towns like Clinton, which boasts highly-rated schools and easy access to coastal amenities. The park itself is a dense, established neighborhood where residents live in single-family style mobile and manufactured homes, often featuring private driveways and yards, differentiating the experience from apartment living.
However, prospective and current residents often highlight the primary consideration of this model: the monthly lot fee (or Homeowners Association fee). Public data indicates these fees for some properties in Evergreen Springs can be substantial, reportedly reaching near $$1,000$ per month in recent years. While these fees cover essential services—such as water, sewer, and maintenance—residents have raised concerns about the cost relative to the visible amenities (like a pool or clubhouse, which this park reportedly lacks) and the consistency of park maintenance, specifically citing issues with tree care and lot upkeep following storms. Understanding this balance of home ownership versus land lease cost and management responsiveness is crucial for any local considering a move here.
Location and Accessibility: Coastal Convenience in Clinton, CT
Evergreen Springs Manufactured Home Community is strategically located at 229 Killingworth Turnpike in Clinton, CT 06413, USA. Commuters will appreciate the easy access to major thoroughfares, allowing for straightforward travel to larger employment centers along the shoreline and into the Hartford or New Haven areas. While the neighborhood itself is considered car-dependent, public transportation options are noted as being available, helping residents explore Clinton and surrounding areas.

Conclusion: Why Evergreen Springs is Suitable for Connecticut Locals
Evergreen Springs Manufactured Home Community is particularly suitable for Connecticut residents for several key reasons: primarily, it provides a comparatively accessible avenue to home ownership in a high-demand, high-cost coastal town. For those working multiple jobs or seeking to downsize their housing costs while retaining a valuable asset, purchasing a manufactured home here is often a more viable option than buying a traditional single-family house in the area. This affordability is a significant draw for local working families, retirees, and first-time buyers.
The community's location—nestled between the woods of Killingworth and the coast of Clinton—offers the coveted Connecticut coastal lifestyle. Residents benefit from the proximity to quality public schools, outstanding recreational areas like Hammonasset Beach, and robust local shopping centers. While the higher lot fees and associated maintenance concerns raised by current residents (particularly regarding tree safety and community rule enforcement, such as fencing restrictions) are crucial factors that locals must weigh, the overall model remains a legitimate path to private home living in a highly desirable part of Middlesex County. For a Connecticut local prioritizing home ownership over apartment rental, valuing a private yard, and needing excellent coastal access, Evergreen Springs is an established community worth thorough consideration and due diligence into the current management practices and fee structures.

As someone who has lived here over ten years, this last storm proved that management is no longer taking care of tree maintenence (or anything else really). The number of trees that came down speaks for itself, but the fact that they have not been cleaned up yet speaks to current management and their lack of motivation overall. We pay enough to live here, there shouldn't be trees decaying across yards throughout the entire park. Take care of it, its been a month. Not to mention it looks like the empty lots will soon have new trailers on them.... wouldn't want to move in if I were looking at homes and there are still trees that haven't been taken care of. Not a good look, and its a safety hazard.
Aug 02, 2025 · Mister BigLot fees are absolutely outrageous I’ve seen other parks in the area paying a fraction of the cost and they have a club house and a pool I ask about fencing a small area for my dog and get told no fences aren’t allowed but yet I drive through the park and see at least 2 other yards with half if not more of the yard fenced in you would think that with fees of almost $1000 a month we would be able to do something and not to mention wanting to send notice after notice but don’t take into consideration that some people don’t have the time because they have to work 2 or more jobs just to pay the outrageous fees
Mar 20, 2025 · frank SaundersI have lived in this mobile home park since 1974. While living here, we have lived in 3 different homes, and raised 3 daughters. I have a lot of things I can say bad about the management, but I will let you determine that with your own experience. If this might be a choice that will allow you to do what we have done, then why should I scare you away? So, three homes, all paid off early, and all done during tough economic times. We never starved, always had a roof over our heads, had multiple vehicles, made ends meet, and have never been evicted. Regardless of what you consider good or bad, we managed to make a living, raise a family, and as soon as I can locate a buyer, we will be relocating to The Mountains of Southwestern North Carolina, and will be living in a brand-new Log Home, which is already paid for and soon to be under construction. Paid for in cash, in this, what may be the worst economic time in the history of this country, thanks in entirely to the mismanagement by the Biden administration. In less than two years this fool has squandered a lifetime of successful administrations that improved the lives of all Americans. So, as the old saying goes, if you live right, work hard, and save, you will change your life for the better. Notwithstanding the ideocracy of the Biden administration, my family has managed to do just that. We have paid off all our debts, have paid off all our loans and car payments, paid cash for the land, the downpayment on the new Log Home, and will upon delivery pay cash for the home, and the assembly and finish work required. To anyone that might somehow purchase my home, , know that it was never easy, always hard, and always worth it!
Apr 09, 2023 · Arthur Mazeaui cannot believe i moved my mother into this place. if you want to enjoy your life, do not move here. she gets worked up to tears regularly and pays rent on time. the landlords here have no soul or compassion whatsoever. UPDATE June 24, 2020 - They tried to evict my mother during the Covid-19 outbreak. If it wasnt for my lawyer threatening to sue them, she'd have been evicted and homeless. She was one week late twice on rent, due to unemployment taking awhile (again, Covid). They do not care at all. They are literally soulless, horrible people who do not care about your wellbeing at all.
