Promotions or Special Offers

Based on the provided customer reviews and general information, there are no specific promotions or special offers explicitly advertised for Redwood Estates Mobile Home Park. The reviews primarily focus on operational concerns and resident experiences rather than promotional incentives. Mobile home communities typically offer lot leases, and their pricing structure is often based on the size and location of the lot, as well as the prevailing market rates for the area.

It is common for mobile home parks to have a tiered pricing system for their lot rents, and sometimes they may offer incentives such as:

  • Move-in Specials: Occasionally, parks might offer reduced security deposits or a discount on the first month's rent for new residents, though this is not indicated for Redwood Estates in the provided information.
  • Referral Programs: Some communities have programs where existing residents receive a bonus for referring new residents.
  • Home Purchase Incentives: If the park or an affiliated dealer sells manufactured homes on-site, there might be specific financing deals or discounts on home purchases.

However, for Redwood Estates, the dominant feedback from residents indicates concerns over value for money, with "lot rent is raised annually with nothing to show for it." This suggests that any promotions, if available, would need to be weighed against the stated resident concerns regarding amenities and maintenance. To get the most accurate and current information on lot availability, pricing, and any potential offers, it is highly recommended to contact Redwood Estates directly using the provided phone number. Prospective residents should inquire about all fees and the terms of the lot lease agreement.

Conclusion: Why this place is suitable for locals

For Texans considering mobile home living in Fort Worth, Redwood Estates offers a basic residential option. While the community provides lot leases for manufactured homes, it is crucial for prospective residents to be fully aware of the current state of affairs as reported by existing residents. Based on the provided public data, the suitability of Redwood Estates for locals hinges primarily on the need for an affordable housing solution in Fort Worth, with a clear understanding of the challenges raised by residents regarding community management and amenities.

The core appeal of Redwood Estates lies in its potential to offer a more accessible entry point into homeownership or long-term residency in the Fort Worth area, especially for those navigating budget constraints. Mobile home parks typically present a more affordable alternative to traditional stick-built homes, and Redwood Estates fills this niche by providing individual lots for manufactured homes.

However, it is imperative for Texans considering this community to weigh the affordability against the significant concerns raised by current residents. These include:

  • Maintenance Issues: Roads are described as "unkept" and "full of potholes."
  • Amenity Access: The newly remodeled clubhouse is not accessible to residents, and the pool has frequently been closed due to failed inspections.
  • Security Concerns: Reports of a shooting incident and a general lack of security raise significant safety concerns.
  • Feral Animal Problems: A severe and unaddressed feral cat problem is a major concern, impacting both animal welfare and living conditions.
  • Management Responsiveness: Residents report poor communication from corporate and local management, with unfulfilled promises and a manager who does not reside on-site.
  • Value for Money: Annual lot rent increases are cited as not correlating with improvements in services or amenities.

For locals, particularly those on a very tight budget or seeking a specific mobile home lifestyle, Redwood Estates could provide a physical address in Fort Worth. However, it requires a prospective resident to be prepared for the reported issues and to undertake thorough due diligence. Visiting the property in person, speaking with current residents, and directly addressing all concerns with management before committing would be essential steps.

In conclusion, while Redwood Estates offers the fundamental service of lot leases for mobile homes in Fort Worth, its suitability for Texans is tempered by widespread resident dissatisfaction with community management, maintenance, and the functionality of advertised amenities. It may be considered by those prioritizing extreme affordability, but with a clear understanding that they might need to contend with significant operational and community living challenges as reported by current residents.

