For Missouri residents exploring diverse housing alternatives, manufactured home parks, often referred to as mobile home communities, can represent a different pathway to homeownership or rental living. Oak Leaf Estates Mobile Home Community, located in St. Charles, Missouri, is one such option that individuals in the Greater St. Louis metropolitan area might encounter during their housing search. This article aims to provide a factual and comprehensive overview of Oak Leaf Estates Mobile Home Community, drawing directly from available public information, including customer reviews, to help local Missouri users make informed decisions.
The decision of where to live is a significant one, impacting daily life, safety, and overall well-being. Manufactured housing communities vary widely in their offerings, management, and resident experiences. Therefore, it is crucial for prospective residents to gain a clear understanding of what a specific community like Oak Leaf Estates presents. Our intention is to offer a transparent look at the community, its geographical context, the general services typically associated with such parks, and, critically, the candid feedback shared by individuals who have had direct experience with the property.
It is important to emphasize that this content is based strictly on the provided public data, and no additional information will be invented. The tone will remain professional and factual, allowing Missouri residents to weigh the information as they consider Oak Leaf Estates Mobile Home Community as a potential living arrangement. Prospective residents are always encouraged to conduct their own thorough due diligence, including site visits and direct communication with current residents and management, before making any commitments.
Oak Leaf Estates Mobile Home Community is situated at 199 Oakleaf Dr, St Charles, MO 63301, USA. This location places the community within the city of St. Charles, a prominent and historic city in St. Charles County, Missouri. St. Charles is part of the larger St. Louis metropolitan area, offering residents a blend of suburban living with access to the diverse amenities and employment opportunities of a major urban center.
The address on Oakleaf Drive suggests that the park is integrated into the local road network of St. Charles. A key advantage of this location, as highlighted by other available information, is its "easy access to Highways 70 and 94" and its proximity to "Lindenwood University." Interstate 70 is a major east-west interstate highway, connecting St. Charles directly to downtown St. Louis and beyond. Highway 94 also provides important local and regional connectivity. This excellent access to major transportation arteries is a significant benefit for residents who commute for work, schooling, or leisure activities throughout the metropolitan area.
Being in St. Charles also means residents have relatively convenient access to a wide range of services, including grocery stores, retail shopping centers, healthcare facilities, and various dining and entertainment options. The presence of Lindenwood University nearby could also appeal to students or university staff seeking housing close to campus. While the community itself is nestled on Oakleaf Drive, its broader location within St. Charles ensures a practical level of accessibility to essential services and regional attractions for its residents.
Based on the nature of a mobile home community and insights from related public information (such as property listings within the community), Oak Leaf Estates Mobile Home Community would typically offer foundational services to its residents. However, it's crucial to note that the provided customer reviews do not detail specific positive services, but rather express significant dissatisfaction with management and security.
General services common to mobile home parks, which Oak Leaf Estates Mobile Home Community is expected to provide, include:
- Lot Rental: The primary service involves leasing individual plots of land (lots) where residents can place their manufactured homes. This typically includes the necessary infrastructure for utility connections.
- Utility Hookups: The community would provide hookups for essential utilities, such as water, sewer, and electricity, for each mobile home lot.
- Property Management: Management is responsible for the overall operation of the park, including collecting lot rent, enforcing community rules, and addressing resident concerns. The reviews, however, strongly criticize the current management's effectiveness and responsiveness.
- Maintenance of Common Areas: Standard for such communities, management would typically be responsible for the upkeep of shared spaces like internal roads, street lighting (though one review implies issues with this), and general landscaping of communal areas.
- Trash Collection Infrastructure: A system for residents to dispose of waste, such as dumpsters or designated collection points, would be in place.
Prospective residents are strongly advised to directly contact Oak Leaf Estates Mobile Home Community to confirm the precise services offered, including details on utility costs, maintenance responsibilities, and any other amenities, as the provided reviews highlight significant concerns regarding management's ability to deliver a safe and well-maintained environment.
The provided customer reviews for Oak Leaf Estates Mobile Home Community present extremely critical and negative feedback regarding its features and overall living environment. It is paramount to address these points directly and factually.
- High Crime and Safety Concerns: Multiple reviews highlight severe safety issues. Phrases like "full of thugs walking around at all hours and heroine users," "drug activity," and "you can't even unload groceries out of your car without things being stolen" indicate a significant and pervasive problem with crime and illicit activities within the community. This is a critical concern for any potential resident.
- Problematic Residents: The term "thug kids running around at all hours of the night" suggests issues with unruly behavior and a lack of order, contributing to a feeling of insecurity and disruption for residents.
- Poor Management Performance: A central theme in the reviews is the severe dissatisfaction with the park's management. Comments such as "management needs to step up and walk away and find new jobs because running a trailer park is not in their best interest!" and calling them "big time Slumlords" reflect a perception that management is ineffective, unresponsive, or unwilling to address the significant issues within the community.
- Run-Down Property Conditions: The statement "trailers are run down and not worth your hard earned money" directly implies concerns about the physical condition of the homes and the general upkeep of the property, suggesting a lack of investment or maintenance.
- Negative Community Reputation: One reviewer's strong opinion, "Better yet sell the property and get all the trailer trash out of Saint Charles! Forgive me for saying but when trailers parks are moved into a community so here comes the drug dealers and trailer trash to follow," indicates a highly negative perception of the community's impact on the broader St. Charles area and suggests a strained relationship with the surrounding city.
