Harbor Oaks Homeowners Co-Op About

For Floridians aged 55 and better, finding a community that truly feels like home – one that combines affordability, an active lifestyle, and direct access to Florida’s famous waterways – can be a dream come true. Harbor Oaks Homeowners Co-Op in Fruitland Park is precisely such a place. As a resident-owned cooperative, it offers a unique living arrangement where residents have a direct say in their community's future, fostering a strong sense of pride and collective ownership that sets it apart from many other mobile home parks in the state.

The concept of a homeowners cooperative means that residents often purchase a share in the cooperative that owns the park, rather than just leasing a lot. This structure provides a greater sense of security and control, allowing residents to collectively manage the community, elect a board of directors, and make decisions about the park’s budget and policies. This collaborative approach often leads to lower, more stable monthly fees and a greater vested interest in maintaining the community's high standards.

Harbor Oaks is lauded by its residents for its "tight-knit friendly community" and a plethora of activities that keep seniors engaged and socially connected. From planned events and card games to outdoor leisure by the lake, there's always something happening. This vibrant social scene is a significant draw for Floridians looking for more than just a place to live, but a place to thrive and build lasting friendships in their retirement years.

A standout feature that particularly appeals to many in Florida is the community's exceptional location right on Lake Griffin, part of the expansive Harris Chain of Lakes. This provides unparalleled access to some of Florida's best freshwater boating and fishing. Whether you own a boat or simply enjoy the tranquility of lakeside living, Harbor Oaks caters to water enthusiasts, making it an ideal choice for those who envision their retirement filled with scenic views and aquatic adventures.

The combination of a resident-owned model, active social calendar, and prime waterfront location makes Harbor Oaks Homeowners Co-Op a highly attractive and suitable option for Floridians seeking an affordable, engaging, and secure retirement community.

Location and Accessibility

Harbor Oaks Homeowners Co-Op is ideally located at 11 Harbor Oaks Dr, Fruitland Park, FL 34731, USA. This address places it directly on the shores of Lake Griffin, one of Florida's largest and most beautiful lakes, and a key component of the interconnected Chain of Lakes. This waterfront setting is a major highlight, offering residents stunning views, direct access to boating and fishing, and a truly immersive lakeside living experience that is highly sought after in Florida.

Fruitland Park is a charming city in Lake County, known for its small-town feel, natural beauty, and convenient access to larger urban centers. From Harbor Oaks, residents are within a mile or two of a variety of essential services and local attractions. This includes numerous restaurants offering diverse dining options and convenient shopping facilities, ensuring that daily needs and leisure activities are easily met without long commutes.

The community's strategic location also provides excellent accessibility to some of Central Florida's most popular destinations. The Villages, a large and active retirement community renowned for its extensive shopping, dining, entertainment, and medical services, is just a short 15-minute drive away. This proximity means Harbor Oaks residents can enjoy a quieter, more intimate community feel while still having immediate access to a vast array of world-class amenities and specialized healthcare.

Furthermore, major roadways are easily accessible, facilitating travel to other parts of Florida. For instance, the Ocala National Forest, offering vast opportunities for hiking, camping, and wildlife viewing, is also "right around the corner" for those who appreciate Florida's beautiful natural resources beyond the lakes. This blend of serene lakeside living, immediate access to local conveniences, and proximity to major regional attractions makes Harbor Oaks Homeowners Co-Op an exceptionally well-located choice for seniors in Florida who desire both tranquility and connectivity.

  • Full-Time Management and Maintenance Staff: A licensed Community Association Manager and three maintenance employees ensure the park is well-managed and maintained.
  • RV Park: Offers 29 RV sites with water, sewer, electric hookups, and access to a bathhouse/laundry facility, available for guests and potentially for residents.
  • Marina and Boat Slips: A 31-slip covered marina and a private boat ramp provide direct access to Lake Griffin, with boat slips available for rent ($50-$65 per month).
  • Storage Areas: Three storage areas are available for RVs and boat trailers ($25-$30 per month).
  • Pets Allowed: One pet weighing 20 lbs. or less is permitted per home and must be on a leash (all breeds at that weight are allowed).

Promotions or Special Offers

Harbor Oaks Homeowners Co-Op, due to its resident-owned structure and focus on long-term community, typically emphasizes consistent value rather than fluctuating promotions. The primary "special offer" is the highly competitive monthly maintenance fee for shareholders, which is significantly lower than typical lot rents in many other mobile home parks in the area ($125/month for shareholders vs. $400-$440 for renters). This translates to substantial long-term savings for residents who purchase a share in the cooperative.

The RV park also offers attractive daily ($75), weekly ($350), monthly ($500 plus tax and electric), and seasonal (Six-Six for $500 for 6 months then $150 for 6 months, plus tax and electric; Annual for $500 per month plus electric, with a higher rate of $800/month Nov-Apr with a 3-month minimum) rates for guests, making it a viable option for Floridians looking for temporary stays or to host visiting friends and family within the community. There is also storage for RVs and boat trailers at a reasonable monthly fee ($25-$30).

Prospective homeowners should inquire about the cost of purchasing a share in the cooperative, which varies by location ($30,000 to $41,000). While this is an upfront investment, it contributes to the lower monthly fees and greater security. It's always best to contact the Harbor Oaks Homeowners Co-Op directly via phone to discuss current share prices, available homes for sale (as "about a dozen for sale" are mentioned, some "right on the lake"), and any specific terms or conditions for new residents or RV park guests.

If I live here, how bad can it be ? Lots of things to do. I live in the marina section, right on Lake Griffin. Currently, it probably has the cheapest lot rent, in this area. There are currently about 8 openings in the marina for RVs up to about 32'. You can stay a few weeks or years if you like. The main park has about 280 homes I believe. Currently there are about a dozen for sale. Some right on the lake. But there is very reasonable storage for your boat and trailer. There is also a boat ramp to launch your boat, and it's never crowded. There's always lots to do in the park if you're an active senior. And within a mile or two, there are lots of restaurants to eat in and convenient shopping just about a mile away. It's a very well maintained park, including the pool, spa, library, and several pool tables. If you stop here first, you probably won't need to go anywhere second.

This is a really nice Mobile home Park. Well kept up, seemed friendly. The homes are older and the one I did a walk through needed some sprucing up. The owner had already added new flooring in dining room and livingroom. Overall it was a good size. The four (4) rating was based on Park Manager's lack of enthusiasm, not much in the way of a friendly presence for someone who is the first contact a prospective buyer/renter or resident would meet. There was a resident talking with the manager when I arrived. Observing the interaction, I witnessed the lack of enthusiasm and friendliness, I mentioned previously. I am a little hesitant to be so explicit about the reason for a four, but felt it necessary.
