Indian Creek About
For Texans exploring various housing options, mobile home parks can offer an attractive alternative to traditional rentals or homeownership, often combining affordability with a sense of community. Indian Creek, situated in Fort Worth, TX, presents itself as one such community aiming to provide a living space for its residents. Understanding the dynamics of such a community, from its rules and regulations to the experiences of its residents, is key for anyone considering making it their home.
The decision to move into any residential community, especially a mobile home park, involves weighing numerous factors. Location, accessibility, the suite of services offered, and the overall atmosphere are all critical considerations. Indian Creek, like many communities, has established guidelines and a management structure designed to maintain order and appeal. However, the true essence of a community often emerges from the interactions between residents and staff, and how rules are communicated and enforced.
Public feedback from current and past residents provides invaluable insights into the daily realities of living within a mobile home park. These perspectives can highlight both the positive aspects, such as feeling safe and finding the move-in process easy, and areas where improvements might be desired, such as communication styles and initial impressions of management. It is through these varied experiences that a more complete picture of a community like Indian Creek can be formed, allowing prospective residents to make informed decisions that align with their personal expectations for a living environment in Texas.
Ultimately, choosing a mobile home park involves a careful assessment of how its structure and environment align with individual priorities. This overview aims to provide Texans with a factual summary of what has been publicly shared about Indian Creek, encouraging them to conduct their own thorough investigation based on their specific needs and preferences for a mobile home community in Fort Worth.

Services Offered
Mobile home parks typically provide a core set of services for their residents. Based on the provided reviews and general expectations for communities like Indian Creek, here’s an overview of the services likely offered, alongside key insights from resident experiences:
- Lot Leases: The primary service offered is the leasing of individual lots within the community for residents who own or wish to place their manufactured homes. This lease grants the resident the right to occupy the lot and access shared community facilities.
- Utility Hookups: Standard for mobile home parks, Indian Creek would provide essential utility hookups at each lot, including connections for water, electricity, and sewer. Residents are typically responsible for their own utility usage and bills.
- Community Management: The park has a management team responsible for the overall operation of the community, including lease administration, rule enforcement, and addressing resident concerns. However, one detailed review highlights significant issues with customer service from a staff member named Becca, describing her attitude as "very rude" and "inconsiderate," particularly regarding initial interactions and a request for a minor extension on lawn mowing. This suggests inconsistencies in the quality of customer service. Conversely, another review states, "Staff are friendly and helpful," indicating varied experiences.
- Maintenance and Rules Enforcement: Management is responsible for setting and enforcing community rules to maintain a safe, clean, and inviting environment. Residents acknowledge "Lots of rules," which one reviewer finds positive, stating it "makes me feel safe." However, the application and communication of these rules, particularly regarding yard maintenance, have been a source of initial friction for new residents, despite the stated aim to "keep the community nice, clean, and inviting."
- Move-in Process Assistance: One reviewer noted that "The move in process was easy," suggesting that the park provides support or a streamlined procedure for new residents transitioning into the community.
- Shed Availability: The park appears to facilitate access to storage solutions, as one reviewer mentioned, "We were able to get a shed right away," indicating a service or feature that helps residents with additional storage needs.
Features / Highlights
Indian Creek mobile home park presents a mix of features that aim to create a positive living environment, alongside notable points of concern as highlighted by resident feedback:
- Well-Maintained Homes and Community: While a specific reviewer noted their "home is very beautiful," implying quality manufactured homes are present, the general expectation for a mobile home park is that lots and common areas contribute to a well-kept appearance, although this isn't explicitly detailed in the provided reviews beyond yard care rules.
- Safety and Security: A significant highlight for residents is the emphasis on safety. One reviewer explicitly states, "Lots of rules, but makes me feel safe," indicating that the community's rules and enforcement contribute to a secure living environment.
- Ease of Move-In: The "easy" move-in process is a key feature, suggesting that the park has streamlined procedures to help new residents settle into their homes with minimal hassle.
- Shed Access: The ability to "get a shed right away" is a practical feature, providing residents with convenient storage solutions for their personal belongings.
- Community Rules: The presence of "Lots of rules" is highlighted. While rules are standard for communities, their perceived benefit of enhancing safety and community standards is a positive feature for some residents.
However, it is crucial to also acknowledge the significant highlight, albeit negative, presented in one detailed review:
- Inconsistent Customer Service: A primary highlight of concern is the "very rude attitude" and "inconsiderate attitude and disrespect" from a specific staff member (Becca). This negative initial impression, particularly concerning a straightforward request for a one-day extension on yard maintenance for a new resident, suggests a lack of compassion and welcoming interaction from some management personnel. This issue was significant enough for the resident to initially "wouldn’t recommend this place just based off of that customer experience" and predict their stay would be their "first and last year here," despite finding the home itself beautiful. The subsequent request to remove the review, rather than an apology, further underscored the perceived "cowardly" approach to conflict resolution.
This mixed feedback underscores that while the physical aspects and general safety may be appealing, the personal interaction with staff can significantly influence a resident's overall experience at Indian Creek.
Promotions or Special Offers
Based on the provided customer reviews for Indian Creek, there is no explicit public information or mention of any specific promotions or special offers being actively advertised by the mobile home park. The resident feedback focuses more on the daily living experience, including community rules, management interactions, and the general environment, rather than financial incentives.