*****UPDATE 2025***** It's Memorial Weekend and while most places with pools are opening their pools this week end, ours is not. It's not opening because it doesn't look like the pictures in this advertisement because we failed to pass inspection. So while many people in Texas that have access to a swimming pool will be splashing and enjoying the weekend in their pool their refreshing beautiful blue pools, we will not! I doubt the corporate workers of Inspire Communities will even give us a passing thought when they're splashing around in their pools this weekend. *******NEW COMPLAINT******* 2024**** Our streets are full of potholes, a week ago someone drove through the community shooting a automatic weapon from their sunroof, our mailboxes are decades old and falling apart, our lot rent is raised annually with nothing to show for it except for a newly remodeled clubhouse and office, which no one gets to enjoy. Our pool room can't be used because the sticks are broken, there's no longer a weight room, our pool was closed more than it was open last summer, and random people get to walk through our community and take what they want because we have no security. The park manager doesnt even live in the park. I wonder why that is... *** Update Dec 2022*** I had to take a kitten to the Humane society to be euthanized today because management here can't or wont be responsible for the feral cats that just keep multiplying. I want you to get a visual of what I had to see today. This kitten wasn't more that a couple of months old. It was laying on the cold ground unable to move crying out for help. I picked it up and brought it to my house to assess it's injuries. It was unable to move either front or back legs but was alert and awake. It had what appeared to be bite marks on one of it's back legs. I'm guessing a dog or coyote got a hold of it and shook it until it's spinal cord snapped. I held it and loved on it which being a feral is probably the first sign of affection it has gotten. I ended up taking it to the Humane Society where it's life was ended in a laboratory by someone who was just doing their job. Tonight I will go to bed with the last thing I see before I go to sleep is the sweet eyes of that innocent cat who never had a chance. Like so many others. This could have been avoided if management would take responsibility. Nov 3,2023 I've sent many emails to corporate and got a reply that " staff would reach out to me within 48 hours." NEVER HAPPENED! Big feral cat problem. People are poisioning them and nobody cares to do anything about it. There is a free program at TCAP to stop the problem where you can take them and have them spayed or neutered and them release them back. Right now there are at least 3 sets of kittens of various ages in my area. They want you to have a 5 star experience but give barely 1 star service & support but happy to take your money every month.

When I moved here over 14 years ago there were beautiful mature trees and people that had been here for many many years. I was told to call this a community not a trailer park. I've seen Management come and go. When Inspire bought our community those beautiful mature trees were cut down and more and more mobile homes were brought in. Most of the lots got smaller and smaller. Lot rent made a higher jump then ever before. It's a business now not a community. It's very sad and disappointing to me and I just wanted to make sure Inspire saw it from a residents point of view. However... If I could have given a separate review for our Maintenance Crew this is where the 5 stars would have gone! I just wanted to make sure Inspire saw this too. Kim and Frank are amazing! I honestly don't think I've ever seen them not working. They care about the Residents and our safety. They are the A Team at Redwood Estates and I'm grateful for them! Thank you Kim and Frank for ALL you do!!

If this development seems like a place you might consider moving to DO NOT : From what I have experienced through my time lived here, there is an ever growing population of the what seem to be predominantly stray cats, constantly in yards, in the streets and under cars, they constantly go to the bathroom in the yards and with many small children in the immediate are it seems to be a huge sanitation and health safety issue! Their communication at the office is beyond horrendous, getting a return call or an email is almost impossible, this shows a huge lack of concern for the residents and a major lack of job efficacy. The managerial staff is dishonest and will lie about service orders getting sent out when the person never comes to check the issue. Then they tell you it's resolved. The dishonesty is by large and away my biggest issue with having residence here. If I could rate 0 stars I would, I hope people see this review before seeking to move here. Stay FAR away. Update 10/3/23 We head the main water line to the house break earlier today, cutting off all water flow to the house due to the complexes and property managers lack of follow through and care for maintenance. Today the pipe inflow connection from the meter broke due to the park’s negligence in preventative maintenance and doing the most they can to pass the costs of their shortcoming to the residents, so they can make the improvements the park cannot be bothered to do on the back of their residents. Due to this short coming and lack of property care we have had to pay maintenance costs for in the amount of 1200$ to fix the break due to again the parks negligence and lack of maintenance on the piping they have in the ground from resident to next they clearly care less and less. I will be visiting the main office tomorrow with receipts for reimbursement in full. Will update my google review to match.

I have lived here at Redwood Estates in Fort Worth for 19 years, I have seen a lot of good and bad things happen, and a lot of managers come and go, hopefully this time when we get a manager they are good and will work with the people that live here and get things done for us. I also want to say a BIG thank you to Kim and Frank our maintenance crew. When we were without water because one of the water lines broke, Kim checked on us and she brought us water in gallon jugs so we could get by until the water line was fixed. They are a big help to this community. They are always friendly and always checking on us to make sure we are ok.
