Services Offered

Manufactured home parks like Homestead Mobile Home Park provide the essential infrastructure and management for residents to live comfortably in their manufactured homes. While specific, detailed service lists are not widely available in public data, general services typically offered by such communities include:

  • Lot Rental: The core service is the rental of individual lots where residents place their manufactured homes. This monthly fee typically covers the use of the land and access to the park's common infrastructure.

  • Utility Connections: Each lot is generally equipped with hookups for essential utilities such as water, sewer, and electricity. Residents are typically responsible for setting up and paying for their individual utility accounts, but the park ensures the readiness of these connections.

  • Waste Management: Communities usually provide waste disposal services, often through communal dumpsters or scheduled curbside pickup, to maintain cleanliness and convenience for residents.

  • Common Area Maintenance: The management is typically responsible for maintaining the park's common areas, including roads, street lighting, and any shared green spaces or facilities. This ensures the overall appearance and safety of the community.

  • On-site or Accessible Management: There is typically a park management team or representative available to address resident inquiries, handle maintenance requests for common areas, enforce community rules, and manage new resident applications.

  • Community Rules and Regulations: While not a "service" in the traditional sense, established rules and regulations are in place to ensure a consistent and harmonious living environment for all residents, covering aspects like property maintenance, noise levels, and pet policies.

Based on reviews, it's evident that the relationship between management and tenants has been a point of contention in the past, particularly regarding communication and maintenance issues. However, a recent review suggests that communication is "getting a little better." For prospective residents, it is highly advisable to clarify all services included in the lot rent and understand current management practices directly with the park office.

Features / Highlights

Homestead Mobile Home Park offers several features that shape the living experience for its residents in Delaware, Ohio. While some highlights may be areas of ongoing improvement, others reflect the inherent advantages of this type of community.

  • Affordable Housing Pathway: For many Ohioans, manufactured homes within a park setting represent a more accessible and affordable path to homeownership compared to traditional stick-built homes. This can allow individuals and families to build equity and secure stable housing without the higher upfront costs or property taxes of conventional homes.

  • Community Environment: Mobile home parks, by their very nature, foster a sense of community. Residents often live in close proximity, leading to opportunities for neighborly interactions and shared experiences. This can provide a supportive environment for those who value a close-knit neighborhood feel.

  • Individual Home & Yard Space: Unlike apartment living, residents typically own their manufactured home and often have a small, private yard area. This provides more personal space, privacy, and the freedom to customize their living environment to a greater extent.

  • Value in a "Crazy Economy": As noted in a review, despite potential issues, the option to "buy at your own risk" and "make it your own" seems reasonable in the current economic climate. This suggests that for some, the value proposition of owning a home within the park outweighs perceived risks, especially when traditional housing markets are challenging.

  • Evolving Management: While past management has faced criticism, recent feedback indicates that communication is "getting a little better." This suggests that the park is potentially under new or improving management, which could lead to a more positive experience for current and future residents.

  • Strategic Location in Delaware: The park's address on S Sandusky St ensures convenient access to essential city amenities, services, and transportation routes, connecting residents to the broader Delaware community and beyond.

It is important for prospective residents to conduct thorough due diligence, including visiting the park, speaking with current residents if possible, and directly engaging with the current management to understand the precise conditions and policies.

Promotions or Special Offers

As a manufactured home park focused on long-term residency through lot rentals and home sales, Homestead Mobile Home Park typically does not engage in short-term retail-style promotions. The primary "offer" is the provision of affordable housing solutions within a community setting.

  • Direct Inquiry for Availability: The most relevant "special offer" is the availability of manufactured homes for sale or vacant lots for rent. It is crucial for interested individuals to contact Homestead Mobile Home Park directly via phone to inquire about current vacancies, inventory of homes, and the process for becoming a resident. Availability can fluctuate, so direct communication is key.

  • Current Rental Rates: Prospective residents should confirm the current monthly lot rent and any associated fees (e.g., utility charges, deposits, pet fees, if applicable) directly with the park management. Transparent understanding of all costs is vital.

  • Home Purchase Options: If the park has manufactured homes available for purchase, inquire about the purchase price, financing options (including any preferred lenders the park might work with), and the condition of the homes. One review mentioned homes being "scabbed together," so a thorough inspection is critical for any purchase.

  • Potential for Move-In Incentives: On occasion, some manufactured home communities might offer limited-time incentives for new residents, such as a reduced first month's lot rent or assistance with moving costs, particularly if they are trying to fill vacancies. It never hurts to ask if any such programs are currently active.

The primary benefit for residents at Homestead Mobile Home Park often lies in the consistent, potentially lower, cost of living compared to other housing types in the Delaware area.

The worst management I've ever witnessed. Once you pay off your loan, they will start the write ups and fines, without ever contacting you. They remove skirting and then write you up for it. They damaged my fence and tried evicting me for it. Took a year for them to repair after repeatedly threatening to evict me. Absolutely the worst management you will ever encounter. Beware!

Been here for about 5 years, have had multiple "Park" managers. Has always been hit or miss on communication with "Park" managers and tenants until as of recently. Seems it's getting a little better. They sell mobile homes that have been scabbed together, but seems reasonable in this crazy economy. Buy at your own risk. Make it your own.

They don't even deserve a star. I just tried calling to see how much it would be to live there and and sounded like a scam call. You have to press one for English. Then you have to press one again. Before you can even speak to somebody. And then they just hang up on you.

I would not recommend this place to my worst enemy. Management and owners don't seem to communicate and management does not communicate with residents at all. They wait until you're not home and leave notices on your door instead of actually communicating. If they see you outside they simply walk the other direction.

Park manger very nice and professional. He's a good guy. The mobile homes are very old and in seriously bad condition. Park owners seem to think that putting in some cheap carpet and some paint fixes a 40 year old home. No talk of new wiring, appliances, water heater or furnace warranties. 8-10k for what? Avoid this deal.
