Features / Highlights

Palm Ridge 55+ Manufactured Home Community presents a mixed bag of features and highlights, encompassing both attractive qualities and significant concerns raised by residents.

  • **Quiet Community Environment:** One positive highlight mentioned in a review is that it is a "Quiet manufactured home community." This aspect is highly desirable for active adults seeking a peaceful and serene living environment, free from the noise and bustle often found in family-oriented neighborhoods.

  • **Cleanliness:** Another positive point from a review is that the community is "Very Clean." A well-maintained and clean environment contributes significantly to residents' comfort and pride in their community. This suggests that common areas and general aesthetics are given attention.

  • **Convenient Location:** The community's strategic location in Leesburg is a notable highlight. It's "conveniently located not far from the Fl. Turnpike" and offers "lots of shopping areas within walking distance." This accessibility to major transportation routes and everyday necessities enhances the convenience and ease of daily living for residents.

  • **55+ Age Restriction:** As a 55+ community, Palm Ridge is designed to cater specifically to active adults, fostering a shared lifestyle and common interests among residents. This age restriction often leads to a more tranquil environment and a stronger sense of community among peers.

  • **Range of Amenities for Active Living:** The community offers a variety of amenities that support an active and social lifestyle. These include a "Clubhouse," "Swimming Pool," "Spa," "Billiards," "Shuffleboard Courts," "Bingo," a "Pet Run," and "RV Storage." These facilities provide opportunities for recreation, relaxation, and social interaction within the community. The inclusion of a "Pet Run" indicates it's a pet-friendly environment (though some sources mention a weight restriction under 20 lbs and a 2-pet restriction).

However, it is crucial to address the significant concerns raised in one of the provided reviews:

  • **Excessive Rent Increases:** A major concern highlighted is the doubling of rent in six years "due to excessive pass on taxes and annual increases." This indicates potentially volatile and unpredictable housing costs, which can be a serious issue for residents on fixed incomes. The warning to "think twice about buying here" due to this is a critical piece of feedback.

  • **Management Issues:** The review describes management as "rude" and making "jokes about evicting an 80+ year old." This suggests a challenging and unsupportive management environment, which can significantly impact resident well-being and sense of security. The rapid flipping of a house ("flipped her house in under a month") also points to potentially aggressive management practices.

  • **Unreliable Water Service:** Frequent and unannounced water shut-offs are a serious problem: "The water is off with no warning for hours at a time, at least 4 to 8 times a month." This directly impacts daily living and quality of life, highlighting potential infrastructure or maintenance issues.

  • **Infrastructure Concerns:** The review bluntly states, "The infrastructure is a joke. They make it look good by the sales office, but drive around, you will see." This suggests that while visible areas might appear well-maintained, underlying infrastructure problems could affect the overall living experience.

Promotions or Special Offers

As a professional content writer specializing in local business SEO, it's important to provide factual information about "promotions or special offers." For manufactured home communities like Palm Ridge 55+ Manufactured Home Community, traditional "promotions" in the sense of limited-time discounts on rent are not typically publicly advertised through general reviews.

The primary "offerings" of such communities generally revolve around the pricing structure for lot rentals and any manufactured homes available for sale within the community. Public information from sources such as Four Star Homes and Live Cobblestone (which appears to be the current management/owner) indicates:

  • **Lot Rent:** Rates for lot rent are typically quoted upon inquiry. One source indicates lot rent between "$625-$685 Monthly." However, a resident review highlights a significant concern about past increases, stating, "In 6 years, my rent has doubled due to excessive pass on taxes and annual increases." This suggests that while initial rates may seem competitive, long-term costs could be a significant factor.

  • **Homes for Sale:** The community lists specific manufactured homes for sale within the park, with prices varying based on size, features, and condition. These listings are often presented as "Featured Homes" on their websites, detailing the number of beds and baths and square footage. Examples include homes listed from approximately $24,895 to $89,900. These are not "promotions" but rather the current market offerings for homes available in the community.

Any specific incentives, such as waived application fees, move-in credits, or special pricing on certain home models, would likely be communicated directly by the sales or management team. Therefore, for the most accurate and up-to-date information on any current "promotions" or detailed pricing, prospective residents are strongly encouraged to contact Palm Ridge 55+ Manufactured Home Community directly using the provided contact information. This allows for personalized inquiry into current availability and any potential financial incentives.

This is the worst place I've ever lived. I would think twice about buying here. In 6 years, my rent has doubled due to excessive pass on taxes and annual increases. Beautiful Community tucked away in a Sand Pine perimeter. Quiet and Sunny with shade scattered around from giant oak trees. Great area for bird watching. The manager and maintenance staff is extremely inviting and always ready to provide assistance. Love coming to this community. Such immense improvement over the last two years. The moon is usually peering over the sand pine perimeter or large oak trees, managed to grab a couple cool shots while visiting one day.

This place has its moments here, to be sure. If you made it this far down in the comments, then you know there are some extremely unhappy residents here. An I upset about the pass on tax? HELLO!!! Who wouldn't be? But in all fairness, it's my understanding that most, if not all, parks around here are doing the same thing. As far as the Management goes, well, sure, we've had "our moments" too. But she has to answer to a higher power, herself. So.. . Keep in mind, if you go in there with something that is totally out of her control, well.. Nuff said. We have NEW owners now, so it's a wait and see kinda time to see how they are going to help us. The last owners were only concerned about the$$$. I'm hoping that this owner realized there are real live, live on limited income, kinda people that live here. We'll see.

This is an older 55+ park. It's quiet. Close to restaurants and shopping. There are mobile homes here for very low prices. They offer pot luck dinner on Thursday. A new heated pool has been put in. They have a community yard sale twice a year. Clubhouse has been redone as well.
