Full Utility Connections: Lots are equipped with full utility hookups, including water, sewer, and electricity. While residents are typically responsible for setting up and paying for their individual utility accounts, the infrastructure is in place.
On-Site Management and Customer Service: The community offers on-site customer service and management. Reviews from one of the property managers highlight "professional customer service and a higher standard of living." However, resident experiences with maintenance and policy enforcement can vary, as indicated in reviews.
Common Area Maintenance: Management is responsible for the upkeep and maintenance of common areas, community facilities (like the pool and clubhouse), and internal roads, contributing to the overall appearance and functionality of the park.
Waste Management: Residents are provided with access to waste disposal services, typically through a system of communal dumpsters or scheduled curbside pickup.

Prospective residents should inquire directly about the specific details of utility responsibilities, pet policies, and maintenance procedures, as experiences can differ.
Westbrook Village boasts several features and highlights designed to enhance the living experience for its residents, although some experiences vary.

Proximity to Local Attractions: A significant highlight is the community's convenient location near a wide variety of Toledo's best attractions, shopping, and dining. This includes cultural sites, recreational parks, and entertainment venues, offering residents numerous options for leisure and convenience.
Home Features: Manufactured homes available for sale or rent within the community often come with features such as air conditioning, ceiling fans, in-unit washer/dryer hookups, and spacious sites, providing comfortable living spaces.

As a long-term manufactured home community, Westbrook Village's "promotions or special offers" typically pertain to home sales and lot rentals rather than the seasonal discounts found at transient RV campgrounds. These offers can change, so it's always best for Ohio locals to contact the community directly for the most current information.
Potential "offers" or incentives might include:
Varying Lot Rental Rates: Lot rent can vary based on the size and location of the lot within the community, as well as the terms of the lease. Current listings show manufactured homes for sale or rent with implied lot rent starting around $1,099/month, though it is important to confirm what is included in this fee (e.g., utilities, community fees).
Special Pricing on New Homes: The community may offer competitive pricing or financing incentives for new manufactured homes purchased and placed within the park.
Pre-Owned Home Deals: There are often pre-owned manufactured homes available for sale at various price points, which can represent a more affordable entry into homeownership within the community. Prices for homes have been observed ranging from approximately $29,995 to $56,995, with corresponding estimated monthly rent/payments.
Move-in Specials: While one review mentioned an advertised move-in special that was allegedly removed when inquired about, it's possible that legitimate move-in incentives or concessions could be offered at other times. Prospective residents should always ask about any current specials directly and ensure they are clearly documented.
It is crucial for interested individuals to engage in a detailed conversation with the Westbrook Village sales or leasing office to understand the full financial commitment, including lot rent, utility costs, community fees, and any available home purchase or rental incentives. Always ensure all offers are in writing before making any decisions.

Customer Reviews
I lived here from 2018 until 2019 but unfortunately had to move because I bought my home with an immature male. Messed up my chances of moving back when I had to voluntarily repossess my beautiful home! Loved it there!! First and last time I’ve bought a home with a guy! Lesson learned but that place was awesome. Peaceful and well maintained
Constant harassment with violations. Pick and choose who is and isn't allowed to park on the park on streets which no parking is allowed on the streets period. Neighbors got 3 to 4 cars in road with driveway open. Multiple attempts to have my heat and a/c fixed with no resolution. Summer time isn't any cooler than 70 degrees in trailer with 4 fans on as well as the air set to 66. Winter time heat is set to 76 and barley get the house to 68 degrees sometimes doesn't come on at all and wake up to the trailer being 40 degrees. Which last year caused my water to burst and was without water for 24 hours and was told to shut it off until they could get someone out. Plus had to pay for the water that gushed for hours before i arrived home. I have kids that live with me and their beds rooms receive zero air flow. So summer it is 5 degrees hotter than anywhere else and winter time coldest part of house. And to top it off the first month i moved in there were guns being shoot off and residents walking around with weapons. They have maintenance that live in the park and next door but do no sort of fixing, everything is contracted out. Almost 1500 a month to stay there, not worth a dime. Would not recommend or advise anyone to move here. Also advertised a move in special online and when inquired about it they removed the post. Just because it's a trailer park doesn't mean you have live up to everyone expectations of "it should be trashy, it's trailers" 1500 is way too much for rent I will be moving out at the end of my lease.
Decent place. Well kept. Office staff is just kind of bland. No real spark of enthusiasm.
Run down - trashy - pretty much sums up my opinion of Westbrook Village .... website tells you how nice and clean and desirable it is ..... Ha!!!!
Management knew of problems with water leaks and still leased out the property. Found out after 5 months that mold was growing inside the walls. Maintenance crews knew of the water leaks prior to leasing the home and did not repair properly. This caused the mold to spread and grow from the floor boards that were saturated but not replaced. They put new wood flooring and carpeting over areas that needed to be completely torn out. This should have never happened and was completely avoidable if property was taken care of properly. Buyers beware!
