Location and Accessibility

Independence's Truman Estates Mobile Home Park is conveniently located at 1621 N Liberty St, Independence, MO 64050, USA. This address places it squarely within the city of Independence, a historically rich and dynamic community in the eastern part of the Kansas City metropolitan area. The park's position on N Liberty Street provides direct access to local roads and, by extension, to major thoroughfares in the region.

For residents of Independence and the broader Kansas City metro, the park's location offers a high degree of accessibility. N Liberty Street provides straightforward routes to essential amenities such as grocery stores, pharmacies, schools, and local businesses. Furthermore, its proximity to major highways allows for relatively easy commutes to downtown Kansas City, other suburban areas, and key employment centers throughout the region. This accessibility is a significant advantage for individuals and families who rely on efficient transportation for work, education, and daily errands.

Living in Independence also means residents have access to a wealth of historical sites, parks, and community events that the city is known for. This blend of urban convenience and local historical charm enhances the appeal of the park's location. While not directly on a major highway, N Liberty Street provides a balanced access point, allowing for both neighborhood tranquility and quick connections to the wider metropolitan area, making it a practical choice for locals seeking mobile home living.

Services Offered

Mobile home parks typically provide foundational services related to the housing lots themselves, with residents owning their homes but renting the land. Based on the nature of such communities, Independence's Truman Estates Mobile Home Park would generally offer the following core services, though the quality and extent of these services are subject to differing resident experiences:

  • Mobile Home Lots for Rent: The primary service is providing plots of land where residents can place their manufactured or mobile homes. These lots come with necessary utility connections.
  • Utility Connections: Each lot is expected to have hookups for essential utilities, including:
    • Water service
    • Sewer service
    • Electricity connections
  • Community Management/Administration: As a mobile home park, there is typically a management or administrative team responsible for:
    • Leasing and rent collection
    • Enforcing park rules and regulations
    • Addressing resident inquiries and concerns (though effectiveness varies based on reviews)
  • Maintenance of Common Areas: While individual lot maintenance is usually the resident's responsibility, the park management is generally expected to maintain common areas such as roads, landscaping, and shared facilities within the park's boundaries (subject to resident feedback).

One review explicitly mentions that there is "No management on site. No office." This suggests that direct, in-person access to management for immediate issues might be limited, and interactions may occur remotely or by appointment. Similarly, the review also states "No maintenance on site living there," which implies that while maintenance might be performed, there isn't a dedicated, constantly present staff member for immediate issues. The provision of water utilities is noted, but with significant resident concerns regarding billing and transparency, suggesting an area of potential variability in service quality and communication.

Features / Highlights

Independence's Truman Estates Mobile Home Park, like many residential communities, presents a mix of features and highlights, reflecting varied resident experiences. Based on the provided reviews, here's a look at what stands out:

  • Sense of Community (Positive Perspective): One reviewer highlights a "Great community" and notes that "everyone cares about the tenants that live here." This suggests a strong, positive neighborly atmosphere, where residents look out for one another, which is a significant highlight for many seeking community living.
  • Improvements Under New Ownership (Positive Perspective): A positive review mentions seeing "improvements since the new owners have taken over." This indicates a potential for positive change and investment in the park, which could lead to better living conditions and management practices.
  • Great Property Manager (Positive Perspective, Contradicted by Other Reviews): One reviewer praises a "Great Property Manager," suggesting that at least some residents have had positive interactions and found the management responsive and effective. This highlight is notable, though it starkly contrasts with other feedback.
  • Accessibility to Independence Amenities: While not directly a park feature, its location at 1621 N Liberty St in Independence provides excellent access to local shops, services, and the broader Kansas City metropolitan area. This convenience is a key benefit for residents.
  • Affordable Housing Option (Implied): Mobile home parks generally serve as an affordable housing solution compared to traditional stick-built homes, which is a broad highlight for this type of living in the Independence market.

However, it is crucial to present the contrasting views and significant concerns, as they are also prominent "features" in terms of resident experience:

  • Allegations of Financial Misconduct: A major negative highlight is the accusation of "stealing from residents" regarding water utilities, with claims of "charging extra" and refusing to provide "data charts or information." This points to a severe issue with transparency and fair billing practices.
  • Poor Management & Communication: Multiple negative comments about management, describing them as "terrible," ignoring residents, and refusing to discuss issues, are significant red flags. Lack of responsive management and a "wrath and ultimatum" approach are considerable deterrents for residents.
  • Lack of On-Site Presence: The explicit statements "No management on site. No office. No maintenance on site living there" are critical features. This means immediate, in-person assistance for issues may not be available, potentially leading to delays in addressing concerns.
  • Non-Compliance with Missouri Mobile Home Act: A serious accusation is that "They do not follow" the Missouri mobile home act. This implies potential legal non-compliance, which is a major concern for resident rights and protections.
  • No Storm Shelter: The absence of a "storm shelter" in a region prone to severe weather is a critical safety concern and a significant missing feature.
  • Concerns about Abuse and Lack of Owner Engagement: Allegations of "incurr abuse for speaking up" and the owner believing managers "instead of talking to the residents" highlight a potentially hostile environment for those raising concerns and a lack of proper grievance resolution.