Based on these reviews, there are no discernible positive "features" or "highlights" from a resident's perspective. Instead, the feedback points to significant and systemic problems related to safety, property condition, and management. Any prospective resident must be fully aware of these serious concerns and conduct extensive personal investigation before considering this community.
Information regarding specific promotions or special offers at Oak Leaf Estates Mobile Home Community is not available through the provided public data or reviews. Given the nature of the feedback, it is unlikely that the community would be actively promoting attractive incentives without first addressing the significant concerns raised by residents.
Mobile home communities, in general, may sometimes offer various incentives to attract new residents or fill vacancies. These can include:
- Reduced security deposits.
- Move-in specials, such as a discount on the first month's lot rent.
- Referral bonuses for current residents who bring in new tenants.
- Special pricing on homes for sale within the park, if the park owns and sells manufactured homes, or financing options for home purchases (one listing found indicates "NO INTEREST LOANS" available for home purchase with specific approval criteria).

For the most accurate and current information on any potential offers, lot rent, home sale prices, application fees, or financial terms, prospective residents should contact Oak Leaf Estates Mobile Home Community directly using the provided contact information. Due to the severe nature of the negative reviews, it is especially important to clarify all financial obligations and understand any terms fully before committing.

Direct communication is essential for obtaining current and transparent information to help make an informed decision.
Based on the overwhelmingly negative and severe feedback provided in the customer reviews, it is extremely challenging to present Oak Leaf Estates Mobile Home Community as a generally "suitable" living option for locals in Missouri. The consistent themes of crime, drug activity, unruly behavior, perceived poor property condition, and highly critical management are fundamental issues that directly impact a resident's safety, peace of mind, and quality of life.
However, in certain specific and limited circumstances, some individuals might still consider this location. These rare circumstances could potentially include:
- Absolute Necessity for Location: For individuals who have an absolute and unavoidable need to reside specifically within the immediate vicinity of 199 Oakleaf Dr, St. Charles, MO, perhaps due to extremely close work proximity or specific family obligations, the geographical convenience might, in rare cases, override other concerns if no other options are available.
- Extreme Affordability as Sole Driver: If the housing costs (lot rent and/or home purchase price) are demonstrably and significantly lower than any other available, habitable options in the broader St. Charles area, and a prospective resident is in an dire financial situation, they might consider it out of pure necessity, despite the profound risks highlighted in reviews.
- Intent to Mitigate Risks Independently: A highly determined individual who intends to purchase a home and invest significantly in its security (e.g., extensive cameras, reinforced doors) and who is prepared to manage their safety independently, might consider it, though this would be an exceptional and risky approach.
It is crucial for any Missouri local considering Oak Leaf Estates Mobile Home Community to proceed with extreme caution and conduct an extraordinarily thorough investigation. This must include:
- Multiple, unannounced visits to the property at various times of day and night to personally assess the environment, security, and activity levels.
- Directly engaging with current residents to gather firsthand, unfiltered accounts of their daily experiences and safety concerns.
- Requesting and reviewing official crime statistics for the specific address or immediate vicinity from local law enforcement.
- Obtaining clear, written documentation from management regarding all rules, responsibilities, and any stated efforts to address the issues raised in reviews.
- A rigorous inspection of any potential mobile home and its utility connections, irrespective of its listed price.
Based on the provided reviews, the suitability of Oak Leaf Estates Mobile Home Community for locals is severely questionable, and potential residents should be fully aware of the reported significant safety, management, and property concerns before making any housing decision.
Customer Reviews
I moved my 26 year old daughter out of here the place is full of thugs walking around at all hours and heroine users. My daughter said you can't even unload groceries out of your car without things being stolen while you are carrying your first load of groceries in.
Was broke down close to there and someone called and complained to the police and had us removed from the property. Also a lot of drug activity in that park along with thug kids running around at all hours of the night. My opinion is that management needs to step up and walk away and find new jobs because running a trailer park is not in their best interest! Better yet sell the property and get all the trailer trash out of Saint Charles! Forgive me for saying but when trailers parks are moved into a community so here comes the drug dealers and trailer trash to follow.
We've been here just under a year. The original manager here seemed nice enough. After they left there was no one here to assist with anything for the longest time. Suddenly new folks pop in are start upping the rent but providing no additional value. They also put a bunch of new regulations into effect that seemingly serve no purpose other than to try and being down people with families or people who own the older trailers in the park. What purpose does suddenly enforcing porch size regulations serve? Or the choice to ban trampolines? Under previous management my trampoline was allowed, so we bought one. Who is reimbursing our families for us having to throw it away? Also, if you don't like toys and trampolines in yards, maybe provide a place for families to hang out. I understand not letting the park fall apart, but this is just ridiculous.
I have a friend who lives here. I thought it was a nice place until 1 night I stopped to check in on my friend. A guy approached me and said I was at a drug house. I found that funny considering the lady that lives there was dying. and the gentleman you continued screaming obscenities and everything else at me and a couple of other people and said he worked for the trailer park. I reported this to the park office left a message on recorder plus my name & number. Never got no call back. The guy hasn't approached me again. My friend has resently passed away. So, I won't be going there to much anymore.
Father in law lives there and oak leaf owners are trying there best to improve the lifestyle and maintaince not only from them selfs but the residents living there of they worry about the children playing and appearance with constant reminders and warning if need be . Also expanding oak leaf with a variety of brand new trailers and a second entrance. Good job only leaf keep it up. I personally don't live in trailer park but I see dedication and and the improvements from my frequent visits
