Introduction / Overview: Your Affordable Gateway to Central Pennsylvania Living
Harborton Estates, located in the dynamic and highly convenient area of Middletown, PA, presents a significant residential opportunity for Pennsylvanians seeking affordable homeownership without sacrificing prime location. Situated in Dauphin County, this mobile home park operates on the successful manufactured housing community model, which makes owning a home significantly more accessible than purchasing traditional, site-built real estate in the greater Harrisburg area.
The core proposition of Harborton Estates is its balance of financial practicality and geographical advantage. Many long-term residents highlight the park's "very convenient location" and the presence of "Great neighbors," describing it as a "very quiet community." This indicates that, for many local users, the community successfully provides a stable, peaceful, and well-positioned place to live. However, it is essential for prospective residents to conduct thorough due diligence, as with any community, to ensure management practices align with their expectations. The park's goal is to offer a clean, convenient, and cost-effective home base for residents across all ages, supporting local workforce and family housing needs in a high-demand area.
Location and Accessibility: A Hub for Central Pennsylvania Commuters
Harborton Estates is ideally situated at 39 Caravan Ct, Middletown, PA 17057, a location renowned for its exceptional transportation access and proximity to regional hubs. Middletown itself is a historic borough nestled between the Susquehanna River and the Pennsylvania Turnpike, offering residents a charming local atmosphere combined with modern convenience.
The location’s key benefit is its accessibility to the wider Central Pennsylvania region. It is only a short drive from the state capital, Harrisburg, and the popular leisure destination of Hershey, home to Hersheypark and numerous related attractions. Commuting is made extremely convenient by the park’s proximity to major highways, including PA-283 and the PA Turnpike (I-76), facilitating travel to Pittsburgh, Philadelphia, and beyond. Additionally, the Harrisburg International Airport (MDT) and the local Amtrak station are just minutes away, providing excellent options for long-distance travel. The local area also features significant amenities that residents value, with shopping essentials such as Giant, Dollar Store, and Rite Aid located nearby, as noted by long-term residents. This prime location makes Harborton Estates highly appealing for both local workers and individuals who value convenience and travel readiness.
Services Offered: The Practical Benefits of Lot Rent
The structure of manufactured home community living involves a monthly lot rental fee, which covers the cost of leasing the land and typically includes the management and maintenance of several essential services. While specific fee structures should be confirmed with the Harborton Estates office, the value of the lot rent for local residents is centered on simplifying living expenses:

The primary draw for a local user is the unparalleled convenience—the ability to live in a quiet community with friendly neighbors while being minutes from major employment, shopping, and transportation hubs like the airport and the Pennsylvania Turnpike. While the community has faced internal management concerns, its long-term residents underscore the enduring value of its location and the quality of the neighborhood environment. Jun 11, 2025 · Kyle MckinneyI have lived here for over 10 years. I love the location. Very convenient location near giant, dollar store, rite aid . Great neighbors! It's a very quiet community. Highly recommended place to live.
Jan 12, 2023 · Tiffany CraneDon't move here. Most of this trailer park flooded in 2011 and my parents and many other residents lost their homes.
Sep 04, 2025 · Lindsey BesharaI lived there 22 years and it was a wonderful and peaceful quite place to live. We never had problems until the managers changed. Our rent was paid every month on time. But when it came to the water bill questions were asked. We were told that it was none of our f-------king business. It was our business because we were the one to pay it. We weren't the only ones that had the same problem. It's was people that they wanted out. They wanted everyone to to sign a paper. We didn't sign because we wanted to know the reason why it was so high she took us to court and lied and said we were behind in our rent. When our rent paid every month on time. The maintenance man kept saying to us we can get a lot of money for it. We were taken court and she lied and said we were behind in our rent. They were taking the money out and paying the water bill which was not included in the Rent. It was paid separately. We were not aware that they were doing this. They went back two years before the owners that own it now. After they got us out they gave the home to her son. We ended up losing everything because of her. The water was always turned off without notice. She would harass people about every little thing. When you needed to talk to her she was never in. An elderly person that lived there all her life was harassed every week with letters being sent. When she had the work done they always had something to harass her about. She passed away. She was like a valture just waiting for her to pass so she could take her home. Is this the way people have to be treated it's a shame. She lived there all her life. For us they put a judgement on us because of the water bill and they were told to remove it and didn't. We were the only ones to be evicted that we know of. Others picked up and moved out.Now we are having problems getting a place.
May 17, 2024 · Linda ManfredI bought my house October 11, 2023 on the same day I sold my other house. Sara was wonderful. I thought I would have to get a hotel until all the paperwork went through but Sara stayed with me the whole time while walking me through everything. She made it an easy process and I got to move in that day. Thank you Sara for everything. 5 Stars to her.
