Location and Accessibility

M&K Mobile Home Park is situated at 2915 Glanzman Rd, Toledo, OH 43614, USA. This address places the park within the city of Toledo, a major metropolitan area in Northwest Ohio. Toledo serves as a significant hub for industry, education, and culture, and its location along the Maumee River and near Lake Erie offers a variety of amenities and opportunities for its residents.

For Ohioans considering M&K Mobile Home Park, its location offers practical accessibility to various parts of Toledo. Glanzman Road is a known thoroughfare, suggesting relatively easy access to major roads and highways within the city. This connectivity is important for residents commuting to work, accessing schools, or engaging in leisure activities throughout Toledo and its surrounding suburbs. Being within the city limits provides convenient access to public transportation routes, grocery stores, healthcare facilities, and a diverse range of shopping and dining options.

The specific area on Glanzman Road is part of a residential zone within Toledo, offering a neighborhood setting. While the park itself may have internal roads, the overall accessibility to city services is a key benefit of its urban location. Prospective residents should familiarize themselves with the immediate neighborhood and transportation links to ensure it meets their daily living and commuting needs within the Toledo metropolitan area.

Services Offered

M&K Mobile Home Park provides essential services typically found in manufactured home communities, focusing on lot rentals for mobile homes. Based on available public feedback, it's important for prospective residents to understand the nature of these services:

  • Lot Rental: The primary service offered is the rental of land lots for residents to place their mobile homes. This includes access to basic infrastructure connections.
  • Water Hookups: Water service is typically provided to each lot, essential for daily living.
  • Sewer Hookups: Sewer connections are generally available at each lot for waste disposal.
  • Electricity Hookups: Electrical hookups are provided for power to the mobile homes.
  • Heat Provision (Variable): According to a customer review, the provision of heating varies, with "some trailers have heat, some don’t have any sort of heat." Prospective residents should clarify heating arrangements for specific units.
  • Air Conditioning (Tenant Provided): Central air conditioning is not provided in the homes; residents are responsible for supplying their own AC units.
  • Vehicle Parking: Parking space is generally available for residents' cars or trucks. However, there are noted restrictions on "other 'vehicles'," which prospective residents should clarify with management regarding motorcycles, RVs, or other personal vehicles.
  • Maintenance (Limited for Homes): As with most mobile home parks, internal maintenance and upkeep of the mobile home unit itself (including heating and cooling systems) are typically the responsibility of the tenant or homeowner, unless specified otherwise for rental units.

It is crucial for any potential resident to directly inquire about the specific utilities and services included with their lot or home rental, as well as the condition and code compliance of any provided units. Due to the feedback received, a thorough walk-through and clear understanding of the lease agreement, particularly concerning utility provisions and maintenance responsibilities, are highly recommended.

Features / Highlights

M&K Mobile Home Park, based on available public information, offers specific features that cater to a certain segment of the housing market in Toledo. While reviews present challenges, understanding the park's basic characteristics is important:

  • Affordable Housing Option: Mobile home parks, including M&K, often serve as a more affordable housing solution compared to traditional stick-built homes or apartment complexes in urban areas. This is a primary draw for residents seeking lower living costs.
  • Individual Mobile Home Lots: Residents have their own distinct lot, offering a degree of independence not always found in apartment living.
  • Proximity to Toledo City Amenities: Located within Toledo, residents have access to the city's resources, including shopping, dining, employment opportunities, and public services.
  • Established Community: As an existing mobile home park, it represents an established community, though the nature of this community experience can vary significantly based on individual circumstances.
  • Access to Basic Utilities: The provision of water, sewer, and electricity hookups to lots is a fundamental feature, enabling basic residential living.

It is important to acknowledge that customer feedback has raised significant concerns about the condition of some trailers, stating "almost none of them are 'up to code'," and issues with management interactions. Additionally, the presence of law enforcement "all the time" is noted as a concern for some. Prospective residents should conduct thorough on-site visits, review lease agreements meticulously, and engage with current residents if possible to gain a comprehensive understanding of the living environment and community dynamics. The park's features should be viewed through the lens of providing basic, potentially budget-friendly housing, with an emphasis on individual responsibility for home maintenance and upgrades.

Promotions or Special Offers

Given the nature of M&K Mobile Home Park as an essential housing provider rather than a recreational resort, it is highly unlikely to offer traditional "promotions or special offers" in the marketing sense (e.g., discounted rates for new residents, seasonal deals). Mobile home parks typically operate on a model of long-term lot rentals or home sales.

Any "special offer" or incentive would likely be related to:

  • Competitive Lot Rent: The primary draw for residents would be a competitive monthly lot rent that fits within their budget for affordable housing in Toledo.
  • Availability of Homes: If the park also offers mobile homes for rent or sale, the "offer" would be the availability of a unit at a specific price point, often designed to be lower than traditional housing alternatives.

