In a landscape where housing costs can often be a concern, mobile home parks like Pine Grove offer a unique and increasingly popular alternative, providing a path to homeownership or stable rental living at a more manageable price point. This article aims to provide a comprehensive overview of Pine Grove Mobile Home Park, highlighting its benefits and suitability for those looking for a community-oriented and budget-friendly place to call home in our great state.
Mobile home parks, also known as manufactured home communities, have evolved significantly. Today, they represent a viable option for many Pennsylvanians, from first-time homebuyers to retirees seeking to downsize. These communities often foster a strong sense of neighborliness and can offer a more relaxed pace of life compared to traditional suburban or urban settings. For those in Pennsylvania, particularly in the Mercer area, Pine Grove Mobile Home Park presents an opportunity to embrace a simplified yet fulfilling lifestyle without the hefty financial burden often associated with conventional housing.
It's important to approach the idea of mobile home living with a clear understanding of its realities. While offering considerable financial advantages, it's also true that experiences can vary from park to park. The goal here is to provide a balanced and factual look at Pine Grove Mobile Home Park, so you can make an informed decision about whether it aligns with your housing needs and preferences in Pennsylvania.
Mercer, PA, offers a close-knit community feel while still being within a reasonable driving distance of larger urban centers in Western Pennsylvania. This strategic location can be particularly appealing for those who commute for work or wish to enjoy the cultural and recreational opportunities available in nearby cities, without the constant hustle and bustle of city living. The Perry Highway location ensures relatively easy access to main roads, facilitating travel for errands, appointments, and leisure activities.
While the park is situated in a more car-dependent area, as is common with many mobile home communities, its location provides a good balance for those who value space and a quieter environment. Proximity to local schools, retail outlets, and essential services is a key factor for many families and individuals considering a move, and Pine Grove's location in Mercer aims to deliver on these practical aspects. The local infrastructure supports convenient access to grocery stores, healthcare facilities, and other vital services, ensuring residents can manage their daily lives with relative ease.
- Lot Rental: Residents rent the land on which their manufactured home is situated. This monthly fee often covers access to the park's common areas and infrastructure.
- Utility Connections: Mobile home parks usually provide the necessary hookups for utilities such as water, sewer, and electricity to each lot. In some cases, certain utilities like water, sewer, or trash collection might be included in the lot rent, simplifying monthly budgeting for residents.
- Community Management: A management team is typically responsible for overseeing the park's operations, enforcing community rules, and addressing resident concerns. This helps maintain a safe and orderly environment for everyone.
- Road Maintenance: Parks often manage the maintenance of internal roads, which is crucial for accessibility, especially during different seasons in Pennsylvania. Based on some resident feedback, the roads within Pine Grove Mobile Home Park have been noted as an area for improvement.
- Shared Amenities: Many mobile home parks feature communal areas or amenities, though specific offerings can vary greatly from one park to another. These might include common green spaces, laundry facilities, or recreational areas.
- Waste Management: Often, arrangements for trash and recycling collection are in place for the convenience of residents.
- Affordable Living: One of the primary advantages of mobile home parks in Pennsylvania is the significant cost savings compared to traditional stick-built homes or apartment rentals. Manufactured homes themselves often have lower purchase prices, and the monthly lot rent is typically more affordable than a mortgage or conventional rent. This makes homeownership more accessible for many.
- Community Atmosphere: Mobile home parks frequently cultivate a close-knit community environment. Residents often interact regularly, leading to a neighborly feel that can be harder to find in larger residential developments. This can be a major draw for individuals and families seeking a strong sense of belonging.
- Simplified Maintenance: While residents are responsible for their individual homes, common areas and infrastructure within the park are typically maintained by park management. This can reduce the burden of exterior upkeep and shared facility maintenance for residents.
- Privacy (compared to apartments): Compared to apartment living, mobile homes often provide more personal space and privacy, including individual yards or plots, even if they are smaller than those found in traditional single-family homes.
- Potential for Homeownership: For many, a mobile home in a park offers an attainable entry point into homeownership, allowing them to build equity at a lower cost than traditional housing.
- Direct Management Interaction: As noted in customer reviews, direct communication with the park manager can be a key aspect of living here. This can allow for more direct resolution of issues and a more personal relationship with management.
Mobile home parks often have various incentives to attract new residents, which can include:
- Reduced security deposits.
- First month's free lot rent.
- Move-in specials for new home purchases within the park.
- Referral bonuses for existing residents.
It is always recommended to directly communicate with the park's management or leasing office to get the most up-to-date and accurate information on any potential cost-saving opportunities or special deals.

Customer Reviews
Roads are horrible here, not cheap even tho the homes are bad. And there's always a dog barking non stop every night.
This is a cheaper place to live so keep that in mind if you decide to move in. Unfortunately the cheaper the place the more problems there are within everything. People are harder to get along with or you might deal with loud noises or what not. I live here I am not perfect but at the end of the day I’m a lover. If you have a problem with patty either keep it to yourself or talk to her directly about it. Seeing people bash her on here that’s childish. Yes there are major problems with the roads but once again you are able to save money while living here. You get what you pay for right? As far as the water mine has never been shut off in the 2 years I’ve been here. The only time I had issues is when it was below 0 out and it wasn’t an entire trailer park problem. It was our problem so I don’t understand that statement at all. I may not agree with everything patty does but who agrees completely with anyone?? She is reasonable at the end of the day just talk to her.
The roads are bad. The mobile homes are run down and need lots of work. The water is purple and not drinkable. With the amount of money they charge to buy one of the trailers is very unreasonable for how bad of shape they are in. Plus the lot rent is unreasonable for the shape the park is in
It seems the owners and employees of the park are trying to bring the park back to life but there is always the bad apples that live there and don't do any upkeep on there lawn or trailer leaving it in shambles. Making the park look bad. The empty trailers that the park owns and is fixing are getting broken into and vandalized by the drug ridden residents. It's a shame and I wouldn't want my enemy to live there.
Lot rent $500/month….more expensive then any trailer park around even the surrounding counties for the conditions of the park, thousands of massive pot holes up & down every street, park manager patty is a slumlord, she doesn’t enforce any rules in the park that are stated in the lease, so everyone runs wild speeding up & down street, blasting music at all hours of the day & night, reving up motorcycle’s & cars at all hours, harassing other tenants with zero repercussions/discipline from the park manager patty even with video camera proof/evidence, tenants threatening violence/physical harm on other tenants & park manager Patty does nothing about it & just looks the other way, everything falls on deaf ears with the park manager or she completely ignores you all together. Tenants ignorantly walking thru other tenants lots regularly with no regard for rented property lines, again, park manager patty won’t do anything about it. Dogs & cats running loose all the time in the park. State Police department that covers the area refuses to come out for anything to enforce the laws that they’re paid to enforce, they refuse to come out period. Waters shut off for hours/days multiple times a month with no notice, $150 in rent increases in less then 4 months time frame with next to no notice….only a 20-30 day notice each time & nothing to show for the increases in rent. She won’t even notify tenants properly of increases in rent. Streets poorly maintained during winter time. Park manager patty knowingly lets pedofiles move into the park then when other tenants find out about the pedofile living in park she lies about it making up stories about how she didn’t know. Park manager is ignorant & mouthy to tenants for no reason & has no management skills whatsoever . DO NOT MOVE HERE!
