Mobile home parks can offer a sense of community and an alternative path to homeownership, but it’s crucial to have a clear picture of what to expect. Reeds At Bayview, located in Edgewood, MD, is one such community that has been part of the local housing landscape.
This article aims to provide a factual and informative overview of Reeds At Bayview, drawing on publicly available data and resident feedback. Our goal is to equip Maryland locals with the necessary information to make an informed decision when exploring this particular mobile home park. We will delve into its location, reported services, and features, while also addressing key considerations highlighted by past residents, such as ground rent and management interactions.
Reeds At Bayview is a mobile home park situated in Edgewood, Maryland, where residents typically own their manufactured homes while leasing the land, commonly referred to as "ground rent." This arrangement is characteristic of many mobile home communities across the state. While specific details on the park's amenities are not widely publicized, its primary function is to provide a residential space for manufactured homes.
Public feedback indicates that a significant consideration for prospective and current residents at Reeds At Bayview is the cost and management of ground rent. Concerns have been raised regarding the amount of ground rent, with reports of it being nearly $1000 a month for some properties, and a perceived lack of transparency regarding its historical increases. Furthermore, interactions with property management have been a point of contention for some residents, with complaints about communication, selective rule enforcement, and a perceived lack of professionalism. These aspects are important for any Maryland resident to consider when evaluating Reeds At Bayview as a potential place to live.
Reeds At Bayview is located at 3001 Pulaski Hwy, Edgewood, MD 21040, USA. This address places the mobile home park along a prominent thoroughfare in Edgewood, Harford County, Maryland. Pulaski Highway (US Route 40) is a major east-west artery that connects various communities within Harford County and extends towards Baltimore to the west and Delaware to the east. This location offers significant accessibility for Maryland residents, facilitating commutes and access to local amenities.
Being situated on Pulaski Highway means residents have relatively easy access to a range of services. Nearby, you can typically find grocery stores, gas stations, fast-food establishments, and other retail businesses that cater to daily needs. The proximity to major roads also provides a straightforward route to other parts of Harford County, including larger shopping centers, healthcare facilities, and recreational areas. Based on the publicly available information, there are no specific promotions or special offers explicitly advertised for Reeds At Bayview. Mobile home parks, particularly those operating on a ground rent model, typically do not offer traditional "promotions" in the same way a retail business might. Instead, the cost structure revolves around the ground rent for the lot and the purchase price of the manufactured home itself.
For Maryland residents interested in Reeds At Bayview, any potential "offers" would pertain to the specifics of the ground lease or the sale of homes within the community. For Maryland locals considering a mobile home park, Reeds At Bayview in Edgewood presents a unique set of considerations that require careful evaluation. Its location on Pulaski Highway offers convenient access to major routes and local amenities, which is a practical benefit for daily living and commuting within Harford County. The model of owning a manufactured home while leasing the lot can often represent a more affordable pathway to homeownership compared to the traditional housing market in Maryland, potentially appealing to those seeking a lower entry cost for a residence.
However, it is crucial for prospective residents to be fully aware of the significant concerns raised in public reviews. The primary issue highlighted is the substantial "ground rent," with reports of it being nearly $1000 a month for some properties. This high monthly fee, coupled with a perceived lack of transparency regarding past and future increases, as noted by one potential buyer who struggled to obtain historical data, is a major financial consideration that could impact long-term affordability and budgeting for Maryland families. Ground rent increases can significantly affect the overall cost of living in such communities, and potential residents should investigate this thoroughly, ideally obtaining information in writing.
Furthermore, consistent negative feedback regarding interactions with property management is a serious concern. Allegations of management discussing "residents' private information with other residents," threatening residents, and demonstrating "power hungry and power tripping" behavior, along with perceived favoritism and poor communication (e.g., refusing face-to-face interaction), paint a picture of a potentially challenging interpersonal environment. For any local seeking a stable and peaceful home, the quality of park management is paramount.
Given these points, Reeds At Bayview might only be suitable for Maryland locals who are primarily driven by the need for an affordable homeownership entry point in the Edgewood area and who are prepared to navigate potentially high and increasing ground rent, as well as a challenging relationship with park management. It is highly advisable for any interested party to conduct extensive due diligence, including a direct visit to the property, attempting to speak with multiple current residents if possible, and requesting all financial information, especially ground rent history and future projections, in writing. This proactive approach is essential to make a fully informed decision about whether Reeds At Bayview aligns with their expectations for a community and a home in Maryland.

I was ready to purchase a property that was for sale in this community, however, the ground rent was almost a $1000 a month. Then, when I inquired with the property management about what the ground rent had been for the particular lot that the property I wanted to purchase on had been for the past 5 years,. I was told that they would get back to me with that information, and I never got it. Likely, because the ground rent has been increasing substantially each year and will continue to increase substantially each year
Apr 24, 2025 · Rose KellerThe park is a joke. The property manager loves to talk about residents private information with other residents. She loves to threaten someone to throw them out of the park because they stood up to her. Calling down to the owners is a joke. There is so much more but I won't get into on here. I wouldn't move here at all. This place sucks. She is power hungry and power tripping. Next step is lawyering up...