These conflicting highlights paint a complex picture of Truman Estates Mobile Home Park, where community positives are weighed against serious concerns about management, financial practices, and safety. Prospective residents should be fully aware of both sides of this feedback.

Promotions or Special Offers

Based on the provided information, which primarily consists of resident reviews, there are no specific promotions or special offers explicitly advertised for Independence's Truman Estates Mobile Home Park. Mobile home parks typically operate on a model of monthly lot rental fees, and any special terms or incentives are usually communicated directly by park management to prospective residents.

Given the mixed nature of the reviews, particularly concerning financial transparency and management practices, it is highly unlikely that any public promotions would be a primary focus. Instead, the core "offer" of the park would be the availability of mobile home lots for rent with utility connections. The pricing structure for these lots would be standard, although residents have raised serious concerns about the accuracy and transparency of utility billing, which could effectively negate any perceived affordability if not managed properly.

For any individual considering moving to Independence's Truman Estates Mobile Home Park, it is absolutely essential to contact them directly for current lot rental rates, detailed information on all associated fees (including utilities), lease terms, and any applicable policies. Furthermore, it would be prudent to request a comprehensive breakdown of utility charges, confirm what is included in the rent, and understand the process for dispute resolution, especially in light of the negative feedback regarding financial transparency and communication.

Conclusion: Why This Place is Suitable for Locals

For Missourians considering mobile home living in the Independence area, Independence's Truman Estates Mobile Home Park presents a complex picture. Its suitability for locals depends heavily on individual priorities and a thorough understanding of the resident experience, as indicated by varied public feedback.

From a purely logistical standpoint, the park's location at 1621 N Liberty St in Independence is undeniably advantageous for locals. It offers convenient access to essential amenities, schools, and employment opportunities within Independence and the broader Kansas City metropolitan area. For those seeking affordable housing options that maintain a connection to the city's resources, this location is a clear benefit.

Furthermore, positive reviews highlight the potential for a "Great community" where "everyone cares about the tenants." This suggests that some residents experience a supportive and neighborly environment, which is a powerful draw for anyone looking for a sense of belonging in their residential choice. The mention of "improvements since the new owners have taken over" also offers a glimmer of hope for ongoing positive development within the park, potentially making it a more desirable place to live over time.

However, it is absolutely critical for prospective local residents to acknowledge and seriously consider the significant concerns raised by other tenants. Allegations of financial impropriety regarding utility billing, a lack of on-site management or maintenance, non-compliance with the Missouri Mobile Home Act, and the absence of a storm shelter are serious issues that directly impact resident safety, financial well-being, and legal protections. These are not minor inconveniences but fundamental aspects of living in a mobile home park.

Therefore, while the park offers locational convenience and the potential for a positive community, its suitability for a local Missourian hinges on rigorous due diligence. Prospective residents must contact the park directly, ask detailed questions about all reported issues, seek clarification on policies, and potentially even speak with current residents to gain a full understanding of the living conditions. For those who prioritize affordability and a convenient location, and are prepared to navigate potential challenges, Truman Estates may be an option. However, for many, the reported issues would necessitate careful consideration and a thorough vetting process to ensure it aligns with their expectations for a safe, transparent, and well-managed home.

Great community, Great Property Manager. I've seen improvements since the new owners have taken over. It's refreshing to know we live in a mobile home park where everyone cares about the tenants that live here.

They are stealing from residents. The new manager is terrible and so was the one prior. They ignore residents and are charging extra fir water utilities and will not offer data charts or information and they do not follow due process procedures. They refuse to answer anyone in regards to it or set down and look and discuss and then charging late fees onto of the theft. Wrath and ultimatum is what you get. The Missouri mobile home act. They do not follow it. No management on site. No office. No storm shelter. No maintenance on site living there. We incurr abuse for speaking up. The managers lie about residents to the owner. The owner believes them instead of talking to the residents. Typical mobile home park manager behavior. It's very upsetting and there seems to be no end to it.

They are trying to sell a mobile home with a lot of issues. They made it look nice but there is a lot of issues hidden under the make up. Subflooring weak and needs replaced, front deck needs replaced, the shed is ready to fall over. There's a small creek behind the mobile home I could see there are flooding issues and they won't get the equipment or hire a contractor to deal with a long term issue. Definitely not worth $950.00 per month.
