This place has been always under managed seems like it has only gotten worse. Big mistake on my part to buy home here. I wouldn’t give anyone the ok to live here. Lots of underhanded stuff happening here don’t trust anyone buy with intentions of having lawyer for your buy to proof read and witness your transactions. Nothing about investors who are blind sited by management Sorry but I give this place a big thumbs down Let me say one more thing the people who live here are really nice and polite. Some of best neighbors I ever had. Happy to be moving on ..

If you enjoy not being able to reach anyone regarding anything, then this place is for you. Late fee put on my account in December, told it would be fixed. Still hasn’t been resolved. Have called, left voicemails, sent emails, etc and have gotten nothing in return. They have “business hours” but even then nobody is there. They expect rent to be paid on time and will quickly fine you but don’t need management because you’ll never hear from them. Previous management wasn’t great but at least you could actually talk to someone. It has been a joke ever since the new owners took over.

Park manager Dave is the worst. He does nothing to improve the park and only wants to send out constant harassing notices every week about the most mundane things such as curtains. Meanwhile, other owners of certain mobile homes get left alone even though their mobile homes look like crack dens. When brought to his or his assistant's attention, they play dumb. Clearly just picks and chooses who should follow the rules. Been here 8 years and getting out in the next couple of months. What a pathetic excuse for a manager. Owners should do better!

First, the pic is of the entrance to Elm Point, not Fox Run. I live in Fox Run, but have friends who live in Elm Point. Just received a letter from Fox Run, making fines higher for infractions in the park. Spoke with management, and he said fines were applicable to both parks, but friends in Elm Point never received the letter. Back in June, Fox run got letters stating lot rents were going up $10 a month. I asked the same friend in Elm Point...their lot rent didnt go up. My question is, since both parks are ran by the same management, why is Fox Run getting hit with things Elm point isn't. Just curious. The one thing that is consistent in both parks is that if you pay rent after the 4pm on the 5th of the month there is a $50 late fee.Overall it is quiet and clean. But, as with most places, there is some preferential treatment as far as rules of the two parks go. One trailer has a truck full of stuff (more like a storage shed)with windows painted black and on concrete pavers, been there a year and a half... (but legal?!). Same place is doing an add on...has had a tarp up in place for at least 6 months. But yet a friend has been told multiple times to get vehicles registered or get towed, as has happened to my household. I am buying the mobile home from Fox Run Estates, down payment and monthly payments are reasonable, lot rent average. Every place has its ups and downs. Edit 2024- this is a picture of Fox Run, not Elm Point. They must have changed it. Along with the owners.
