**Introduction / Overview: Glen Lake Estates Mobile Home Park**
Glen Lake Estates is a established mobile home community located in the tranquil, semi-rural setting of Grove City, Pennsylvania. Dating back to its construction in 1980, this community is home to approximately 60 units and is generally viewed as an option for attainable housing in the Mercer County area. Like many mobile home parks across the Commonwealth, Glen Lake Estates operates as a land-lease community, where residents typically own their manufactured homes but rent the space, or lot, upon which the home is situated.
The park's appeal often lies in its natural surroundings, offering a "Beautiful little place on the river," as noted by one resident, indicating a peaceful, scenic environment with a prominent water feature. The park is nestled near a body of water, providing a sense of natural beauty and a break from the density of more urban centers. Prospective residents from Pennsylvania are generally seeking a quiet lifestyle with lower entry costs than traditional stick-built homes, and Glen Lake Estates aims to fulfill that need. However, it is essential for local buyers and renters to conduct thorough due diligence, as the provided customer feedback highlights significant concerns regarding maintenance, infrastructure, and management practices, particularly regarding water quality, high utility charges, and consistent flooding issues in certain areas. It is imperative to contact the management team directly for the most current and factual information on lot availability and the status of any ongoing maintenance or infrastructure improvements.
**Location and Accessibility**
Glen Lake Estates is situated strategically just outside the main commercial hub of Grove City, offering a convenient balance of access to amenities and a quiet, suburban/rural atmosphere.
Address: 1037 Barkeyville Rd, Grove City, PA 16127, USA
The location on Barkeyville Road places the community a short drive from key regional points of interest. It is less than a 10-minute drive, approximately 4.0 miles, from Grove City College, making it a potentially accessible location for college staff or those seeking proximity to the university community. Additionally, the park is conveniently located near the Grove City Premium Outlets, providing residents with easy access to major retail and shopping centers in the region. Accessibility for daily needs is considered car-dependent, which is common for mobile home communities in Western Pennsylvania. The park’s location in the 16127 ZIP code area of Mercer County places it about halfway between the major metropolitan centers of Pittsburgh and Erie, offering residents a small-town lifestyle while still being connected to regional economic opportunities. Local access to healthcare is also convenient, with the Grove City Medical Center only a 5-minute drive away.
**Services Offered (Based on Community Type and Reviews)**
As a manufactured housing community, Glen Lake Estates primarily offers serviced lots for home placement, but it is important to note the specific nature of the utilities and maintenance as reported by customers.

The features of Glen Lake Estates combine its natural setting with the foundational structure of manufactured home living.

**Conclusion: Why This Place is Suitable for Locals**
Glen Lake Estates offers a viable, often necessary, housing option for Pennsylvania locals seeking entry into the Grove City area’s housing market at a lower price point. The community's appeal to locals stems from its quieter, semi-rural location in Mercer County, offering picturesque lake views and easy access to the employment and retail opportunities provided by Grove City’s economic centers, including the major shopping outlets and academic institution. For local families and individuals who prioritize a friendly, established community environment and close proximity to regional amenities, this park presents an opportunity for homeownership without the typically higher costs of a traditional home mortgage in the area.
However, suitability for any local buyer must be weighed carefully against the significant and publicly available resident feedback concerning operational and infrastructure challenges. Prospective residents are strongly advised to contact the Grove City Area School District to confirm attendance zoning and, most critically, to independently verify the current condition of the water and sewage systems, lot rental rates, and the efficacy of the flood mitigation measures. For the self-reliant and informed Pennsylvania local who understands the nuances of the manufactured housing market and is prepared to navigate these complexities, Glen Lake Estates remains a physically well-located community that serves an important segment of the local housing need.

May 15, 2025 · Dedra DeckerTheir are not 18 lots available Their only 5 lots available their are 8 trailers they taring down but they had to stop cause taxes owed on those 8 trailers . The owner don't want to to pay the taxes to get them tore down , to be a safe place to live . These new owners charge outrages for water and sewage . Every body that lives their are low income , and u can't drink the water it's bad . The water is brown and stuff floating in it . They failed the safety of the water. But the still charge u for water u can't drink People that live their have to buy their own water to cook with and drink . $390.00 is a lot for lot rent Espt for low income families. They keep raising it on them to push them out. The park floods every time we get a bad rain. Those lots are not worth $41,000 a lot Not even close, the ground is always saturated. When it rains the water runs in off the cornfields and it comes in from the main road and floods it enough to move a trailer blocks out from under neath them . They had to relevel a couple trailers . Rent a lot at own risk . I moved the hell out . Good people live their , but get treated badly
Jan 07, 2024 · Moe MorrisonThe new company (Stackhouse) that has taken over is great. They’re cleaning up this community as best they can. I can’t wait to see what they have in the plans for that gorgeous lake. Our beautiful white swans are going to be so much happier!!! And not to mention my property manager Cody N. is awesome. Always happy to help and tries his best to give updates and tries to help out.
Apr 21, 2023 · Alyssa AdamsI mean, it’s alright. It’s a place to live. But it looks a lot like a case of nobody (not the maintenance nor management) cares to keep the space solidly running. Many trailers are in disrepair and unoccupied, the lake isn’t cared for, and the care for the gravel roads is just lazy; we will never escape from the potholes. I don’t think there are any words that exist that could do this park justice as it is now.
Sep 05, 2021 · Gwyndolin ForsbergIf I didn't have to go here, I wouldn't. Be careful pulling in the driveway because you might lose your suspension. The same goes for driving down the park's road. There are so many holes that even doing the 5 mile an hour speed limit is too fast.