However, mobile home parks, especially those in competitive markets like Fort Worth, often employ various strategies to attract new residents and retain existing ones. Potential promotions or special offers that Indian Creek might offer (though not confirmed by the provided data) could include:
- Move-in Incentives: Sometimes, parks offer discounts on the first month's lot rent, waived application fees, or other benefits for new residents signing a lease.
- Referral Programs: To encourage community growth through word-of-mouth, some parks provide bonuses or discounts to existing residents who refer new individuals who successfully move in.
- Seasonal Specials: Depending on demand and time of year, parks might offer reduced rates for specific periods or packages that include additional amenities.
- Reduced Deposit or Waived Fees: Occasionally, a park might lower the security deposit requirement or waive certain administrative fees as a promotional offer.
Given the resident's mention of paying "over 3,300 in deposit+rent fee just Monday when signing the lease," it implies that significant upfront costs are involved, and any potential promotions would likely aim to alleviate some of this initial financial burden or provide long-term savings. For the most accurate and up-to-date information on any available promotions or special offers at Indian Creek, it is highly recommended that prospective residents contact the park directly. This will allow them to inquire about current rates, any move-in specials, and terms of lease agreements.

Conclusion: Why this place is suitable for locals
For Texans seeking a mobile home living option in the bustling Fort Worth area, Indian Creek offers certain attributes that may appeal, particularly for those prioritizing safety and a structured environment. The park's emphasis on "Lots of rules," which one resident notes "makes me feel safe," suggests a commitment to maintaining order and security within the community. This can be a significant draw for locals looking for a secure place to live for themselves and their families.
Additionally, the reported "easy" move-in process can be a considerable benefit for new residents, streamlining the transition into a new home. The availability of sheds is also a practical feature, offering convenient storage solutions that enhance daily living for those with manufactured homes. These aspects contribute to the park's appeal for locals who value efficiency and practical amenities in their residential choice.
However, it is crucial for prospective local residents to be fully aware of the significant concerns raised regarding customer service and management interactions. The detailed account of a "very rude attitude" and "inconsiderate attitude and disrespect" from a staff member named Becca is a serious highlight that cannot be overlooked. For Texans seeking a welcoming and compassionate management team, this feedback suggests that initial impressions and ongoing communication could be challenging. The request to remove a negative review rather than offering a direct apology further underscores potential issues with management's approach to resident concerns.
While the physical "home is very beautiful" as described by one resident, and the overall objective of having a safe community is positive, the quality of personal interaction with park staff is a vital component of a successful living experience. For locals, feeling respected and understood by their community management is paramount. Therefore, while Indian Creek offers a secure and rule-abiding environment with some practical benefits, any Texan considering moving here should conduct thorough due diligence, including direct interaction with management to gauge their responsiveness and communication style, to ensure it aligns with their expectations for a positive living experience.
Customer Reviews
Very rude attitude from Becca. We moved in last Monday… have been here 6 days only and are getting fined for not having our lawn mowed (pictures posted, WHAT GRASS?) anyways, I simply asked since we have not even had time to fully MOVE IN yet, could we at least get an extension of ONE DAY since we have not been here and have only signed a lease a week ago (maybe it could’ve been cut before they rented out if they knew the deadline of cutting was going to be so soon?) And I got a very cold “No 😊 if it’s not cut today, you will be charged”. I can assure you that landlords that are very inconsiderate, do not care about their tenants. I understand that it’s to keep the community nice, clean, and inviting. But we simply asked for one day to get it done. We are more than willing to comply with all rules but within moving in only days ago, it would be very considerate and at least showing to have SOME compassion for new tenants that may not have all means to adhere to the yard rules yet of allowing a day to cut a small yard that isn’t even very bad. (We paid over 3,300 in deposit+rent fee just Monday when signing the lease, so a lawn mower was not in the image yet) I also asked for future reference, WHEN and how often does it need to be cut and she stated it’s in the lease to “figure it out” and to only have my husband contact her. Very disheartening that out of all places I have been a tenant at, this is the only one who didn’t have welcoming first impressions with the office staff. (This was my very first time meeting her, very first impression of her) The home is very beautiful and hoping to have a change in the view of her one day but as of now, I wouldn’t recommend this place just based off of that customer experience. Given we’ve JUST got here, I see this being our first and last year here. Update: we fortunately did NOT get fined because I had to scavenge around to find someone to cut the grass that same day and luckily someone came out to do it. (No one really wanted to come out because they kept saying there wasn’t really anything to be cut) And Becca has now reached out to my husband to request that this review be taken down since we didn’t get fined, which may be true but the reason of this review wasn’t due to the fine. It was the inconsiderable attitude and disrespect she gave when speaking to her. She didn’t come to me with an apology for the way she spoke to me, she went to my husband which is kinda cowardly.
Love living here. Staff are friendly and helpful. The move in process was easy. We were able to get a shed right away. Lots of rules, but makes me feel safe.
My family and I want to commend Becca Cora and the entire staff on their professionalism we truly are happy residents of the Indian creek community and we appreciate your dedication to maintaining a safe and beautiful community keep up the great work!!! God bless you all have a safe and wonderful Easter weekend
After reading a few reviews I would have to say I was skeptical of this community, however, when I made the call to find more information the staff was nothing but helpful, kind, and respectful. I would definitely recommend giving them a try even if it’s just a phone call to find more information or even a showing. Thank you for being awesome Indian Creek
Love living here. They are opening the pools and that’s what I’m looking forward to. Going to my second Easter egg hunt with the office people. They do Santa visits and have the Easter bunny for free every year
