Manufactured home communities, often known as mobile home parks, have become a significant part of the housing market, providing an often more accessible path to homeownership compared to traditional stick-built homes. In these communities, residents typically own their manufactured home and lease the land it occupies. This model can reduce upfront costs and property taxes, making homeownership a more attainable goal for many individuals and families in Maryland.
Harford Village Manufactured Home Community, under the management of RHP (the newest property owner), presents a dynamic environment. Since there is no specific public information provided about ongoing promotions, prospective residents are strongly encouraged to directly contact the community management for the most accurate and current details. When inquiring, you might consider asking about:
- New Home Incentives: If they have new manufactured homes available for sale, inquire if there are any specific incentives from the park or their partnered dealers, such as assistance with closing costs or a temporary reduction in lot rent.
- Lot Lease Specials: Occasionally, communities might offer a special rate for the first few months of a new lot lease or a waiver of certain initial administrative fees to attract new residents.
- Financing Assistance: The management team might be able to provide information on lenders who specialize in manufactured home financing, which could offer competitive rates or specific programs for qualified buyers.
- Referral Programs: While not explicitly mentioned, some communities offer incentives to existing residents who refer new individuals who successfully move into the park.
Given the emphasis on their helpful management team, contacting them directly will be the best way to learn about any available opportunities or to understand the standard terms for lot leases and home purchases within the community. Always ensure that any agreements or offers are clearly outlined in writing.
For the most accurate and up-to-date information regarding lot availability, lease agreements, and specific community guidelines at Harford Village Manufactured Home Community, direct communication with the property management is the most effective approach. Customer Reviews
I have been here 10 yrs now. Own the home, lease the lot. We have 2 amazing property managers. Tiffany did our property lease 10 years ago. Heather started working at the office a few years ago and they both make an excellent team. Maintenance are all familiar with the residents and always greet and wave hello and even stop for a quick chat here and there. The property has definitely been better maintained. There are a wide range of culture here as well. Black, white, Asian, and a lot more Hispanic now too.I even know of a few from Ukraine. A lot of the homes have been here for a while, but there are new ones throughout as well. The new ones are absolutely gorgeous inside. Definitely worth taking a look at. You'd be surprised. The community as a whole is relatively peaceful. Neighbors are friendly. Hi and Bye. Youth all know one another and get along well. A lot of bad seeds have been picked out of here which quieted things down tremendously. Great job so far RHP(Newest property owner) A few could learn to take better care of their home appearance and maintain their lots a bit better.
Would give 0 but wouldn't let me. Husband is fully disabled, when given notices to do some maintenance of our yard when told it may be a bit because of his health was told not their problem. Office staff is rude and snobby especially Heather. Won't communicate face to face, wouldn't even come to the door only through intercom. When given notices about things that need to be done, when they are done they add on something else saying it wasn't done when you aren't notified until then. They show favoritism to certainly residents, letting them get away with rule breaking using the excuse they didn't see it. Family has lived here almost 20 years. Was great in the beginning but now is horrible.
We have lived here for 10 years. Yes the rent increases $25 here n there. Over 10 years my rent went from $450 to $686. It's a decent mobile home park . It is clean n yards are definitely kept up. I agree no basketball hoops is a drag ...they took bike rack out and there is nothing for kids over 5 to do . If they allowed or even put in a basketball court for the older kids would be a good thing. As far as the rent being late they definitely give u an opportunity to catch up before eviction takes place. I just wish we had more than a pool for the kids. Other than that it is a decent affordable place to live. I think if ur Mobile home is paid for like ours it is def affordable. I know I can't afford $1500 a month considering that's what our bills total here including car insurance.
Clean, Quiet, and well-organized! good neighbors around! I think its nice place to live
I would give it a zero if I could but it won’t let you. Let’s start with management, they are terrible, heartless people. Constantly coming up with new things to complain about with your yard, children can’t have basketball hoops, swing sets, nets. They definitely pick on certain people. Rent goes up every year with no max and with no notice. Now all of that is annoying but the worst thing is that if you are late on your rent 3 times even if it’s paid, they will evict you with no options and no notice. They don’t care if you have babies, if you have lived there for 20 years and always paid, they are terrible. Now you would think that the eviction would give you 30 days like any respectable human beings, nope, they will give you 24 hours to move everything and be out. Sometimes they will give you a few days. Then they will try to take the home that you own and sell it for their own profit. Do not move there. I lived there my whole life and they did this to my family a few years ago and a few others that I know.