Prospective residents interested in M&K Mobile Home Park should directly contact the park management to inquire about current lot rental rates, availability of homes for rent or purchase, and any associated fees. It is crucial to get all financial details in writing and understand the terms of any lease or purchase agreement fully. Direct communication is the best way to ascertain the current offerings and any potential financial arrangements.

Contact Information

For inquiries regarding lot availability, rental terms, or any other information about M&K Mobile Home Park, you can reach out using the following contact details:

  • Phone: (419) 304-0702
  • Mobile Phone: +1 419-304-0702 (This is the same number, provided for clarity with international dialing format, though for local Ohio users, the direct phone number is sufficient.)
  • Address: 2915 Glanzman Rd, Toledo, OH 43614, USA

It is highly recommended that any prospective resident contact the park management directly by phone. Given the nature of some public feedback, it is particularly important to establish clear communication, ask specific questions about the condition of homes, utility provisions (especially regarding heating and AC), vehicle policies, and lease terms. Requesting information in writing and clarifying any details about the community and responsibilities before committing is always a prudent step.

Conclusion: Why this place is suitable for locals

M&K Mobile Home Park, located in Toledo, Ohio, serves a specific niche in the local housing market, primarily offering an option for those seeking potentially more affordable living arrangements. For certain Ohio locals, this type of manufactured home community might be considered suitable under particular circumstances, primarily due to its economic accessibility and location.

The most significant factor making M&K Mobile Home Park potentially suitable for some locals is the affordability it may offer compared to other housing options in Toledo. In an urban environment where housing costs can be a challenge, mobile home parks often present a lower entry point for homeownership or rental, making it a consideration for individuals or families with specific budgetary constraints.

Furthermore, its location on Glanzman Road within Toledo provides residents with direct access to city amenities, services, and employment opportunities. This urban connectivity can be a key advantage for those who rely on public transportation or require proximity to workplaces, schools, and essential services that a city like Toledo provides.

However, it is crucial for any Ohioan considering M&K Mobile Home Park to engage in thorough due diligence. Public feedback has raised significant concerns about the condition of some units (e.g., lack of central heat/AC, code compliance issues), restrictions on additional vehicles, and highly negative experiences with management, including allegations of unprofessional conduct and frequent police presence. These points indicate that while the park might offer an affordable entry into housing, it may come with considerable challenges regarding living conditions and community management.

Therefore, M&K Mobile Home Park's suitability for locals largely depends on individual priorities, budget, and a willingness to navigate potential issues. For those whose primary need is an extremely low-cost housing solution and who are prepared to verify all conditions and terms meticulously, it might be an option. However, prospective residents should proceed with extreme caution, directly confirm all details, and be fully aware of the living environment before making any commitments.

this place, some trailers have heat, some don’t have any sort of heat. none of them have central air, you have to provide your AC. they’re old trailers, almost none of them are “up to code”. you’re not allowed to have any other “vehicles” other than your car/truck. cops are out there all the time. wouldn’t recommend it to anyone

The reviews here speak for themselves. However the park manager whose name is also the same as the month I am posting this has a 15 year old daughter who thots around to 11 year old boys and uses them to evict tenants when they don't like them. Furthermore her mouthiness and calling my son a predator in training and involving a minor in a dispute that doesn't need to involve minors is absolutely despicable and disgusting. I called and spoke with her months prior and we agreed that our children should not be in contact with each other but yet her 15 year old daughter continued to solicit naughty photos and videos on social media platforms need not mention the specifics here for privacy reasons. However it has to stop. The arrogant and haphazard behaviors exhibited by this park manager who also lives on property and uses it like a weapon, just goes to show what kind of operation they are running here. Toledo's finest trailer park trash. Have a great day and stay at a Holiday Inn instead.

They charge lot rent and water. You own your own house. They're obligated to provide water, and they hacked individual water meters into the piping from the crock, and didn't properly reinstall the heat tape or the insulation. The water service failed on a 22° night, and while *some* people have water service, Our unit and one other one 150 yards away lost water simultaneously. And it came back on simultaneously (I called them) When MK mgt was contacted, they said: "We don't know what you're talking about, the water service is YOUR problem." Last winter, piping never failed except when they had a line break in the system. The whole thing is extremely shady. Never had a mobile home community pull a stunt like that. Not recommended, Even if the neighborhood is considered *Good*. You'll regret moving in here.

Worst place to live! They do not fix anything, there isn't even an office! No on site maintenance, be lucky to get any at all. The entire place has cockroaches and rats they REFUSE to do anything about. They are SLUMLORDS who thrive off screwing anyone they can out of any money they can. Do not live here!
