***SECOND UPDATE*** So glad I finally got out of there. CROOKS! ***UPDATE*** Well it's time for an UPDATE people! Harbor Springs Estates and “ASSpire Communities” are once again trying to keep reality at bay by responding to my review. For some reason they refuse to actually speak to their residents in person or on the phone as I have given them plenty of opportunity. So, let’s go over their reply: 1. You are simply NOT "running a nice community". What's so nice about it, the clubhouse that we have to pay to use? There are no amenities here whatsoever, a playground??? I’m over 60 years old, gimme a break. No tennis courts, basketball courts, pool, exercise room, no storage for RVs... NOTHING! 2 "Rents drastically under the market values"? That is all you can say about that, "market values"? You seem to forget that living in a MOBILE HOME PARK is also known as LOW INCOME HOUSING yet your idea of "market value" is trying to squeeze every single dollar out of low income families regardless of how much hardship you cause them. New management "teams" such as ASSpire are greedy trends unfolding around the country. Get used to my use of the word “GREEDY”. Even your management has had bad press in the media because of your greed. You simply do not care about anything other than how much money you can get for a trailer lot in a MOBILE HOME PARK! I know you like to disguise this place as a “manufactured housing community” but it is what it is no matter what you call it, it’s a trailer park! 3. You said “new residents have been moving in at much higher rates”. You think that the new people who have moved into the park are paying significantly more than your legacy residents a good thing? Hardly, it just means that sooner or later we will all be paying in excess of $500 per month for a patch of dirt with NO AMMENITIES! NICE! 4. You state my: “rent rates would be a good advertisement on why people should want to live in Harbor Springs Estates”. Did you actually just say that? You already admitted that the new residents are paying MUCH HIGHER RATES than MY RENT RATES! My GOD who is writing your responses, a child??? 5. Now, let’s talk about rent increases. Are you ready? Okay here we go! You said “We also did not raise your rents twice in 12 months”. See if you can follow along. As of January 1st, 2024 MY lot rent was increased by $50. From $320 to $370 per month. Back on April 1st 2023 MY lot rent was increased by $20. From $300 to $320 per month. That’s $70.00!!! Now count with me backward from April 2023 to January 2024. Can you tell me how many months that is? And THEN YOU SAY “you will see it was one increase, with a timing delay built in”. A timing delay??? ARE YOU SERIOUS??? Again you are trying to paint a picture that shows ASSpire in a good light but I can promise you that it only looks good to you. “A timing delay”… I got your timing delay right here! Several of the residents in MY community sent letters regarding these increases and all you could say in return was a form letter stating “we should take it up with our community manager”. I ask you, did our community manager authorize the rent increases? You know the guy who gets to live here for free because that is a perk of being a manager? 6. Did ASSpire ask any of the community residents if we wanted you to buy a party store and tear it down and build a clubhouse (that we have to pay to use) or a new truck, or a maintenance garage so we would have our rents increased so drastically? NO! No one wanted you to do that and surely no one wanted to have their rent jacked up either! One word explains it all, GREED! You mentioned in your response that “you hope this New Year finds me in better spirits”. Don’t worry about my spirits; they are right where they should be. Unfortunately yours are not. I hope this New Year finds you reconsidering what it is you are doing to people who are already struggling to pay their bills. Greed is a real ugly trait. They are at it again. Unlike Walmart, there are no "falling prices here"! Asspire Communities are raising the rates $50.00 more per month as of January 1st 2023. And yes I spell ASSpire with two esses! ***UPDATE*** Your response is a joke. Our community is well-maintained because the residents maintain it. There are no amenities and the increases are completely uncalled for at 50 bucks every couple of years. I get it, the truth hurts. Just think it is only fair that anybody looking to move into this community should know that you will not be happy until our rent is over $600 or $800. Ever thought of lowering it? Of course not.

Incremental housing is a good option to add housing supply to cities without density. I wish more cities allowed for these types of developments to be built in favor of standardized suburbia in the U.S.

Harbor Springs Estates has changed a lot over the years and with the new community center soon to be build this place is going to be amazing. I grew up in the park and have moved back with my 3 kids. Extremely friendly and great place to live and raise kids.
